Sorry to read your update Bells, sounds an awful situation!
Nothing to report here apart from getting a couple of removal quotes. Going to give it til friday then start to ask about possible dates for exchange.

Well we got our removal quote for £1200, full packing and putting all the furniture back together! I'm happy with that

Nothing to update today, environmental searches are back and solicitor has raised enquires for from the vendors paperwork so just waiting for that.

Booked our homebuyers report for later in the month so hopefully nothing too concerning will come from that! And then I think ready to go

@notheragain4 thankfully my in laws have stepped in- I know so many people that can't stand their in laws but I am so lucky and blessed with mine in so many ways. The funds from sale was meant to provide stamp duty and fees as well as money for refurbishing and some savings buffer for us.

We are very lucky my in laws are in a position to help us out especially since we are gonna need a load extra in stamp duty due to owning two properties at once but I can claim that back at least. But its gonna be tight money wise and we are gonna have to manage with the furniture we have until the flat sells but what can we do? Not the worst thing in the world at least. It was being sold tenants in situ but they wanted us to say that it was being sold vacant - only telling this once all the contracts have been issued and it would be a clear lie.

On the buying side we got all the sellers documents including property info and fixtures and fittings. Hoping to exchange at the end of Sept. Yay!

Oh everything's moving with our purchase at least. Our survey came back as well.... And it's all brilliant. He said the people who built it deff knew what they were doing. It's all go go go

Got my new house contract through today.i have sent my buyers questions back. Can anyone anticipate how much longer I will be? Any educated guesses will be very welcomed x

Well. I have upset my EA - I tried to ring him and left a voicemail message yesterday as no one seems to be ( how shall I put this?) Harassing/ pushing? My buyer / his solicitors. . He messaged me today and said they ARE chasing.......

@kerrymucklowe2020 just remind him he works for you, as condescending as that sounds. The extortionate fees you are paying him aren't just to find a buyer, it's to get the sale through. I had to have very stern words with mine for their lack of pressure, I find it helps to be specific, what's the hold up and chase the specific hold up if you know what I mean. If I just ask for an update I get fluffy answers, when I ask has the buyer returned his paperwork, I get the truth. It's exhausting having to micromanage the process but I swear solicitors wouldn't have even been instructed yet if I left them to it!

Yes. I know. A couple if messages have said he has had back to back valuations etc. But I don't bloody care about that. Im paying him to get my house sold ( now sstc ) and to kick the buyers and his sols ass! - I can tell by his relies he doesn't like it!

Some progress but not lots here. Vendor's EA called to check what stage we were at with purchase as vendors hadn't heard anything - although it's odd because they've not yet sent their f&f forms etc so it sort of works both ways. Our solicitor has now sent off for the searches. I'm still waiting for mortgage offer (it's been three weeks now) because lender wants even more documents. A bit frustrating as that'll push back time scales but at least it's not anything too complicated to get hold of.

Also trying to arrange a homebuyers survey. Apparently this will cost over a grand. That's certainly gone up a lot since I last got one but then they said it's based on purchase price.

We’ve had our draft contract and TR1 forms through today! Shit is getting real. Still haven’t had the answers back from the vendors to all those questions we sent on the 29th June though! (Our sols sat on them for weeks). Tomorrow is the day the vendors initially suggested for completion - I was sceptical and clearly been proven right! No idea at the moment of when we will complete. We won’t move in straight away as will take a few weeks to get the wiring done and things but I have a load of furniture items on my eBay watch list and itching to bid.... don’t want to end up winning something and having nowhere to put it if we haven’t got the keys though! Already stashing a garden bench and planters at work.

We have received the vendors' TA10 and TA6 forms. A few enquires raised by our solicitor but not many. Searches should have been submitted today. Someone is coming out on Saturday to quote for removal and packing.

I have a question about building and contents insurance....I know we have to have building insurance for our new house from exchange day, but all our contents are at our current property....so can we have building insurance for our new house at the same time as having contents insurance for our current house?!

@kerrymucklowe2020 I would try and contact a manager at the estate agency and have them as your person to contact.

@Wherewhatwhy that seems extortionate for a homebuyers report. We are having a level 2 homebuyers survey and it's costing us £600.

@houseofrabbits it's a franchise.
Also found this on the web re insurance_"Your contents insurance may already make provision for moving house, so check any existing policy you have. It may allow 'contents to be temporarily removed from the home' and include a cap on the value of any items. Similarly, if cover isn't included in your existing policy, your provider may be able to add it on."

Without jinxing my sale.. where do I get cardboard boxes? I know I can ask on FB etc which I will, but do moving companies ever lend you them? I know they won't give you the same insurance etc if you pack yourself, but I'd rather do it myself this time, but don't want to struggle for boxes!

@kerrymucklowe2020 there must still be a manager within the branch though. That's interesting re contents insurance. I suppose I'll have to phone our insurance company to find out. I'm not sure if they will insure one address for buildings insurance and then a separate address for contents!

Don't you just add the new house onto your existing policy until completion? Then it all transfers to the new house?

@Maybenexttime08 are you anywhere near a military base? They always have loads on Facebook groups with the high turnover of moves.

Not sure about removals sorry we only had to packing service so they'd send boxes a few days before. I like to pack myself too.

Joining as just gone on the market on Tuesday and have 2 viewings set for Saturday - is a very weird market here at the moment so not convinced we will sell or even if we do, find something we want to buy. The house that made us go on the market went under offer on Tuesday too and there isn’t anything else suitable. Just going to see what happens.....

@coffeeagogo that's exactly what we said! We were initially just seeing what would happen. The house we loved went under offer and we didn't sell in time. We then sold. There was nothing we loved. The following day our friends saw a for sale go up. We were the only viewing and here we are!
Good luck, the viewing part is the worst!

@Bells3032 that sounds very similar to what I'm buying so maybe it's not so astronomically high. I will try to get another quote though.

@coffeeagogo I hope something good comes up for you. We have been on the market several times over the last 2 years and although we did get a couple of offers, found nothing suitable to buy during that entire time. Now the market is at least throwing out some better properties and I feel so fortunate to have raced to get the one we are buying, yet as always terrified it will fall through and there will be no alternative.

What I hated about buying and selling was the catch 22. Can't easily offer on a house until you've sold (not usually anyway) and can't sell until you've found somewhere to buy (unless going in to rented). It appears I did things the wrong way round on several occasions until this point where I ran into some luck.
