@notheragain4 thank you. Have spent another two hours on the phone and they have managed to pull exchange out of the bag so it is done, we complete on 8th September.

It just shows that actually it can’t be that complicated if it can actually be done in 2 hours! I feel strangely just flat and exhausted by it all but am hoping I at least I’ll sleep tonight. Good luck for early next week. It just shouldn’t be this stressful. When we were buying our first house it was a new build and they threatened to pull out and remarket unless we exchanged within a week, I think it’s a common tactic but I am absolutely sure they won’t, they have absolutely nothing to gain by it. Knowing that logically and feeling it are too totally different things though and I have no suggestions for staying calm that could be reliably used based on my stress levels today.

@notheragain4 DH filled in the note and they told us they would advise where to send the cheque and for how much. I can try to find a number to call but would assume they are mon fri 9-5 office? Sorry I couldn’t be more helpful.

@Poppiesandnettles thank you, we rang a number and they gave us a balance and bank transfer details. I don't want to do cheque as I don't want the money stay in a current account (not as protected) and not sure how long they would take to cash.

Congratulations to everyone who’s exchanged!! I’m really hoping we can exchange by the end of next week 🤞 want to have completed by 04/09 but there’s a fair bit of paperwork we still need to see for our purchase, so that date is feasible but will involve our vendors’ solicitor pulling their finger out and actually doing some work 😒 we’ll see. Am bloody glad I never have to do this again!

Had to send a strong email to our solicitor this morning as they received the queries from the buyer on Monday and even though they promised to respond by Friday, they didn't. Annoying as we've lost a whole week!

I would love to start talking dates for exchange next week - we are selling an empty house to a person in rented, so should have been easy!

@notheragain4 it seems to be a pretty sheltered fact that solicitors or conveyancers can order the HTB ISA bonus using a print out that the client has (it's just 25% of the balance). So you can scan in a copy of whatever current statement the buyer has and send that to the scheme online, along with the declaration.

You don't need the closing statement from the bank any more.

Banks were taking weeks and weeks to produce one document so now buyers can download a copy of their statement or get it from the bank by waiting in line, solicitors can use that. There's a tick box for it now on the online platform and everything.

Can I join? We are mid point in a three person chain. Renters buying ours (we accepted their offer 9 days ago) and our offer on the next house was accepted on Monday (5 days ago). Mortgage application submitted yesterday, all the solicitors documents submitted about our current house on Thursday. So now we just have to fill in paperwork for the house we are hoping to buy and send that back on Monday. And then wait.
We heard yesterday our buyers had instructed their solicitor, which has made me feel better. We were concerned they were just playing 'hold the property' which we have heard is happening a lot because the market is moving so fast. But instructing solicitors makes me feel a bit more like they're serious.
We've had an electrical inspection so waiting for that report to come back with anything we need to rectify (old property we have renovated but DH is an ex-sparky so has down the work himself, never got round to having it signed off), boiler has been serviced and for an appointment to have the gas cooker serviced and checked. Trying to preempt anything the buyers might need so we don't have a hold up later down the line.

@MinecraftMother thanks!!! I will gently message our solicitor, I just hate sounding like I'm telling them how to do their job and don't want to get anyone's back up. But that's REALLY useful thank you!

Even my managing partner, who admittedly deals with commercial shizz these days, didn't realise this only this week! Get a print out of the statement and tell them to claim using that, scan it or photo it and send it to them.

@MinecraftMother thank you, my solicitor is off Monday. I could mention it to the estate agent to say to our buyer's solicitor, but I think it might sound better coming from the solicitor instead...I will see how anxious I'm feeling Monday!

Congratulations to everyone that has exchanged this week. We officially pulled out of our purchase yesterday. Vendors were refusing to sort the legal issue and it was serious enough that our solicitor said she wouldn't act for us if we went ahead without it sorted so had no option really. So now the hunt begins again, market is moving really quick around here though, viewed 3 had an offer rejected of a house yesterday!

Luckily our buyers (ftb) sound like they will wait but don't want to mess them about so need to find somewhere quick. They've been waiting since March- covid held everything up then this, should have moved a couple of weeks ago.

I have faith that she'll get us moved as quickly as she can.
