Survey was not great, looked into costs, seller refused to offer more than 5k off the price despite costs being 7 x greater needed in the first year of owning the house to make it structurally correct for its age.

It’s already gone SSTC on Rightmove, again. Hope the next people find out about all the work needed prior to ownership. It was top of our budget.

It took us 9 months to find that one as I’m super picky, so we were going to have to rent to continue our sale. Plus the kids have new schools and I have a new job.

Hi everyone. We are very new to this. Accepted an offer on our house last week and we're travelling to our new town next week (100 miles away) to view properties. Is anyone else moving long distance?

We have 4 booked in to see, but I'm incredibly anxious theyre going to sell in the next few days. At least 2 estate agents that I've contacted to view other houses just aren't responding to my messages. I'm also very worried about my eldest moving schools as I got in touch with the local school before the summer holidays to find out if there's a space, which there is, but there's no way to check it's still available.

We havent even found a house or started a chain yet and I cant wait until it's over!

@GherkinsOnToast that is awful and I may be joining you on the 'falling through' pile.

The survey on our house has come back and it's awful- criticising the roof, flooring, windows, and our buyers are understandably spooked.

They are meeting their surveyor tomorrow to discuss it. I can't imagine it will be a good meeting so I think we may need to prepare to go back on the market...

I wonder how many houses get through survey but then break down after searches? I'm nervous!

@Maybenexttime08 we wanted £15k off and we would have covered the rest... but the buyers wouldn’t/couldn’t meet us.

There is definitely a reduction in the number of properties coming to market it seems in the area we are looking.

I’m fed up of feeling stuck, want to buy new school uniform but can’t as until exchange.... everything just seems paused....

I wonder how many houses get through survey but then break down after searches? I'm nervous!
What could they find out on the searches to affect a house sale? Things like Flood Plains and Mining?

Yes we are apprehensively waiting for searches on our house, I'm optimistic because we only bought our house 3 years ago, it's not a flood risk area and I'm not aware of any planning applications on the field next to us. My only concern is we have a water pipe running through our front garden with access required, never been an issue to us but something I know that'll be flagged.

Can I join please? I sold my house last Wednesday and had an offer excepted on a house on Friday so it's still early in the process for me, the sellers of the house we are buying are still looking for a house and we are awaiting a mortgage statement from our mortgage provider to confirm proof of equity. How long is selling a house in a chain currently taking?

@GherkinsOnToast ah what a pain. I think often you get a surveyor whose a bit ott. When we sold our house the surveyor wrote a 60.page report that it may have this and that but didn't bother examing anything. The estate agent ended up reassuring the purchasers that surveyors are over cautious and its one of the best survey results he'd ever seen.

As for me my buyers still aren't moving very fast. Apparently they've finally put funds down for the searches though after 7 weeks so that's a step forward.

Funnily a house we put an offer on a month or so ago has come back and said they'll now accept our offer. We've actually found somewhere else which is 100k cheaper and doesn't need anywhere near the same level of work. So we turned it down. Haha shame for them. To be so greedy!! I also have no doubt they would gazump us without a second thought whereas thr House we are buying has turned down a higher offer as we are chain free :)

Hi All. Checking in on the new(ish!) thread.

Progress is slow here too. No mortgage offer yet, now over a week since Nationwide had our survey back.

@kerrymucklowe2020 Re searches, we've had ours back and based on past experience you might see restricted covenants like whether you're allowed to do particular building work or not. Whether any one has rights of way or access to or other rights on your property. Apparently the people that originally built our house have rights to mine any minerals from our plot! Also who owns what fences and other boundaries. Our solicitors were good and did a break down of all the things they'd found and whether they were unusual or not and suggested what we might like to do next (if anything about them) We bought an insurance policy for chancel roof repairs (very common and about £25 apparently).

Also our solicitors have suggested exchange and completion on the same day because of Covid. I've flat out refused because I don't think I could cope with the stress of it.

What do you do about changing schools - I've chosen the school ( in July) checked there were spaces. Got an application form but 1 Do you put your current or new address on the personal details ( 1st section ). 2 What date do you put for moving house / starting new school. 3 Then what do you do for the part that the current school needs to fill in( as it's 6 weeks holidays). Thoughts please.

@kerrymucklowe2020 you need to look at the admissions policy for the county you are moving to. You'll need the address you're moving to for catchment purposes, I can't apply until a month before.

@SollaSollew have a look at the thread on property/diy about it falling through on the last day, I absolutely wouldn't be doing that. They can build in a clause for Covid delays apparently.

Thanks for linking to that thread @notheragain4. What an absolutely terrible situation, my heart was in my mouth just reading about it, I can't imagine how devastated they must be. I'm now having a mild panic about mortgage offers being withdrawn (when ours finally arrives!) after exchange but that feels much less of a risk than simultaneous exchange and completion all things considered.

Got told this morning we'd have our mortgage decision today. Now being told hopefully by the end of the week! Confused

@SollaSollew I know sorry I didn't want to put the fear in anyone, it's not something I thought could happen but if you read through the whole thread it sounds like the buyers were on their 3rd mortgage offer and were having issues with it even before Covid so I don't think it's a typical situation. I think the main thing to take from it is the risk of exchange and completion on the same day and to stand firm with your solicitor if it's not something you want to do.

We had our mortgage offer accepted on Monday, subject to valuation. I thought I'd check the progress of the valuation today and turns out the surveying company is stating they're waiting for a call-back from our agents. However, the estate agents haven't received any calls/voicemails from them. Good job we checked sooner rather than later otherwise god knows how long we'd have been at stalemate for. Nothing is ever simple when it comes to buying a house!

We're due to exchange tomorrow and the proposed completion date has now moved to mid October! I'm really annoyed about it and DH isn't bothered at all. We're paying for insurance from tomorrow so it will cost us while we wait for 10 weeks. The sellers are moving to a property they already own and live in the majority of the time so I feel that this could and should go much quicker.

@Cluckycluck crikey, why do they need such a delay? That's very generous of you to put up with, we are going into rented for our buyer as our onward purchase isn't ready until beginning of Nov, I'd never expect someone to wait that long for us!

@notheragain4 I don't know. Initially discussions were for mid to end of August. We then said if it went into September we wouldn't want to complete in the first week as DD is starting a new nursery and we have lots of other bits going on that would make it really difficult for us. With the exchange delays we all said we were happy with 2nd week of September now we're looking at 2nd week of October. I'd understand if they were waiting for a property but they aren't. DH doesn't want to push as he isn't bothered but I think we should push for at least end of September. DH told me to have a drink and chill out about it 🙄
