Excuse the excessive exclamation marks, it's evidencing my emotions 😂

SunshineAndSand20 · 21/08/2020 10:28

@kerrymucklowe2020 Yes!! Im having to chase repeatedly to find out what it happening with our buyers. They just don't respond to emails and the phone often goes to voicemail.

Our solicitor has been brilliant, gets things done when she says she will and chases for everything she needs. Our buyers however are super slow. We have had survey completed, searches are back and submitted enquiries (most have also been answered) but our buyers solicitor hasn't even submitted their enquiries yet. Its very frustrating! Any ideas how I speed up their solicitor?

notheragain4 · 21/08/2020 10:29

@kerrymucklowe2020 to be fair I think mine has had to work for her money perhaps more than
most, but I have had to kick up a fuss and since she's been brilliant. They aren't just being paid to find a buyer, they are being paid to get the house sold, so give them a poke if they think they can rest on their laurels with your case just because it's sold.

Wherewhatwhy · 21/08/2020 10:45

Yes - I'm stuck between a very proactive EA acting for the vendor and my very laid back EA who, after chasing many times, still had no idea on the progress of our buyer. Thank goodness they don't get paid until completion or they'd be a true nightmare! I don't understand how they have no clue a month after offer. Think I should've picked one that doesn't have hundreds of other properties on its books.

THIS!!! OMG- We should set up.a business doing this we would be brilliant!
My solicitor is so so- sometimes quick with replies sometimes slower. My buyers solicitor is soooooo slow AND ibuyer s still awaiting mortgage offer.

I've been trying to keep busy with other things but this is driving me crazy! Confused

Glad it's not just me. We're giving our estate agent £7k. They need to earn it so I expect an update every week at least.

I've managed to not send any emails today. I know my solicitor is as frustrated as me with the vendors solicitor and I know she'll request the searches the minute we get the paperwork.

My husband is far more relaxed and thinks we should move in half term! No chance! That's 8 weeks away

Bells3032 · 21/08/2020 11:33

@Baxdream honestly if i was selling again I would consider doing a private sale. EA are so so expensive and in our case have done nothing but mess up the sale of our flat - a lot of issues could of been dealt with 6 weeks go if we could contact the buyer directly rather than endless miscommunication from the EA.

Our purchase which is a private sale has been an absolute dream (found through a local group of people advertising or asking for properties) - we have a little whatsapp group between us and whenever we have an update or query just pop it onto the group. it's been so easy and smooth - and we know exactly where the other side is.

Notyetthere · 21/08/2020 12:04

@kerrymucklowe2020 I believe your buyers are applying for a mortgage with our bank? If so, I have just spoken to the bank trying to track progress on ours and they mentioned that as of Monday 17th August, underwriting were looking at applications received 16th July. They received ours on 7th Aug so we are still quite behind in the queue. I just hope that there is a day when no many applications were received and that the underwriting catches with our survey on 1st Sept.

notheragain4 · 21/08/2020 12:34

So Barratt have agreed to extend the deadline to next Friday but have said if we aren't exchanged then they will withdraw contracts and remarket. So just got to pray our buyer's help to buy ISA statement comes in next week and our authority to proceed from Help to buy. We are all ready to go apart from those, it's going to be an anxious week Sad

Bells3032 · 21/08/2020 12:37

@notheragain4 well at least they're being semi reasonable. I doubt they'll pull it just trying to push you to exchange. re marketing will result in waiting even longer for finances so it's a tad redic. It's just a threat.

Maybenexttime08 · 21/08/2020 13:05

@notheragain4 Good news for now - fx'd.

Is anyone porting their mortgage with TSB? Wondering how long it is taking - we are 60% LTV but using help to buy!

Zebrahooves · 21/08/2020 15:07

@Baxdream we were in exactly the same situation. It took our seller's solicitors 4 weeks to get the draft contact to our solicitors.

We are into our ninth week now, and we have done everything as fast as we could. Hopefully we are nearly there. Just waiting for one further set of papers.

SollaSollew · 21/08/2020 15:11

Hi All. Have been quiet for a few weeks because everything seems to have been in limbo. Have now had 3 different solicitors dealing with our sale/purchase each seemingly more incompetent than the last.

Then as if by magic everything is supposed to be ready to exchange just pending agreeing a completion date. After a frantic few hours of phoning around this morning our estate agent has got one agreed that takes into account a holiday abroad, builder's schedules and flying in to complete a house clearance...and now my solicitor is AWOL. Phoned their office 3 times to get an increasingly irate person telling me that the person that's returned from holiday and has retaken over our case is working from home and they've left messages so there's nothing else they can do.

One of my friends is a lawyer and apparently you don't need to take a law degree to do conveyancing. At this rate I think it will be quicker for me study for and take the qualifications to be a conveyancer and do the exchange myself.

Sorry for rant. I just soooo want to be able to organise removers, book the Virgin install and spend a weekend my first weekend in 3 months not thinking about whether our bloody house sale and purchase is going to go through!

notheragain4 · 21/08/2020 15:36

@SollaSollew I know exactly what you mean, I keep wondering what it's like not having to think about moving?! I'm going to have so much free headspace. It's a bit like when you have kids and you wonder what you did with all that free time beforehand!

I hope you get a response soon, looks like we will both be hoping to exchange next week?

kerrymucklowe2020 · 21/08/2020 15:46

Pmd you @notheragain4

notheragain4 · 21/08/2020 16:38

@kerrymucklowe2020 I wish I had advice but honestly this move has consumed me, I'm just not a chilled out person so I don't think I will relax until we are in, it's probably knocking years off my life!

kerrymucklowe2020 · 21/08/2020 16:43

@notheragain4- OMG I couldn't said the same!

@kerrymucklowe2020 I know the feeling. Esp with covid etc I am not as busy as usual so much easier to obsessive. If you get any tips please let me know

Christmas1935 · 21/08/2020 17:06

@notheragain4 - don’t worry too much about Barrett- they don’t want to start over with a new purchase if they can help it.

It’s a standard threat but I’m sure if push comes to shove they will extend the date.

Looks like we have exchanged on the new build we are buying, yay!

Developer also got arsey about exchanging today or else... we were planning to exchange anyway 🤬

So exchanged on both. Now just have to hope the new house is ready by the time we complete on our house by the end of September 🙈

Bells3032 · 21/08/2020 17:07

@Christmas1935 hurrah! congrats to you!!!!

notheragain4 · 21/08/2020 17:20

@Christmas1935 looks like we will (hopefully!) be moving same time, our house is ready end of September too :) we are (hopefully!) completing on our sale next Friday though and going into rented, 2 moves in 4 weeks I'm tired already!

notheragain4 · 21/08/2020 17:20

Sorry and congrats on the exchange! Great news, must be a big relief.
