Although update spoke to EA and going to go meet the vendors to discuss the issue as sounds like it's just something that got a bit out of hand 🤷‍♀️. Will keep fingers crossed it can be sorted, we were hoping to exchange this week.

@Anyoneoutthere123. We had something that might be similar when we purchased our current house. Vendor had owed some money to someone and the court had ordered a second charge on this house. When it came time to sell they couldn't find the other person so it took a really long time to sort out and in the end we broke our chain and went into rented while it was sorted out. Took a couple of months but we got there in the end and the money had to go into a seperate court account in case the person ever came looking for it.

If it's a second charge like ours they wouldn't legally be allowed to sell to anyone unless they can either prove it's been discharged or it is discharged as part of the sale. Hopefully common sense will prevail and they'll realise if they want to sell at all every they will need to provide the paperwork.

We've got our mortgage offer through Grin Yay!

Just waiting to hear back from an electrician to get a condition report for our house and a surveyor to organise a homebuyers survey for the house we are buying. I am assuming he will need to liaise with the vendors as they will need to be at home for this?!

Sounds like there was a lot of progress for many today. Congratulations @Cluckycluck on exchanging!

Not much happened with ours today except the solicitor emailed to say draft contracts sent to buyer's solicitor and that it might take a while to hear back. And am still waiting for mortgage offer. Although did google the lender's SLA and it says average wait time is currently 15 days (presuming that's working days) and so far it's been 10, so I should probably be more patient.

I've got my f&f ( plus 4 other attachment's to read through ) from my solicitors today. My buyer still waiting for mortgage offer ( can anyone explain how someone can apply for a mortgage on the 28th and the next day have a survey ( valuation?) On the property they are buying. Can't get my head around it

@kerrymucklowe2020 that did used to be a bit more standard in pre Covid times (in my experience at least), our valuation was booked almost immediately after our mortgage application went in, it was the tenants in the house that slowed it down.

I applied with Halifax and we had a virtual valuation the following day. Our mortgage offer took 3 days!

Yes @Baxdream we had the same experience with Halifax - it was pretty instant. Naively I didn’t realise a mortgage offer could take so long!

5 weeks in now - just got back from a few days away to find the purchase contract waiting for signatures. 👍

Yes indeed! Although wish I hadn’t just opened my emails... my solicitor emailed 15 minutes ago (!) with the enquiries raised by our buyer/their solicitor. There are 17 points that need answering/clarifying. This is normal right?! I won’t sleep properly tonight...

Our buyers pulled out today after our survey too. The survey was 90 pages and so harsh. Our house is Victorian so there are a few 'quirks' but we have had very little issues in our time here.

@ibuiltahomeforyou sorry about your buyers. When you re-market it, are you planning on having the viewers know beforehand reason for re-listing? That way you hopefully don't end up with another timewaster?

@ChristmasTree999 our solicitor raised 22 queries and we added an extra 4 queries. Most of the queries I believe can be answered without difficulty. They were to do with information missing off the F&F and Building Information Forms. I believe one of my queries was to do with the location of the water meter and the tv aerial was shoved in a corner in the loft(is it connected or not). Most of them were just requiring clarification. I'm sure the Building survey will pick on the rest of the queries especially the massive lean to on the full length to the side of the house.

@Notyetthere the reason was the survey, which I thought was incredibly harsh but there doesn't seem to be any comeback. Issues came up with the roof and a joist in the floor, neither of which were on our original survey four years ago. Do you think worthwhile being clear about it? We are going to get in tradesmen to fix as much as poss before we get down the road of new buyers.

@ibuiltahomeforyou I'm so sorry they pulled out. Did they ask for a price reduction or just pull out straight away? I know for sure there will be more than one category 3 on my house when the survey happens. My single biggest fear in the process is losing my buyer because of this - I've even factored in cost of paying for buyer to fix much of it but if they pull out without negotiation I'm screwed! I can't really fix it myself due to time and also having young DC. I read through my homebuyers report when I bought the place and much of it is really overdramatic compared to the situation when living here.

Yes the majority of the questions just require clarification I think, although I don’t know the answer to quite a few - it’s a leasehold flat so I’ll have to refer to the landlord. Just about to email the solicitor now and say I’ll work on the paperwork over the weekend and get back to him on Monday.

@ibuiltahomeforyou oh no, I’m so sorry. What a nightmare. Some people get spooked so easily - surely they weren’t expecting everything to be perfect on an old house?! Hope you can get sorted and get another buyer quickly.

@ChristmasTree999 I think quite a few enquiries are normal, as you said they’re mostly straightforward to answer. 17 is quite a lot though! Our buyers sent through 7 enquiries but most of them were silly things or things we’d already covered in the f&f/property info so I’m not sure why they sent them again - suspect the solicitor just wanted to look like he was earning his money Wink

Still heard nothing from sellers. I kicked up a fuss a couple of days ago and my solicitor rang everyone to chase - sellers solicitor were waiting for f&f and property info forms before they sent the starter pack through, but they’ve agreed to send through what they’ve got so far so that we can get searches underway and then send the other bits over once they’ve been returned. For people who are supposedly wanting a quick sale, our sellers don’t seem to be doing very much 😒 they have signed the draft contracts though so that’s something. At least I have some indication that they are actually committed to the whole thing!

@FourForYouGlenCoco one of our enquiries for the house we are selling was basically what part of the shared driveway is yours, I didn't know what to answer other than look at the land registry plan?! Boundaries are clearly drawn!

All ok.

So now what are we waiting for? Fucking God himself knows.

I'm seething. We want a quick purchase. Vendor wants a quick sale. We've both done everything we need to do, and all our solicitor can say is "I don't know"

Does anyone know what we're waiting for now? My boss is asking her friend cause she's a property solicitor thingamajig.
. they've had draft contracts, f&f form, now what?

Well if the solicitor doesn’t know then what are you meant to do?! Surely they are being paid to know! How frustrating for you, I’m not sure what the hold up could be. Can you just contact them and say can we exchange next week?
