We’ve exchanged on the sale of our house!

Still sorting out exchange on the new build we are buying but very relieved (and exhausted) to have one part done.

Now we just have to hassle the developer every 5 minutes so we can complete on the same day... currently looks unlikely!

Fingers crossed we can compete on the same day but not guaranteed.

Good luck with the moves!
We are just about to put our house on the market, just finishing off a few odds and sods around the house.
I'm worried because my house is leasehold. We've never had any problems with it, I think the lease is about 88 years left.
Do you think this will cause a problem

I suppose I'm very much a "glass half empty" kind of person, but I'm bracing myself for having our application rejected. Sad (We've got a big deposit and steady jobs, borrowing 2.5x salary) but spotty address history which seems to be causing some unease.) Just as there's a hint of movement on the legal side!

@notheragain4 - otherwise we need to find somewhere else to live until we buy the new house.

With three kids and shedloads of stuff, that will be a nightmare (speaking from previous experience)

Third weekend of viewings, and our routine is getting smoother. I really hope we don't have to tidy within an inch of our lives for another weekend after this one though!!

@Christmas1935 how much longer till your house is ready? You can do a long stop completion? Exchange on the purchase and then complete when it's ready, you don't have to move on exchange or am I missing something? We are going through the same process (although we are breaking the chain but even if we weren't we'd exchange for sale and purchase and then complete on both at a future date, to give us chance to sort removals etc.)

@ballsdeep it's quite unusual to have a leasehold house and 88 years doesn't seem very long, it's all about the price though. I personally wouldn't buy a leasehold house, can you buy the freehold?

It's only less than 60 years that causes problems for mortgages apparently. We are definitely looking into it or we will hopefully speak to EA and tell them we will reduce cost from price.

Can I please rejoin?! I haven't posted since roll call 7 as it's been too painful. I exchanged last Nov on a shell (old school conversion). When I originally reserved it was supposed to complete last Dec. Long stop in contract is next month which they will clearly fail to meet. I still have no keys, but I FINALLY have a completed roof and the internal stud wall work. Next week I might actually get the rest of the external windows and doors (so far I only have the Velux windows...) Give me strength and help me keep going?

What’s a long stop contract? You’re legally obliged to buy the property but you don’t know when? That sounds mega stressful! How does it work for down the chain from you?

Another week here still not got the answers to queries we asked on 29th June! I’ve given up chasing; I’m properly exhausted, short staffed at work and the buck stops with me so I don’t have any headspace left for worrying about the house. Chasing has just led to more frustration overall, we don’t actually have any time pressure on moving other than just wanting to get on with things; the vendors are the ones supposedly wanting ASAP so they can chase. There’s nothing I can actually do, we’ve done everything our end, we’re waiting for solicitors to do stuff. I’m too tired to be keeping asking people to do their jobs, enough of that at my own work!

We are watching lots of home/diy/reno/makeover videos on YouTube tho. Inspiration for when we finally get our mitts on the place!

@Lemonylemony long stop (I think) is when you exchange without a specific date but a time frame as when completion will happen, common in new builds because when you exchange the build can be months away and you don't get a completion date until 3 weeks before.

@Dinosauraddict that is so frustrating do you have any idea how long it'll be?

@ballsdeep I would definitely look at because if it's 60 years it'll likely be within the lifetime of potential sellers. Do you know why the house is leasehold? It's quite unusual, although I know it's common in some areas so might not be such a big deal if it's more prolific where you are.

@notheragain4 I am hoping for Oct, but being realistic - maybe Nov? If they can get the external windows etc and all the services in within the next 2 weeks, the internal stuff should be quick and then wouldn't be impacted by bad weather at least...

@Lemonylemony yes so when we exchanged they believed it would complete in March, so the long stop is 6 months later. We could theoretically then pull out and get our deposit etc back if they don't meet that date. We have no chain though, or else this would be an absolute nightmare. We reserved the house last summer when I found out I was pregnant. DS is now 5.5 months old!! Confused

@notheragain4 I would definitely go shopping over packing!! I have bought most of the furniture for new place and it's all sat in my DM's garage!
