@Dinosauraddict internal things can move very quickly, so hopefully now the roof is on, you will start to see progress.

@Lemonylemony I too have been frustrated over weeks of no progress. I hope that things are progressing in the background. Our purchase should have been so simple, we sold and moved into rented and we are buying an empty property. We are now into our eighth week, but finally had more progress at the end of this week.

I'm pulling my hair out now.

No update from solicitors. DH called them, to be advised the vendors solicitor won't discuss dates because he's raised queries on the onward purchase.

So we called the EA to get them to put some pressure on, this whole process was meant to be fast - six weeks was their guess.

The EA we have was in a different office so she'd call us back, she didn't. So we sent an email yesterday.

This was meant to be simple and easy, so what's the problem?

One of the bloody queries our solicitor raised was, does the fridge freezer have a garauntees (we don't give a fuck tbh) and where are the electrical certificates for the rewire in 2002? (Which are now out of date anyway and DH is a project manager for an electrical company, so again, we don't care) I do wish their due diligence aligned more with ours.

Oh ok, now we have an update.

The vendors onward purchase is to an unadopted road, they're refusing to pay the indemnity insurance fee and so are their sellers.

We've said, we either exchange and complete on 27/08 or not until the end of September.

So now let's see what happens

All this for £250 FFS.

Poor husband, our little browse to Dreams and DFS has resulted in us spending £4000 and totally jinxing the whole move 🙈 oops.

@Kelsoooo how frustrating, it's ridiculous how silly some sellers get.

The sellers are with purple bricks too which isn't helping.

Oooh what did you buy? What's the lead times like? We're, thankfully, still looking at December for the new sofa set.

And we found a matching chair in Dunelm called Isla cocktail chair which is just spot on, cause it's tiny and the same name as our youngest, who is also tiny.

@Kelsoooo oh I've heard purple bricks can be difficult to deal with.

We bought a super king bed, always wanted a super king but our bedroom wasn't big enough! And we've bought a new light grey pillow back corner sofa and grey reclining chair from DFS, also a sofa bed. I feel a bit guilty buying sofas when ours our only 3 years old, but they're brown and our new house is grey carpets so I couldn't possibly 🙈 although need to be careful the house doesn't become entirely grey! Need to think about how to add colour.

AHH grey can be acessorised with any colour! That's the beauty of it. And a super king bed....just the thought of changing the sheets exhausts me 😂

Hi all.
Our house went on the market on Tuesday, and we’ve accepted an offer for the full asking price this morning! After 13 viewings this week, it’s great to have a free afternoon to relax and think about plans for our next house.
Hopping that this thread will provide lots of useful advice, and support should issues arise...

Findahouse21 your reference to a routine made me laugh. As soon as we got notice of a viewing we knew what we had to do in each room to get it show ready. Took 2hours on the first day, but we got it down to 40mins last night Smile

Exciting furniture buying :-) I want to be more sustainable going forward so have been looking for things second hand on eBay, am watching a few lovely pieces, a jali sheesham dining table & chairs and a beautiful Welsh dresser, the minute we get a date confirmed I’ll put bids in if they’re still available! Already have some planters and a bench for the garden I got off eBay stashed outside of work, but until we have the keys to the new place I have nowhere to stash furniture.

@Lemonylemony yes! I love trawling through "antiques" centres (the ones which are basically just enormous charity shops) and BHF furniture shops - I'm so looking forward to being able to find lovely things. Alas! Sounds like we're both in limbo. Grin

Just had our survey done (FTB) and it’s not a great read - subsidence ?! possibly but seller says “no history of subsidence”... paying for a structural report. One set of parents says go for it, the other to walk away!

We ended up having three viewings today, which takes our total to 11 since Monday when our house went on the market.

Praying we get an offer next week!

Our cat did a poo in the litter tray and coughed up a furball AGAIN during the afternoon viewing Hmm

Oh god @purpletrees16 I'm sorry. I don't walk away from houses lightly (and have done renovation works) but subsidence is one of the few things I wouldn't touch with a barge pole.

I agree subsidence would put me off, but I’d get a structural engineer out to find out the detail (I think that would be the right person!) but if they found ANY structural work doing I’d walk, I want a long term home and don’t mind a bit of work - we’ll be rewiring and knocking down internal walls - but anything where the house could actually fall down is beyond my pay grade! And may risk not being mortgageable as well?

The other major flag for me would be damp issues if the cause wasn’t identified & manageable.

@purpletrees16 what are you minded to do? Subsidence can be tricky to get insurance on - and has repercussions when you try to sell too. It depends how severe and how much you want the house (plus how long you'll be there.

We were outbid on a house that had Japanese knotweed in the garden when we bought our current house. I'm grateful beyond belief we're not trying to sell a house even with a Japanese knotweed treatment plan in place in the garden.

We don’t know only found out past 5pm on Friday so we haven’t had anytime to process or talk with the surveyor. We’re confused about how it can have no history of subsidence (as ticked in the legal form thing and we did ask) but the survey says that it does? We’ve been searching on and off for a year now and this is the first house I’ve truly fallen for. On Monday we will go to the estate agent to pass on to the owner that we will need the structural report done. I’m holding out for the damage being caused by ww2 bomb that fell a few houses away but not really sure. At this stage I’d mentally moved in so emotionally I’m everywhere.

Well a bit of a curve ball for us this morning, Ive woken up with Covid symptoms so got tested at the local centre. We aren't going anywhere for the 24-48 hours until results are back, just grateful the kids are away with family. Maybe a good time to do some packing, although not quite feeling up to it!

Thanks both, I feel ok, just a bit warm and my chest feels weird I can't explain it, like it's burning but not really uncomfortable if that makes sense, hoping it's something else, have lots of plans this fortnight!

Does anyone know how quickly we’re likely to be able to engage electricians to do the re-wire? It’s looking like we’ll have really minimal notice for exchanging/completing in order to book people to come round to quote let alone whatever delay there’ll be for them to have the diary space to do the job. Although that will give us time to plan properly and do some of the prep work like pulling carpets up. But we won’t move in until the wiring is done and thinking about it more that could take a wee while couldn’t it.

My solicitor has been emailing me today! I'm really impressed with her so far. I've just posted the signed contract through her door and replied to our buyers questions. She has then responded to some queries 😳. This is why I got a recommendation and a local one too

@Baxdream our solicitor has also been emailing us today! Our searches are back, they were only submitted on Thursday so very impressed. Generally as expected apart from it mentions 'ground instability' which we didn't expect. We think it's because of the clay soil. We've got our homebuyers survey on the 24th so hopefully that will flag if there is actually anything wrong with the house? I did ask our solicitor if there are any areas he thinks we should investigate further and said no, everything is as expected.
