Another viewing booked in. I'm no longer excited, more fed up with the idea the house needs scrubbing from top to bottom with probably nothing to show for it.
I need to get motivated again to start cleaning and tidying.

@ScottishDream euch I know the feeling. This whole process is so so painful. I honestly wish I could sell to a "we buy any car" type thing even if it means a financial hit just to get it over and done with.

@Wherewhatwhy A month since our application, too! The lender keeps coming back with the same questions over and over. Confused Not sure if that's a sign of disorganisation/stuff not being fully handed over, or if it means they're not happy with our answers.

@scottishdrean sorry, I forgot to mention that I am keeping my sanity by purchasing a different 'stunt' fruit each week for my fruit bowl as a prop to make the kitchen look good. We started with a pineapple in week 1. This week we have a coconut!

Well after a brilliant morning finally getting some agreement on dates, the shit has hit the fan with Barratt calling tonight to say we exchange tomorrow or they remarket. They know we can't as we need help to buy paperwork in due Mon or Tues. We are all set for next week, it would be LUDICROUS for them to pull out now out of impatience when we are nearly ready and then have to start from scratch Angry

That sounds completely ridiculous @notheragain4 - now you have dates what difference does 1 more week make to a big company like Barrett?! And why phone in the evening when you can do nothing about it? Disgusting behaviour on their part. I’m assuming you’ll be on the phone 1st thing in the morning.

@notheragain4 That sounds completely illogical. As you say, it would take them longer to resell it than it would for you to be in it, especially as they have brought the date forward too.

I hope you get something sorted tomorrow. Surely they will see sense.

Yeah I'm so cross. I have emailed my solicitors who need to "put forward a case" aka, we will exchange next week, as planned, as we stated! And then I will ring Barratt and say actually, for my sanity, can we please just apply some common sense! There is no reason to object to an exchange next week.

@Maybenexttime08 absolutely, the salesperson has profusely thanked me for how on the ball ive been with keeping them up to date. I have been chasing this thing constantly, honestly, we'd be weeks behind without my meddling due to our very relaxed buyer. Barratt haven't chased in 3 weeks, I've been regularly updating them, told them today we are good to go, and then they decide it needs to be tomorrow! I'm not sure if they're just throwing their weight around to show it has to be ASAP. I don't know but I've gone from wanting to beg them, to wanting to go down there and shout at them.

The house isn't even ready until end of September. So we will still be sorted before it's ready. If they pull the rug now it's very doubtful they will get someone else completed in 5 weeks!

Does anyone know what solicitors mean by this " I have noted from your conversation........" ( Does it mean exactly that ( I don't know if he's passed the info on to the other solicitor in the chain - I just want to know if he has because then I will expect a further delay ). Obviously I can ring and ask him tomorrow but was hoping someone could shed a bit of light........

I have news today! Bit puzzled by it though...

Someone who hasn't actually viewed our house inside has put in an offer at 10% (45k) below asking price.

I'm keen to get cracking but I think 10% is too low... though I don't want to dismiss out of hand because I don't want the lose the house we were about to complete on.

All tips for bumping up their offer gratefully received! To add, the original survey from our previous wannabe buyers who pulled out said we need a new roof, so we'd have likely had to reduce by 9k anyway.

@kerrymucklowe2020 completion isn't due till end of September though, that's when they'd get their money, and they're more likely going to get a completion with us exchanging next week then they will starting with someone new!

That's interesting though, wonder if that's why they brought the house forward.

@ibuiltahomeforyou I'd be careful with an offer when someone hasn't viewed, we had this, it was someone panicking but they later calmed down and weren't contactable.

I'd say you will discuss offers once they have viewed the house, without them seeing it it leaves you vulnerable to them renegotiating down the line as you haven't "sold as seen".

But to add it's great news, it might be they can't reach the asking price so they wanted to see if you'd accept a lower offer before viewing, but I'd just get them in to view as you want to know they have seen the house and like it before discussing price.

@ibuiltahomeforyou we placed an offer on a house before viewing because we knew it would be snapped up within a day. We were completely serious as we knew the area well and wouldn't have found a better location within our budget. It ended up being taken off Rightmove 12 hours after going on due to the amount of interest, so we weren't the only ones.

If it is the guy I think it is, he is a pal of a neighbour and came around a few weeks ago but we'd already accepted an offer.

If he can go up a little bit I'd be minded to just accept his offer - great idea to ask him to respond with an offer once he's viewed given ours is a Victorian house.

@ibuiltahomeforyou that does sound positive then Smile fingers crossed! 10% is very low. I think our buyer offered 8% lower and we said no, he then came back with 4% lower which we accepted. 8% was too low for me to even counter offer tbh! I guess you just have to work our what's the lowest you'd accept.

@kerrymucklowe2020 yes!! I had to chase and chase this week! I eventually got a call yesterday but they just seem pointless!

Where I do a job that requires updating people and giving a good service etc I don't cope with not being able to fix the incompetence of others!
Our solicitor is still superb but the vendors solicitor is slow! Still no paperwork received so we still haven't submitted our searches! Ridiculous. We offered 4 weeks ago!
