@wherewhatwhy What kind of category 3s, if you don't mind me asking? We had several category 3s on our report (we are buying), but have just shrugged them off. Hmm.

@BigHuff we had lots on our homebuyers survey as the house was in need of modernisation and we modernised it a fair bit but not fully. So what remains a 3 I would presume would be the roof and the electrics. Think the electrics should be obvious from viewing that they've not been upgraded but no one looked at the roof. Have had no problems with it and I highly suspect it was a case of the surveyor exercising caution to cover all grounds but it spooked us a bit as FTB and I really worry the same will happen with our buyer. I think it's fair to overlook many things if the house isn't presented in perfect condition.

@Kelsoooo Are you my buyer LOL!?!? We the seller want a quick sale to move into ready made newbuild, FTB buyers want a super quick sale - solicitors fecking useless. I feel your pain.

My weekly update:
My not chasing this week lead to our solicitor actually emailing us advising the buyers sols have their searches back. 2 queries raised which were dealt with very quickly, our solicitor advised she had responded. Buyer's sol also has their mortgage offer.

I've sucked up the SD nightmare for the love of my husband and concentrating on the bigger picture. Rishi Sunak never responded to my email bleating about the unfairness of it all!!!

On both sides: Draft contracts, management packs, searches, queries, mortgage offers, insurances are sorted. Just waiting for both sets of sols to decide when contracts to be formally signed and exchange to happen.

Not much to update our end. Got the keys to our rental, still waiting for our buyer's searches. Hopefully they'll be back next week and we can make as much progress as you Poppies!

Oh I can so relate on the over-thinking.. it’s the first thing on my mind when I wake and the last before I go to sleep - so draining. This will all be worth it in the end right?! 😆

I've made a plan now our sale has fallen through.

I've booked a tiler, a roofer and a handyman to do some of the little jobs that made the survey look like there was lots wrong with the house.

We are going back on the market tomorrow!

Ive sent all the outstanding queries to my sol to.semd on to the is.solicitor..so if all goes.well we are ready to exchange and complete next week x

Back at it @ibuiltahomeforyou good for you. The survey for our purchase picked up a few loose roof tiles as well, didn’t bother us, how much hassle is it going to be to get the roofer out to do an overhaul? Just feels like it might be a faff with scaffolding etc. We only had one 3 on the survey, the electrics, which lead to an ‘unsatisfactory’ EICR and we will be rewiring immediately upon purchase. I went into the survey thinking 3s would need attention, 2s would go on the house makeover to-do list and 1s were just interesting side notes Grin

So our week was a week of no progress. The broker informed us that our mortgage offer had come through a whole seven days after the lender had informed us directly..... with a link to a review survey about how did the broker do 😂 yeah they won’t be getting 5 stars from me. Solicitor is also behind in getting query results back to me, which I think means completion end of next week that the vendor wanted looks unlikely, but no big deal for me I’m easy on timings, and they chose my solicitor 🤷🏻‍♀️.

I think we’re getting there gradually. We’re going to finish the last of our paperwork this weekend (things we couldn’t do until the mortgage offer was ‘official’ via the solicitor) and then everything really is in the hands of other people.

I didn’t worry too much about house stuff this week as work was understaffed and overbooked - I don’t recommend distracting yourself from stress with more stress though! I did buy some plants for the new garden though. They’re on my balcony, waiting, like everything else!

We went back to visit our new house this morning to measure up and show the older kids. The vendors were in and absolutely lovely, just a nice, normal, sensible couple. I think it’s easy to forget that when you are dealing with EAs and solicitors all the time!

They are moving into an empty flat. The draft contract has arrived this morning from our buyers solicitors too, so more progress. Now to answer the loooong list of queries and hope nothing else crops up! 🤞

Well after weeks of silence, loads of stuff came through all at once yesterday! Our sellers’ solicitor must have literally sent everything they had the minute mine hung up the phone as it says on our tracker that searches were requested on the 6th, which was the day I rang her in a bit of a strop and she rang round everyone! Then yesterday the draft contracts and TR1 for our purchase came through to be signed and returned, along with our mortgage deed. All land registry stuff present and correct and first set of enquiries sent off to sellers’ solicitors...feeling super positive that things are moving forward again. The local authority we’re moving to aim to return searches within 10 working days (so says google)...all of a sudden our mid-September timeframe looks more realistic again. Wondering if we might even manage to exchange by end of August, which would be amazing. Still haven’t had fixtures & fittings or property info forms through from the sellers but at least the searches are ticking along while we wait. Going to start a bit of decluttering and collecting packing boxes - for the first time I’m feeling confident enough that it will all go ahead Grin

We were wanting a quick purchase too. We have done everything we can as fast as we can and still it seems to drag on.
Currently waiting for searches to come back - been 2 weeks so far, and one half of the divorcing couple we are buying off hasn't completed any paperwork yet despite allegedly wanting a quick sale.

Our offer was accepted in the last week in June. Maybe I'm too impatient but I really wanted to be in before September when the kids should be back at school.

It was twenty years ago I bought my house as a first time buyer. Now I'm a first time seller.

Accepted an offer today on my period property and now the panic is setting in! I'll be buying my old family home off my parents (mid century ex local authority).

Anyone in a similar timescale want to join me on the journey ahead?

I have no idea what I need to do except I need to appoint a conveyancer and let my mortgage company know. Feel very incompetent.

@Smiler1972 Congrats - we were new to this process to and I found the estate agent and solicitor helps to walk you through the it, especially if you keep asking (pestering) them!

Conveyancer and mortgage first for sure.

I'm waiting for queries from my buyers solicitor to come back after searches - how long has this taken others? I know the searches were ordered two weeks ago

@Maybenexttime08 I wish I knew! Our searches were requested over 2 weeks ago and nothing back yet, I'm really praying the enquiries come through quickly as I think this is the last thing (we've done some initial enquiries but assuming searches could generate more).

It's so frustrating! My sale is going perfectly. But I'm still waiting for my solicitor to get the contract pack from our vendors solicitor. We can't start any searches until we get it. Everyone wants to move quickly but it's not going to happen at this rate.
It's a divorce so the solicitor is waiting for paperwork to be signed by both parties.
I'm hoping it's been done this weekend and I'm worrying about nothing!

@Maybenexttime08 our searches came through after a couple of weeks and then a long list on enquires a few days later. My solicitor seems to work at speed though - I’ve got a job to keep up! 🤣 I’m not complaining!

@Baxdream we seem to be in a similar position to you. We are buying from a divorcing couple and it has been slow so far getting paperwork sorted.

We sent off for the searches just over two weeks ago and I'm hoping that they come back this week.

One half of the couple still has some essential paperwork to sign. We are nearly 7 weeks into a so called quick sale. I wanted to be in before September but looking very unlikely.

That is exactly it! One party is quick and the other is slow. I get the impression that the quick one is the one left paying the mortgage!
They haven't returned the initial paperwork so I'm guessing fixtures and fittings and the questionnaire about the property.

Did you start searches before that? Otherwise I'm tempted to see if ours will do the same, just so we can get things moving!

We had one party sign the property information form, and the most common answer was don't know, but the other must have returned something to enable us to send off for the searches.

Very frustrating. The house we are buying needs minor work doing, I just want to get in and get it done before the kids are back at school.

Thank you. We're nearly 3 weeks in. If I don't hear by Wednesday, when it's 3 weeks, I might ask the solicitor if anything can be done.
I feel sorry for the main vendor as they are doing all they can but this is really slowing it down. I can imagine the rest of the chain being ready and waiting for us when it's not our fault. Our solicitor is great so far.

Baxdream- what have you had so far? I've had my buyers survey , f&f from my sellers and initial searches ( flood and mining ) done on my sellers property. My surveyer going tomorrow.

We've had our survey done, sent off for surveys and got one party's response on the F&F form, plus a few other bits of paperwork.
As I said, we are 7 weeks in.
