Fab news @Poppiesandnettles!! Your frantic emailing yesterday worked then!!

Baxdream · 11/08/2020 19:27

Congratulations @Poppiesandnettles !

Is it worth us having a post with everyone's offer dates so we can keep track of the progress? I lose track with whose at what stage?

Poppiesandnettles · 11/08/2020 19:33

@ChristmasTree999 Thank you! Today was no better for emailing, date set for 25th August.

@Baxdream thank you too! offered 29th May.

houseofrabbits · 11/08/2020 19:44

@Poppiesandnettles that's very exciting!

We had our offer accepted on 20th July. We've got our mortgage offer, searches are ongoing (should be completed this week), homebuyers survey happening in a few weeks. Just waiting for the vendors contract pack (currently with the solicitors, I assume we will get the f&f forms for us to check over soon). Solicitors think we should exchange in a few weeks.

ChristmasTree999 · 11/08/2020 19:56

Our offer acceptance date was 9th July.

shiveringwiggles · 11/08/2020 20:12

@houseofrabbits very jealous of your progress! Our offer was accepted on 22/7, 2 days after yours, and nothing seems to have really happened :-( still waiting for the mortgage appointment, searches etc.

daisymill · 11/08/2020 20:23

Our offer was accepted 10th July Smile

houseofrabbits · 11/08/2020 20:28

@shiveringwiggles have you got a mortgage broker or have you gone direct to the bank? We decided to go through the broker at the estate agents, which cost a bit more and I was apprehensive but actually they have been brilliant at chivvying things along. Also we have a very low LTV (32%) so they only did a desktop valuation which I think sped things up. The searches seem to have been a bit delayed because the solicitors couldn't 'plot' them (not quite sure what this actually means!) until they received the contract pack from the vendors' solicitors.

Zebrahooves · 11/08/2020 20:44

Our offer was accepted on the 24/6 and we don't have an exchange date yet. Good luck to you all who are progressing faster.

Wherewhatwhy · 11/08/2020 20:47

Offer was accepted on 20th July here but progress so slow! Mortgage applied for nearly three weeks ago but not heard back. Draft contract has been sent to our buyers but that's it. Not heard anything from vendors side whatsoever. I am wondering if they are waiting for confirmation of our mortgage or something? Although we didn't wait for our buyer's one before sending our contract. Exchange feels an absolute age away, if indeed it happens.

BigHuff · 11/08/2020 21:07

@houseofrabbits Wow! That sounds like great progress. Fingers crossed for you!! I wish we had your solicitor, ha. Grin

BigHuff · 11/08/2020 21:12

@zebrahooves Our offer was accepted 6th July. Mortgage application almost a month ago and sweet nothing from the solicitor. I'm at the stage where I feel we should be calling daily for updates, but my partner is urging more of a softly-softly approach. But I don't want this purchase to stretch over months! There's no chain, just us and the vendor who is not purchasing another property - it should be easy. Sad

shiveringwiggles · 11/08/2020 21:17

@houseofrabbits ahhh, that probably explains it. We're asking for 90% LTV and have gone straight to the bank.

houseofrabbits · 11/08/2020 21:20

@BigHuff it does seem to be going quite quickly but we are bottom of a chain of 5 so could get held up by the rest of the chain. Our solicitor is pretty good, we had a terrible experience with a solicitor when we bought out current house so we were keen not to repeat that. The solicitor we chose this time came highly recommend by lots of locals. I do chase them for updates every few days though, just so we are always on their radar!

houseofrabbits · 11/08/2020 21:21

@shiveringwiggles yes that is likely to be it! Will keep my fingers crossed you don't have to wait too much longer.

houseofrabbits · 11/08/2020 21:23

@BigHuff just to add, I really recommend chasing everyone you can. My partner also wouldn't bother but I make contact with our solicitor and key contact at the estate agents every few days.

BigHuff · 11/08/2020 21:30

@houseofrabbits Ah! I hope the rest of the chain are equally on it - if solicitors are talking exchange in a few weeks it seems like it's likely to happen??

Our solicitor leaves the room and gets on a bus if anyone says 'exchange'.

Maybenexttime08 · 11/08/2020 21:30

@houseofrabbits - I like the idea of chasing everyone as often as possible! We are selling, rather than buying (as in rented). As a Seller there doesn't seem much to chase? I just ask the solicitor if queries have come back yet.. Is it the buyer that should be pushing more or am I wrong?

jelly79 · 11/08/2020 22:01

Hi all - my first thread on here but I am hoping I am nearing the end...? My buyers are FTB and my new property is empty! Mortgages have been agreed, Contacts have been sent back, now answering some questions and searches are coming back.

The date I want to move is the date my buyers are on holiday but I am hoping this will still go ahead. Just less than a month so hopefully that's achievable!

kerrymucklowe2020 · 11/08/2020 22:19

@Zebrahooves offer accepted 20/07. I think everyone knows the status of my chain 🤣

OP posts:
Zebrahooves · 11/08/2020 22:24

@BigHuff we are in a similar position to you, we are in rented so don't have a chain and are buying an empty property so in theory the sale should be flying through.

We chase the solicitor every few days. Today they said they had something for us, and were sending it shortly, but we got nothing despite me asking them again.

@kerrymucklowe2020 I'm getting fed up of myself going on about the lack of progress now Confused

kerrymucklowe2020 · 11/08/2020 22:34

@Zebrahooves, I completely understand. I sent an email to my solicitors on Saturday ( obviously expecting a reply Monday). When there was no reply by 2pm on Monday I sent it again! My solicitor rang 2 hours later, telling me there was nothing new to report, they couldn't do anything further until they had ( contract?) From my buyers and the reason he rang rather than email was he thought it may be easier! ( I get the impression he thought I was harassing him !). If you've seen my post about the lost paperwork you'll understand why I resorted to FFS!Smile

Checking in, we have now gone multi agency, still a far few viewings but no offers and lots of irritating feedback about stuff we can't do anything about! I naively thought it would be easy! Never want to do this again and we want to buy in a much less liquid area 😱😱

ibuiltahomeforyou · 12/08/2020 06:51

We had five viewings yesterday after going back on the market over the weekend.

Arrived home after the last one to notice the cat had been lavishly sick in the middle of the dining room floor Hmm

Haven't a clue at what stage that had happened. I don't feel that positive about the viewings, it was truly roasting yesterday and the viewings were at 6pm at peak stickiness.

houseofrabbits · 12/08/2020 08:11

@BigHuff I would like to think so, I'm not exactly sure how it works though as I don't know if our solicitor has any contact with solicitors further up the chain apart from our vendors' solicitor? I don't know if our solicitor's opinion is based on what is happening between us and our vendors rather than the whole chain?!

@Maybenexttime08 I think as a seller you have every right to push if your buyers are being slow. We are also selling (but to family who are cash buyers, so technically we are still the end of the chain) but if we were selling to others who we couldn't contact ourselves I would definitely be keeping in contact with our solicitor to chivvy them along.
