That's brilliant @houseofrabbits . We haven't applied yet 🙄. Our vendors have only just got their paperwork back. We'll be applying this week so hopefully they're quick too.
I might ask our solicitor to get the contract to them ASAP if it takes them so long to sign things (it's a divorce which doesn't appear to be acrimonious!).

@Baxdream it did seem to take our solicitors quite a few weeks (well a month!) to submit the searches. I'm glad they came back quickly. I can imagine it must be difficult dealing with an acrimonious divorced/separated couple. I hope the rest of the paperwork gets sorted quickly for you!

Does anyone know who is best to contact about how the rest of the chain is doing? The EA or our solicitor? I'm thinking the EA?

@houseofrabbits Good question, I have the same thought about finding out where my buyer is with their searches. Is this the EA or the solicitor? We are waiting for any queries to come back, but it's been very quiet for three weeks now.

Our estate agent has been chasing our buyer on our behalf. She can then chase the buyer and their solicitor. I think I found out his contracts were being sent out before he did haha.

@Maybenexttime08 I would be inclined to ask the EA as they will have direct contact with the buyers? I'm not sure how to find out about further up the chain, as the EA won't have any contact with them and the solicitors will have to go through many other solicitors to get contact with them.

@kerrymucklowe2020 I tried that but our EA said she wouldn't recommend having direct contact and she is happy for us to use her as the go-between Hmm So now I feel like a bit of an arse if we pop a note through their door with our number on it!

@notheragain4 I hope you get your test result soon. COVID adds in so much more uncertainty in this process.

@Lemonylemony couldn't you ask the vendors if they'd be ok for the electrician to visit and provide a quote before exchange? We had several tradespeople for this for us when we moved into current property. Just had to brief them well first.

I'm super impressed to hear of solicitors emailing on a Sunday! I hope that's not a reflection of their workload or pressures but that's certainly good service.

And good question if it's EA or solicitor for chain info I've got zero idea on how complete our chain is, vendors want us to book survey, which I'm happy to do but I need to know whether they've found somewhere/will break the chain before I commit to £800 (btw I found a cheaper quote than the £1000 homebuyers one and it's now for a full structural. I nearly got fleeced!).

As it's Sunday evening I'm sitting here wondering what, if any progress will be made this coming week. Fingers crossed for us all.

@Wherewhatwhy I'm glad you found a cheaper quote, £1000 for just a homebuyers survey was mad!

The EA for the house we are purchasing has been able to tell us how many are in the chain, so they might be good to ask about how complete the chain is? I'm not sure they would be able to provide anymore info though, I guess I will find out tomorrow when I email them!

Ooooh can I join please? I accepted an offer on mine and had an offer accepted on a new one on 6 July. We've just signed the contract to sell. How quickly is everything going for everyone else?

Thanks everyone, feeling mostly fine this evening so hopefully they'll come back negative tomorrow.

Ready to go into another week, anyone else spend Sunday night wondering what progress will have been made for the following weekend?! I'm REALLY hoping we will have some dates. We really need to think about moving into the rental from the 24th when DH is off, but I just can't bring myself to whilst everything still feels so uncertain.

Quite the opposite for me @notheragain4. We have our survey booked for 1st September. If no issues there then exchange and completion probably 7-10days after so about mid- Sept. We hope to finish all the conveyancing stuff in the next week or two so exchange within days of receiving the survey. I now feel like we need to get a move on with packing. As we have lots to get through. I have now packed the winter duvets and all the faux flowers and plants and vases. The house now look super plain. God forbid if it all collapses and we have to present the house again. Plain canvass will be the new word.

Our buyers found out from our EA about the 1st sept survey and they sent us a very concerned email this morning asking if they could help find us a different surveyor to come sooner. Their DC have been enrolled into the schools round the corner so they will be doing the unfavouranle school run (10miles one way) for a couple of weeks. I don't know what we can do to help that situation. We are moving ourselves so it's not even like we can ask the movers to hold our stuff for a couple of weeks. Our EA had assured us the our buyers were happy to wait for us. We found the house we are buying 2 wks after we sold ours.

I don't imagine much is going to happen in the next week. I plan to start cleaning out the cupboards that we have emptied so far. Maybe even clean the chest freezer and fridge ready for our buyers.

Hello all, haven’t been posting much as no progress to report but have been keeping an eye & checking in on the thread!

Welcome to the newbies, pleased for those who are seeing progress and commiserations to those who are stuck with no movement! I’m in the last position sadly.
Absolute silence from everyone this week. I didn’t chase anyone as was super busy and couldn’t be bothered, and I heard nothing. Going to ring for an update and to ask EA/ our conveyancer to try and force fixtures & fittings and property information forms out of our vendors/their solicitors. Waiting on searches to come back, LA says 10 working days which will be Wednesday coming so hoping they’ll come back and all will be straightforward - it’s just that and enquiries to be got through before we can hopefully start talking dates. I would absolutely love to be in by end of August but realistically hoping for mid sept. Need to sort home & contents insurance before we move - will do that this week, at least I’ll feel like we’re moving forward a bit then! I have also now officially packed my first box. The current total of boxes packed stands at...1. I have almost free day next weekend though (will only have 1 child of my 3, husband out all day) so am hoping to do lots of sorting and chucking out/donating/packing then!

Oh and @kerrymucklowe2020 our EA uses Hoowla. I find it quite shit and pointless to be honest but each to their own!

@Notyetthere whilst it's frustrating the surveyor can't come before the first, a 10 mile school run for a couple of weeks is hardly a deal breaker. I hope they don't make too much fuss for you. I'm likely to be doing a 40 mile round school run for a term in the hope I can get them into our preferred schools!

@notheragain4 yes you are right. A couple of weeks shouldn't be too bad. It is slightly worse for them in that one of the DC will be finishing at midday and then the other finishing at 3.30pm so it might have to be a couple of trips back and forth everyday. Also our DD (3yrs) will be going to the same school for preschool so highly likely we might bump into them at some point. It is all very awkward. If it wasn't for the survey, we definitely could have moved by end of this month. I will call the surveyors today and see if they have any cancellations that we might take instead. You don't ask, you don't get.

@FourForYouGlenCoco welcome to the packing. I have to say I like this bit. The packing. It gives me the same feeling when we are packing to go on holiday.

I'm nervous about the whole thing and I keep asking myself whether we have done the right thing, but then I am also filled with excitement for the new place. Better road, flatter garden and when we extend we won't worry too much about surpassing the ceiling price for the road. It is a project but the bare bones of it are great. It has less rooms , but they are all bigger, we plan to extend into loft for 2 extra bedrooms and bathroom and a little into the garden for a bigger kitchen diner with utility.

Is this a normal clause in a contract?

“When a notice to complete is validly given under Standard Condition 6.8, the receiver of the notice agrees to pay to the giver of the notice £100 plus VAT for their legal costs”

Have asked solicitor to explain!

If so I think that’s standard, it’s for the land registry fee for the new plot to be registered as an independent piece of land... or so I’m told x

Everyone pays a land registry fee I believe, most people pay £135 and new builds pay £270 as it's a first registration.

Hope everyone has a good week!

I feel in a horrible 'inbetweeny' stage. Got the homebuyers booked for next week, waiting on the rest of the searches and enquiries to come back, no real timescale given for those.

I decided to start packing this weekend, I'm nearly 35 weeks pregnant so I figure it's best to get as much as I can done now, the bathroom scales have been packed - don't need to see those again at least until after we've moved 😂
