Nightmare. Hope you get good news tomorrow. I wake feeling anxious every morning which isn’t like me at all. I’m sure there will be other questions that need attention plus our sellers are still waiting on paperwork for the (empty) flat they are buying, so we still have a little way to go I think.

ibuiltahomeforyou · 10/08/2020 21:25

Our home was relisted over the weekend (our buyer pulled out after the survey last week).

The tiler came today and has done a good job of the bathroom, and a gardener cut back our frazzled garden. I had a quote to replace a joist in the flooring tonight too.

And now we have FIVE viewings tomorrow so fingers crossed one will go for it!

Not sure whether to get a roofer in yet to fix any dodgy tiles m - I don't want scaffolding etc up when viewings are happening.

I might wait until we have an offer before sorting out any slipped tiles. Or leave it? Any advice?

Chickaletta16 · 10/08/2020 22:03

I sent off the final gas safety certificate and electrical report today so we are ready to exchange. We should be exchanging this week and rlcompleting before the 20th August ,!! Im supet excited !!

longtimecomin · 10/08/2020 22:20

I'd like to join please. Over the last week I've had my property marked as SSTC and also the property I'm buying has officially got SSTC. I feel like I can join the big kids club now because it's actually happening. Can't wait!!

kerrymucklowe2020 · 10/08/2020 22:53

Yay Chicaletta16! How exciting!

@ibuiltahomeforyou- I would hold off the scaffolding until after your viewings as personally it would put me ( as a potential buyer ) off.
@BigHuff - can't you get your EA to contact your vendors EA re getting the contracts?

@longtimecomin - congratulations!

ibuiltahomeforyou · 11/08/2020 07:17

@longtimecomin congratulations! Fingers crossed for you that all is smooth!

Bells3032 · 11/08/2020 09:30

Ah message from my EA this morning to say the underwriters have come back with some more questions on the mortgage. it's been 7 weeks - they haven't even started on the legal stuff yet and i am getting very very annoyed. I thought we'd have a nice easy sale. and be pretty much done by now - it's chain free and being sold as a BTL.

I really don't want to put it back on the market as two others in my block have now gone on and i don't want to annoy my tenants any further. just so frustrated with this whole process.

notheragain4 · 11/08/2020 09:59

We have movement! Searches are back and contracts are being sent out, this has got be a good sign, surely this month is possible?!

Didicat · 11/08/2020 10:28

Well just to let you all know we exchanged yesterday, with completion on 26th as we had to secure a rental.

Fingers crossed no one catches the virus between now and then as we have a corona rider as part of the contracts.....

Good luck to everyone and I will rejoin in January when I will be back on the hunt for a new house but need a rest from Rightmove now.

Zebrahooves · 11/08/2020 12:41

@notheragain4 how long did your searches take? We are into week 3 and I'm already impatient Grin

notheragain4 · 11/08/2020 13:31

@Zebrahooves they were submitted 3 weeks ago today, they were expected last Thursday but arrived yesterday.

notheragain4 · 11/08/2020 13:32

Just picked up another load of boxes, I think we have the equivalent of 3 family's house moves haha, thank goodness for living in a military area with high turnover of residents!

kerrymucklowe2020 · 11/08/2020 14:00

@Zebrahooves have you had ANY searches back? I've had the flood and mining ones back

Baxdream · 11/08/2020 14:29

Our vendors have BOTH signed the paperwork! Hopefully this means our searches can be requested in the next few days!

Is anyone else going to have the removal and packing service or has used it before?

daisymill · 11/08/2020 14:30

Hope everyone is having a good week.

We got our mortgage offer last week which was a relief and just booked our homebuyers report which the earliest availability is for the 25th of August although they do guarantee you get the report back within 5 days of the survey, does anyone know how quickly after getting that report back we can exchange?

The searches were requested last Tuesday and we got all the environmental ones back yesterday which are fine and our solicitor has had all the paperwork from vendors sols and raised all the enquiries. So just waiting on the rest of the searches and answers from other solicitor on that front I think?

I know our vendor was hoping to exchange by the end of the month which we now won't be able to do but I'm hoping very early September if we can exchange quickly after the survey results, does anyone know?

notheragain4 · 11/08/2020 15:50

@Baxdream we aren't this time, but have done before. I hate people packing for me, we had the service due to military moves (they paid and we didn;t have an option). We used to get boxes ahead of time and pack ourselves. I think part of it is I like to be organised so always preferred to get a head start on packing! It used to cause an issue with insurance though because we weren't covered the same if we packed it apparently!

luvabellawilleatme · 11/08/2020 17:27

Finally got our mortgage offer! Just need to book the home buyers report....

ChristmasTree999 · 11/08/2020 17:35

It’s good to read everyone’s progress today. Seems to be a few of us inching closer to exchange. @Baxdream despite many many house moves I’ve never used a removal company. We are this time though, 3 companies are quoting this week. I just can’t face moving ourselves this time - I’m 40 next week I’m past all that 🤣🤣

Baxdream · 11/08/2020 17:44

@ChristmasTree999 same age as me! I've never done it before and I know how much of a control freak/ stress head I am. I'm going to do it for my family's sanity, let alone mine!

Congratulations @luvabellawilleatme !

@notheragain4 that does worry me but I just love the idea of not having to do it. We've got quite a big house although we're not hourders it comes with more furniture

Notyetthere · 11/08/2020 18:08

@notheragain4 I understand what you mean. We have never used movers but then this is only our 2nd move. I like to give myself a head start. We have been here for 7 years and have accumulated do much stuff. We need to declutter. As we declutter I am packing some of our things at the same time.

kerrymucklowe2020 · 11/08/2020 18:21

Buyers paperwork got lost in the post FFS
