Yes I think mine is if either party fail to complete, a “notice to complete” is something you serve on the other party if they fail to complete. Very confusing it wasn’t more clearly phrased! No response from solicitor but just researched the standard conditions of sale online myself.

Really doesn’t feel like the solicitor is earning their fee, I don’t feel very advised by them at all!

Hopefully just solicitor's enquiries to do now. Road still showing as private, although Barratt told us it would be adopted at some point in the future by the council. They just need to confirm that to the solicitor now.*

No one in our chain has a mortgage yet......is this normal ( or just normal now due to covid ?)

Snap. I'm reading through the deeds and convenants and struggling to understand them. Why is legalese so impenetrable and seemingly open to interpretation?? I thought the point was to make things clear-cut and air-tight!

There's also something weird on the plans. Apparently there's a 20cm ( strip? Land?) that appears to run smack through the middle of the houses ( semi ). Obviously solicitor has queried this but does anyone have any ideas?

We had 11 viewings between Tuesday and Saturday last week. Our estate agent was off sick today but I had a bit of feedback which was all a bit meh. Nothing we could do anything about - the area, a block of flats opposite - one didn't like our decor and I had been thinking of repainting a couple of rooms just to freshen it.

One offer £15k under asking price (we would have accepted) but when they looked into it the potential buyer had bad credit.

Fingers crossed we might get an offer in August!

@unicornparty surely it is hard to estimate - it could be a day, or if they are being slow, it could be over a week.

@unicornparty Hi Smile I'm a property solicitor so will try to help!

All solicitors do things in a different order, so there's so set standard time between signing and exchange. For me personally, my (rough) order of tasks for a purchase would be:

  • order searches and raise initial enquiries
  • receive search results and raise further enquiries if needed
  • send a report about the house to the client once everything has been answered and the mortgage offer is in, along with all the paperwork to sign. Try and agree a completion date at this point.
  • client returns their signed paperwork and pays their deposit/fees to us, at which point we can exchange.

If you've got your searches and mortgage offer back you're hopefully almost there, maybe your solicitor has some enquiries outstanding - I would ask them what ya outstanding before exchange and an estimated timescale for that if you've not already asked Smile

I've asked for a timescale but had no response. We haven't been asked for a completion date yet either which looks like is needed before exchange.

@unicornparty yes unless you're buying a new build "on notice", you'll agree a completion date to aim for before exchange. It can all happen quite quickly once the enquiries are all answered though, when I send my report to my clients I usually tell them completion in 1-2 weeks would be the quickest I could do (gives me time to sort their mortgage funds etc.), depending on the agreement of the chain to go that fast. So you never know, it could be closer than you think Smile

@Jujuball we are buying a new build so need to exchange ASAP, not too concerned if completion takes a bit longer (breaking chain going into rental), if we've done everything (I think) can exchange happen really quickly or is 1-2 weeks notice required for that too?
