Our buyers mortgage offer has come through. They had a virtual valuation so no survey required. Our house is newly renovated so I'm guessing as it's not long been signed off, they're happy. In fairness, there's nothing wrong with it as everything is new!

We've got our mortgage offer. Again we had the valuation done virtually. It needs work so we're happy with that.

Our buyers have been sent our completed information pack so waiting for any questions.

That's it I think!

Have you seen the news about a lockdown in September! What ( if any) affect will it have on the house moving process do you think?.

That sounds like a rumour to me. The only links I found were in the Daily Star and express. I only pay attention to the BBC.

It doesn't worry me in all honesty. My friend completed during lockdown and her chain remained solid.

@FourForYouGlenCoco ooh that is some progress you have got there. I don't remember whether you have mentioned it before - have you got your mortgage offer? I think the end of August exchange is definitely possible.

@Maybenexttime08 Same here. I know our buyers had their searches back about 2 weeks ago and no queries yet. It could be that they are in our solicitor's inbox but she is on annual leave and not returning till 14th August. I don't know whether her assistant checks that mailbox.

I'm really hoping the searches come back and we see some progress this week, it's been a quiet for night. Really need progress if we are to have any hope of exchanging this month.

A bit nervous that it's August and solicitors may have some leave booked in soon though no one has mentioned to me.

I just wonder if you're through surveys and valuations and on to searches, how many sales fall through at this stage - I'm hoping not too many!!

@Maybenexttime08 I think my biggest fear is our buyer will just change his mind and pull out. I hate the system in England where you can get so far, spend so much money, but there is no legal obligation to carry on. It's a long journey to exchange.

@notheragain4 Absolutely agree! I keep using the mantra 'is there any evidence to back up your anxiety' - at the moment the answer is no and hope it stays that way!

@Notyetthere yes, got our mortgage offer towards the end of last week. Have just posted the signed mortgage deed back to our solicitors this evening! Don’t know if our buyers have their formal offer though, last I heard they were stuck in the backlog but that was a while ago so hopefully it’s come through by now.

@Loislittslover everything crossed for you that one of your viewings ends up in an offer!

@notheragain4 hoping things move for you this week. I’m also super (irrationally!) anxious about everything falling through. It’s a bloody stressful process. Worth it in the end though (hopefully!!)

Newly on the market last week. 4 Viewings so far.

Not yet found anywhere we like but cant get any viewings unless you're already on the market.

@Zebrahooves you telling me! The damned writing is so confusing. They didn't know full stops, comas or any other punctuation mark that matter. One of ours had a 7 line sentence without a single punctuation. I had to ask our solicitor to explain quite a few things in it.

I did, however, understand the one about not having sheds and having to gain permission from the developer (1932) if you want to erect one. Or hang clothing out on the washing line on sunday😂. There is currently a shed and neighbours on both sides have 2 sheds each so I reckon I can get away with this one.

Feedback from 2 viewers in so far.

First family liked the house but have offered on a slightly cheaper 1 on a different estate. But the agent said they were really positive throughout the viewing which is good.

Second viewer said that she didn't like it because it's not detached. No idea why she viewed really as it's clearly not detached in either the photos or description.

Fingers crossed on the third couple!!

I received an email from our vendors' EA on Saturday asking us to chase our bank again as they hadn't been contacted for a survey. I was going to call the bank tomorrow to check on progress. EA has just informed me that surveyor called to book the survey in for 1st Sept. EA wasn't happy about this. They have asked surveyor to come in sooner. We are waiting for a response to this. I would normally feel positive about this step as I hoped the bank might be happy with the application so a yes subject to valuation but I'm on edge as our vendors really want things to go faster.

I get that it's summer holidays - but why oh why do solicitors not advise when they are on leave and give a named contact!

Our buyers solicitor chasing for completion date today and our developer advised if no completion date in 10 days then plot will be re-marketed. Our solicitor is on annual leave Sad

I've emailed everyone bloke, dog, cat and budgies.

Our signed and witnessed contracts for both purchase and sale went through the solicitors office door yesterday. Queries mainly answered, just waiting for our landlord to answer a couple more. Waiting...waiting

Lender's valuation came back ok! Smile We have been told we should hear back about the mortgage this week. But we are still waiting for contracts from the vendor's solicitor!! How can we get them to hurry things up? Hmm
