@FastFood we are awaiting searches, nearly two weeks in.

Do you have an app to check the progress of the searches or is it for the sale overall?

Our seller is buying a no chain house.

Baxdream just re read your post. I thought we were the sane as we have 4 in our chain. FTB buying ours and our sellers house is vacant. That makes four doesn't it. So isn't yours five or have I missed something?

It's an online conveyancy platform called Hoowla.
You have a timeline, and for each step on the timeline, there's a progress indicator. You can drop files or messages to communicate with your solicitor.

Terrible design and user experience but it's quite convenient.

Fast food we have been told that under no circumstances are we allowed to put messages on Hoowla. We can't see ANY progress in three weeks ( there have been a few notes put on by the EA ( chasers but last one was a week ago)

@kerrymucklowe2020 can I ask why you aren't supposed to add messages? We are using something similar (Digital Move) and have used it to message quite a few times.

Our house is SSTC. Our survey has come back fine on the place we are buying but our house has quite a few red flags. The buyers are meeting the surveyor on Thursday to discuss, is that normal?

This is what they told me
" I did notice, however, that you put your note direction onto Hoowla. As per my conversation the other day I do need to remind you that hoowla is intended for you to view only. If there is anything that you want to update us on or contact us about please email us in the normal way and we will add any notes that are relevant etc."

Obviously I thought this must be normal practice until someone on here said otherwise.........

Just wondering.....the house we are selling is all integrated appliances bar washing machine and obviously we will need one for the new place. How do you organise delivery? I'm guessing you exchange and tell them delivery date / address once you have the completion date? ( I'm guessing we will have to make do without one for a while.....

  1. FTB
  2. Your buyer
  3. You
  4. Vendors
  5. Empty house

I count all the separate parties involved - so I’m in a chain of 3 IMO:

  1. FTB
  2. Us
  3. Empty house

This isn’t official in any way though, just how I’ve always counted it!
Re appliances - yeah I guess you order after exchange?? I’d go for a day or two after moving day as the last thing you need is an extra delivery turning up amongst all the moving day chaos!

@FastFood I think once searches are done and enquiries completed off the back of them, then yes you’re ready to start talking exchange. 6-8 weeks seems reasonable!

Fed up here. Our sale is nearly ready to go, our purchase is still stuck right at the start of the process. I don’t even know if searches have been requested yet. Really hacked off tbh, so much time wasted. I love the house though so any threats to pull out etc will be totally fake, and I don’t want to be the wanker messing everyone around anyway. I just want things to happen when they’re supposed to. GAH!

Sellers estate agent rang. Searches have been requested. Unfortunately my buyers mortgage advisor went on AL - AND I think they've only just instructed solicitors! Arghhhh!
FourForYouGlenCoco why is your purchase still stuck at the start of the process?

Yes I'm in a chain of 5 by that process.

I don't know much about the FTB. I guess they're the obvious ones to slow things down.
Our buyers have their mortgage offer, as do we. Our seller is just waiting for hers but she's downsizing so no problem there.
Not bad for 2 weeks into the journey!

How long do the searches take?

@kerrymucklowe2020 ahhh gotcha, sorry, thought the FTB were buying your buyers’ place! Yes then I’d count it as 4!
Stuck at the start because we’ve had absolutely nothing from them, still, despite chasing weekly for the last month Confused apparently they hadn’t realised that not returning some bit of paperwork had been holding the whole thing up...not their fault but still a bit frustrating; we’ve not had fixtures & fitting or property info forms and like I said I don’t think they’ve even requested the search yet 😫 we’re a short, straightforward chain - there should have been no reason we couldn’t have been exchanging at least by the end of August but it’s just not going to happen now. It is what it is, the nature of the beast, but it’s frustrating - I wouldn’t mind but with all the local lockdowns I’m absolutely desperate to be in a house with a proper garden if we’re going to get locked down again! Think it was lemony said it feels like a race against time!

Can I join?
We sold early July and had an offer accepted mid July. Our vendors are not in an onward chain, we've done all the paperwork and had mortgage agreed so think it's just a waiting game for us now. We still have to send our surveyor out to our 'new' house and hope it all comes back ok (it's a listed building so who knows!).
I wish I knew how ling a piece of string was so I had an idea of timeframes!

So annoyed. Instructed solicitor four weeks ago, and he's done sweet fa - apparently waiting for docs from vendor's solicitors. I asked if there was anything he could be doing in the meantime, but he seems very married to the step-by-step process on Hoowla. Unwilling to do searches until mortgage is in and title check is complete. Was very tentative at the start of all this, but now I regret that. I shall be a thorn in his side until we complete in less than a month.

Vendor has been contacted by lender re the valuation survey now though, so that's good news!

@littlecontis We were hoping for beginning of September, but given that solicitor refuses to even discuss dates, this seems very unlikely.

@BigHuff can you push him to do searches now, they can take weeks to come in, at the end of the day it's your money paying for the searches, it's your risk to take if you choose to. The reason we are so far behind is because our buyer didn't start searches until after his offer came in, took 7 weeks.

@BigHuff that’s interesting, we’re in exactly the same position - no searches done and solicitors apparently waiting for something from vendors solicitors - I was very much given the impression they HAD to have this mystery something in order to start the searches, is that not the case?? If so I’ll be on the phone tomorrow demanding they start ASAP!

@nothereagain4 I would have pushed four weeks ago had I known they would take so long, and were I not so afraid of being a nuisance. Sad He agreed to get on with it today, so here's hoping.
