@Maybenexttime08 we've had to push our buyer quite hard as he's been the one holding things up, not getting documentation in quick enough etc. We do it via the estate agent (who also uses their broker to drill it into him lol) we are just going into contract stage so I have asked the EA to ask him to do ASAP (nicely worded!), and once I know it's in his hands and not being doing will get her to contact him everyday. If he hadn't held us up so long at the start I wouldn't be being so anal, but I'm now paranoid so he will have to put up with my micromanaging in the meantime!

We've had 2 more offers on the house and accepted the proceed able one! They know about the so called 'issues' from the previous survey and are happy to proceed. They are a chain of 4 so not too bad. Please keep everything crossed this all happens this time!

After chasing our estate agent to see where our buyer is at we got

"We have some of the searches back now, just waiting on a few bits."

It would be nice if they could be a little bit more precise!

@Maybenexttime08 I'd give them another couple of days then ask specifically what "bits" they are waiting for and when they are expected back.

We were told yesterday "contracts are being sent out to sign" which doesn't tell me very much really, has the contract been written (searches were only back the day before), when is it it being sent out to sign, what contractS? Mortgage deed and contract? But I'm going to sit patiently until Friday and then ask those questions specifically so I know exactly what we are waiting for and what to chase down rather than generic updates if that makes sense.

6th July - We accepted an offer on our house
10th July - We sent F&F and property info forms to our solicitor. I think we have now responded to their enquiries from these. They have had their survey and searches back for 2 weeks now.
16th July - Our offer on the house we are buying was accepted.
23rd July - Applied for porting and extra borrowing over the phone
29th July - Received the F&F and property info form from our solicitor and send back our enquiries from these on the same day.
30th July - Received bank's paperwork to check mortgage product recommended
4th Aug - Received paperwork to sign from bank and sent off payslips and bank statements
10th Aug - Bank instructs surveyor to complete survey on 1st Sept.

It is a waiting game now till 1st Sept when I hope we shall receive the mortgage offer shortly afterwards. I think our searches are back and our vendors have also responded to queries but our solicitor is on annual leave till next week so we shall have to wait till then. In the meantime, I decluttered 2 stuffed with towels and plastic bags to fill the gaps) in the kitchen and utility. Got rid of half the plates we have and packed 2 boxes with the ones we don't need at the moment (. DH has booked a tip run for next week so we shall be doing the loft in the next couple of days when the temperatures drop a little.

@Notyetthere - we accepted our offer on the same day - 6th July - but we are only selling (as in rented so not linked to our purchase of a new build in October!)

We accepted the offer on our house back in May Hmm first time buyer so was supposed to be straight forward. I'm praying we can get it done this month but I think it all hinges on how quickly he can get paperwork back.

What I don't understand is, if buyer's surveyer came last week, why haven't they got their mortgage offer yet?

After all of that, we have just had an email from our solicitor with enquiries from our buyers. Fingers crossed none are too awkward. I have got DH to write responses to these. Small progress but nonetheless something to get us moving forward.

19 June - offer accepted on our house
24 June - offer accepted on the house we want to buy (new build)
25 June - we instructed our solicitors
8 July - we renegotiated with our developer due to stamp duty changes
9 July - Buyer's surveyor came
10 July - our mortgage appointment with HSBC
13 July - seller's contract pack sent to our solicitors, searches requested and HSBC surveyor did valuation
21July - HSBC underwriters requested further documents
31 July - all searches complete and queries responded to.
5 August - Mortgage offer came in
10 August - we signed contracts for sale and purchase
12 August - Buyer due to sign their contracts TODAY!

Hopefully we will exchange by the end of this week or the middle of next week.

Our new build isn't due to be ready until September, so we are now trying to get a schedule of works, so we can see when the next stages are due to be carried out.

It's exhausting! Good luck everyone!

We had our offer accepted on 24/7, our buyers were before that. I'm in that horrible limbo part where it's entirely out of my control. I think all mortgages are sorted though which is a big one!

Just had our survey back (yikes!)

I don't want to be one of those FTB who jumps ship at the sight of category 3s on a survey. Can any seasoned property buyers shed some light on the reality of this list? Is it as serious as it sounds?

June 15 - flat on the market as tenant in situ
June 23 - offer accepted
June 30th - all documents sent to our lawyers and pre contract pack complete
July 14th - mortgage survey complete
August 11th - Apparently mortgage company for more info
August 12th - Lawyer finally picks up pre contract pack and emails saying they want vacant possession, apparently they have a residential mortgage and wanting paperwork to be tenancy free. waiting for lawyer to call back to see whether that leave us with any legal concerns.

August 12th - me feeling incredibly annoyed.
August 12th - now waiting for my lawyer to call back

@shiveringwiggles I suppose it depends on what the house was like when you viewed it. Many of those are not likely to be truely urgent to fix, but in time you'd probably want to. I think our survey when we moved in advised replacing garage but the reality is it's not a priority and no one else in the road has done so since the houses were built.

So looks like we will have to pull out of our sale. 7 weeks and apparently they have done no legal side whatsoever, they then want us to be implicit in mortgage fraud where if it goes wrong the risk is entirely on us and our lawyer.

Thankfully we are at my in laws today and they've offered to loan us the extra funds so we can still purchase our house without selling our flat. so won't risk our house. But feeling so miserable that i am gonna have to piss off my tenants further with viewers etc. I feel so upset :'-(

I have asked the solicitor whether we can complete by the 20yh august...she has ssid she will tryher best so here's hoping. Ive provisionally booked for the 18th the removals van and a storage facility. Im keeping my fingers crossed x

Random question. Is it normal practice for the EA at the top of the chain to converse with the buyers solicitors? ( I've no problem with that obviously just never heard of it before)

@kerrymucklowe2020 my estate agent is in regular contact with our buyer's solicitors as that is where the delay is so it's where we are getting our updates from. They've not had to contact mine at all as far as I'm aware as we've been ready for weeks! But I imagine if it was the other way around they might speak to ours.
