@Anyoneoutthere123 that sounds really rubbish, but better to know now and to have the solicitor be so firm; kind of made the decision for you.

Submitting our purchase info and source of funds paperwork to solicitors tonight so they will have them first thing Monday morning.

Evening everyone!

Congrats to those who have exchanged Smile

As well as being a lurking solicitor, I'm also trying to sell my house. We had another agent round tonight to look at changing to them and she was really helpful - loads of tips for the viewings etc that I hadn't thought of. We're going to get a gardener round to tidy the place up a bit and then list it with them for a good chunk less than it's on for now, in the hopes that we can get it shifted.

Also got the Sunday night doom anticipating my Monday morning email inbox at work! Grin

I have a right of way on my deeds showing ROW through two neighbours gardens. Since I've been here ( over 12 years) the only way out through the back ( mid town house ) is via a ( ginnel/ path) at the very end of both neighbours gardens ( it makes more sense really - not sure if fancy someone nipping through the middle of my garden!) But there's nothing official to say this. My solicitor have to inform buyers solicitors- anyone have any idea if this could raise further queries/ delay things?

yes completely relate to this!

Feeling excitement and anticipation going into this week. We HAVE to complete on sale, and exchange on purchase this week, we move into the rental on Thursday, I'm going to email the EA the really useful advice from @MinecraftMother about the help to buy isa statement. DH and kids at home, some how need to avoid mental and physical distractions to work Mon-Weds. it's the first time I wish I could go to the office!

@kerrymucklowe2020 they probably will have some queries about it but it's not the end of the world.

They would probably ask things like how long it's been that way, what info you were given about it when you moved in, they may ask you to swear a Statutory Declaration conforming your use of the path.

Remember that we conveyancing solicitors (including your buyers') are aiming to find ways to get any issues that we discover resolved - we want you to complete! They should work with your solicitor to solve the issue as quickly as possible so you can then move on with the process. Don't panic, there will be a way forward Smile

Thanks@Jujuball-y buyers solicitors are not the quickest, and I don't want to delay them further thats all.
On another note, are all FTB so laid back ( mine is almost horizontal and doesn't rush paperwork/ chase solicitors etc ) and it's driving me crazy as I want to get in for September otherwise it will entail a 250 mile weekly commute!

Or is it just meHmm

@kerrymucklowe2020 most of my clients are FTBs and generally they're either horizontal as you say, or completely unrealistic about everything, e.g. I had one telling me I'm very unreasonable not allowing them to complete next week, when they don't even have a mortgage offer yet. Not sure where they think the money to actually pay for the house will appear from Grin

@ibuiltahomeforyou- there is another house. When the houses were originally built, my ROW was, indeed via the house in the right but am guessing the deeds were changed years before I moved.

I'm so pleased that there have been some exchanges happening on this thread - congratulations!

A new week - what will that mean. Potentially I could see some progress this week as surely (!) I should hear back from the lender regarding the mortgage, searches could potentially be back and survey likely to take place this week. Probably won't find out anything about the buyer's progress but I hope to have moved forward by the end of the week. If not I'll be very frustrated.

I've already had an update at 8.30 this morning that the last document we need has arrived so we are ready, we just need our buyer's statement so I am definitely going to email the EA the advice from minecraftmother to hopefully see if we can push this through quicker.

We bumped into our vendors yesterday entirely by chance. To say our solicitor is appalling is an understatement.

Looks like our new aim date is 10/09

@kerrymucklowe2020 yes, which is why I do all the chasing for all of us and our poor EA is frazzled lol! I chase our buyer's solicitor through my solicitor and my EA. My solicitor has already put in a call to his solicitor this morning to check if they're doing what @MinecraftMother mentioned Grin

2 steps forward, 1 step back. All the documentation for both of us is now in, but turns out he hasn't sent the deposit despite being told he had last week. So just need to hope that can be sorted ASAP, and that's the last thing.

Spoke to our solicitor this morning who has said there's a few things left to come back but we can look to exchange early September and complete mid September! 

We're FTB and we've been on our solicitors back once a week for an update to make sure things are getting done so not all of us our so laid back 

@notheragain4 really hope your sake gets sorted this week, sounds like a rollercoaster for you

Our solicitor has responded to the buyers queries (that were very simple) and are sending out the contracts to us today.

Anybody know how long it may now take till exchange??

@Maybenexttime08 I'm assuming your searches are back? In which case it's happened very quickly for us from enquiries and searches being back, we were just held up because of the help to buy documentation required.

Agreed, so nice to read exchanges going through. Congratulations everyone! Keeps my spirits up.

No exchange here though. This is now month 16 of trying to sell, now onto buyer number 5 through no fault of the flat itself. Week 12 of buyer number 5, so he is now the second longest period of time of being under offer (buyer number one was 4 months and then they pulled out). We are waiting for an FT1 form to be returned from the Far East. All freehold parties have to sign to transfer it into the buyers name. As you can imagine, it wasn't really in the other freeholders interest to do with any urgency so this is now week 2 of waiting.

I really am in a living nightmare.
