We haven’t sold yet. There were things that were flagged in our home buyers report we’ve never fixed as never needed to, do you think it’s better to get it done now before an offer? Ie replacing old electrics/circuit boards . Everything works but probably isn’t recent

Mortgage offer in today!

Yippee - in theory we are ready to exchange. So as we're away for a few days we are hoping to get in to see the solicitor on Monday to sign everything.

Anyone waiting for mortgage offers, we chased every day/every other day. Then this morning got a sympathetic person who flagged our application as urgent - so clearly it can be done!

Now just to get to exchange and we can breathe. We are going into a new build which won't be finished for several weeks, so we can get packing!

@Ballet1992 congratulations. Thank you for the tip to keep on with the bank. How long from mortgage application to offer did it take? We sent off our application pack on Tuesday and I plan to call the bank tomorrow to check that they have received it. They did warn us that they have a backlog but I hope it isn't as long as they made it out to be.

@Bigoldwimp Just get your house on the market. I'm sure your price will reflect this. Our buyers also had an electrical survey on our house. We did ask the electrician at the time what he thought and he used the words 'not dangerous' which I clang on to. When our buyers brought up the report saying parts of it 'weren't up to code' , 'exposed connections' or 'not RCD protected'(I think this is the shed) and that we ought to get it fixed. We politely declined to fix as it wasn't dangerous. We told them they can get it fixed if they so wish when they have moved in. We haven't had any electrical issues the 7 years we have been here. We did however, get the gas/plumbing very minor issues sorted as we already had boiler cover.

@Notyetthere we did the application by phone on 10 July.

Valuation was done on 13 July.

We left it a week from there and then started chasing.

HSBC are apparently the only bank still lending 90% mortgages so they've been inundated apparently. So other banks should be quicker.

Can I join? Offer accepted on our South East London flat on Tuesday and had our onward offer on a house in Surrey accepted same day. Just organising conveyancers and filling in the stacks of forms, complicated by the fact all our flats have literally just bought the freehold for our place so there’s so much to fill in. Also on the list for today is setting the ball rolling with the mortgage. My main concern at the moment is the buyer’s survey - there’s a little bit of damp in the flat and external works will need doing in the next few years. I’ve made my peace with the fact that the buyer will try and knock a few thousand off but really can’t afford to have too much taken off or have them back out.

This would all be just about doable if it weren’t for the fact I’m 39 weeks pregnant today too... Blush Confused

Is anyone waiting for a mortgage offer from Nationwide? Application went in nearly three weeks ago and we're waiting for an update. Broker said he's checking daily but there's a backlog although he doesn't expect there to be any issues. Nationwide's website is saying average 17 day wait so just wondered what other's experience is, if any. We're both existing customers going 75% LTV so had hoped it would be a straightforward one but you never know. Silence is making me anxious.

@Basillify we are not NW but as stated by @Ballet1992, we plan to start calling our bank every few days to track the progress of our application.

We sent ours 1st class on Tuesday so first call will be tomorrow to check that they have received it. I will then call on Tuesday to track on progress. Then I will call on Thursday. I plan to call at least twice a week until things are moving along. at least just for my sanity.

Our vendors put the house back on the market because previous buyers were taking too long with their mortgage. Our mortgage will also take a while but we really didn't want to go to another bank due to ERC so we have to put up with the timescales they set.

Lender's valuation booked for Saturday. I am very nervous that the house will be downvalued (because the one next door sold for about 20k less not that long ago) and that if it is the vendor will not budge. Confused Fingers crossed.

We are with nationwide, our application was submitted 3/6/20, valuation done 10/6/20, offer issued 12/6/20

It was a desktop valuation (new build) and we are a current customer porting our mortgage and borrowing more.

@Notyetthere thanks! The silence is the worst. The rational part of me is saying let it run its course and the crazy part wants to phone our broker every hour of every day. Our broker is already chasing it regularly and has flagged it as urgent to his contact so don't think me phoning would add much, especially since they're still within the service standards estimated timescales (albeit they've been extended because of Covid).

I've used the same broker since I bought my first property years ago so I trust him when he reassures me there's no need to worry but doesn't stop me going insane waiting! I guess I just want the reassurance we're not the only ones and that our experience isn't unusual!

Thanks @notheragain4. Good to know things are moving quickly for some. We're both existing customers but with separate mortgages (each currently have our own property and both being sold) so having to redeem one on sale and porting the other. Second person then needs to go on the ported mortgage then applying for additional borrowing on top. Not as simple as yours but sounds like yours moved quite quickly so hopefully we're not too long. Valuation process is different in Scotland so wouldn't expect that to cause massive delays.

@Basillify your case isn't unusual at all. We have gone straight to our bank (Platform - Coop) so we don't have the broker to do the chasing for us. Others have banks that have a tracker where they can see what stage their application has got to. Our bank you have to call and someone physically checks your account to track progress.

Oh hello everyone! Thought the other thread had gone weirdly quiet, here you all are. I’ll go catch up now. No further update from me anyway. Still waiting for my solicitor to pass on the vendors responses to our queries, I know they had it last Friday but not heard anything from them yet. Vendor wants to complete a week tomorrow Grin which seems somewhat unlikely.

Banks are obvs having a productive day today @daisymill @Ballet1992, as we got ours today too! Feels like we can talk exchange and completion dates, booking removals etc.
@Basillify our is with Nationwide too and it's taken 5 weeks since our application and we waited nearly 2 weeks from speaking to the first person to the appointment to apply.

I think so much is going to underwriting at the moment that they're absolutely swamped. I certainly remember how utterly gut wrenching it is waiting for news but I'm sure it will be fine.

@Anyoneoutthere123 don't know what to say other than you have my sympathies. Is there anything else near you you'd like?

Well the broker phoned before I cracked and phoned him! Financials were all signed off after a couple of days but it was accidentally referred to the wrong queue for the next stage and sat there for longer than it ought to before it was picked up. All now on track I believe and hopefully have the written offer within the next week. He did say that the number of referrals to underwriting right now is like nothing he's seen before and service levels are just generally very slow because there are so many applications. He's going to push to expedite next week - apparently they'll only respond to that request where we're coming under pressure to conclude contracts which we've not been so far with both sets of lawyers being on holiday for two weeks. Both back next week so should see movement 🤞I'll sleep tonight now I know it's just a case of waiting!

Anyoneoutthere123 That's weird. Do you think they've been trying to hide something ( maybe they've extended it and didn't get planning permission? ). Any further updates? Hope it gets sorted for you

Something to do with a previous dispute, refusing to provide evidence it's all settled. Still hoping we can still get it sorted but don't want to risk being asked for the debt in future. Why can't anything be straightforward?!
