So lots of update on our purchase today! Our survey came back last night...I have never had one before and they a freaking scary things lots of scary reds! However a read through he seems to have put reds where he can't test things himself etc. the worst of it seems to be some stiff windows, we will eventually need to replace the roof in like 10 years and some loose light switches. so think it's ok. have emailed it to my dad as more used to reading these things so hope he says its all ok.

Then also got an email from my lawyer to say searches are back and nothing to worry about. I don't know if any enquiries needed though but we've asked to not exchange unless seller pushed until mid sept as DH on probation til then (though I am pretty sure he will pass given they've given extremely positive feedback and have sooooo much work for him to do).

So just the mortgage survey to go really before we can exchange contracts. Which is booked in later this week.

My sale not going as well (if you've not followed this drama was selling a tenanted flat, someone made an offer taking it tenanted with the belief they could keep them for a few months til the tenancy ends and then evict them and then realised that made me commit mortgage fraud so now having to evict tenants). So have now issued the S21 to the tenants but offered if they move quickly to throw in the furniture in flat they want. I feel bad but not much else I can do. Still getting P*** off at the buyers as part of the deal was they had to get a new lawyer and a week later i am still waiting for them to appoint one. I have been promised by the agent for a name this pm or tomorrow. But mortgage and survey done so hopefully can do all the legal stuff and exchange as soon as my tenants leave.

I asked my solicitors on Friday and she said they were going through some enquiries still but I'm not sure what enquiries they are.

Can I join you please? We are right at the start of the selling/buying process, and I'm a little nervous as we are selling the first house we bought so have never bought and sold at the same time and it seems like there are a lots of steps to the process and lots of opportunities for things to go wrong!

We went on the market on Friday and our first set of viewers are currently looking round our house with the estate agent while I hide out in my car up the road with the dc Grin! Fingers crossed they like it!

We have seen a property we like but aren't completely sure as it is a bit small (currently 2 bed), it needs lots of work doing including creating at least one extra bedroom (Confused) and it's priced quite near the top end our budget but the vendors have already turned down one offer which was around what we thought it was worth... It does have a lovely big garden though which we are looking for...

@unicornparty don't be afraid to ask specifics, I prefer to know exactly what they are working on/waiting for (if progress is stalling) so I can chase a specific issue rather than generic updates if that makes sense. I find it helps not have too much time elapse before the next "issue" arises.

I'm feeling a bit downbeat as finally got hold of buyers via EA who hasn't yet applied for mortgage (some complication due to trying to get best rate with limited availability) and they intend to apply with a lender with one of the very longest lead times at the moment. How long will this drag on for?! Am I reasonable expecting that in the meantime they will apply for searches, survey etc and not wait until offer is in? Feel like exchange will be an eternity away and we have a short chain so it really shouldn't be this hard.

@Wherewhatwhy yes if I were you I would say please instruct solicitors and searches right away. Our buyer's mortgage took 7 weeks and he didn't action solicitors until after it was obtained, normal for non Covid times, but right now it's unreasonable to expect people to wait that long (they lied and told us they'd be instructed when they hadn't)

So I think you'd be well within your rights to say you accept their delay in the mortgage but you want conveyancing to start immediately. They might say no if they are worried they won't get the mortgage and are worried about paying for searches without an offer.

I’m checking back into this thread if that’s okay.
For the house we are buying:

  • our mortgage was issued last week after bank valued our current house the week before
  • survey came back last week and we have no concerns
  • solicitor is still working through searches etc

For our current house:

  • Buyer had mortgage appointment last week and all went well. Our house is getting valued this week 🤞🏻
  • No news on whether they are having a homebuyers report or not (I assume they are but I wish they would book it in ASAP if so)
-our solicitor has answered all of their solicitors questions but we haven’t had any acknowledgement yet that they are happy with the answers

I’m praying the next few weeks go smoothly and we can start discussing possible dates for exchange!

We FINALLY got our mortgage offer! Only took SIX weekAngry getting our survey done hopefully next week! The lenders are definitely taking longer than usual to process mortgage applications.

@notheragain4 thanks, I think they need to get at least searches out the way as if it's like you say, 7 weeks for a mortgage offer, adding on another potentially 3 weeks for searches would take us near enough to Christmas! Also having a nightmare with EA who seems to have taken on too much business and therefore is not chasing as they might otherwise be able to do. I have a horrible gut feeling that this whole moving thing will not happen for us 😭

@littlecontis congratulations on getting your mortgage offer! I feel like as well as a credit check the lenders are running a patience check at the moment!

So, update from solicitor today.

Apparently the freehold of the house we're buying mentions a leasehold (??), and this could mean the vendor owned both?? We're waiting for confirmation/proof.

Also waiting for a Grant of Probate from the vendor's solicitor and have been for at least 2/3 weeks. Anyone know anything about them?

@shiveringwiggles that sounds as though they had bought the original leasehold? How old is the property you're buying?

I have a second viewing today and then am getting a decorator in to freshen up the house. Having to rejig viewings to do it but I think it's worth it.

We have just been quoted £650 + VAT for a level two HomeReport and £140 + VAT for a drain test.

How do we determine whether we need a drain test or not and do the prices sound reasonable?

@littlecontis we have just paid £600 including VAT for a level 2 homebuyers report, we are in the South East. So your quote isn't wildly more. Not sure about drains, our report has recommended getting a CCTV drain test done but I doubt we will bother!

Update from solicitor and EA today (no chasing from me!) buyer said he was sending deposit last night, solicitor going to check that's happened. Eek we are soooooo close! How am I supposed to concentrate at work staring at my inbox?!

I've just turned down an offer to a buy to let landlord for 10% under asking price... I hope I've done the right thing.

I wasn't keen to sell to a landlord and the offer is way below what we would have wanted.

I might regret that later down the line!
