Hope it's ok to start a new thread.
Bottom of our chain should exchange on Monday and then the top will hopefully exchange a week later. I dont quite understand, something to do with a charge on our buyers house which needs to be released first.
Aiming to complete on 15th July, so hopefully not much longer.
I will never move again, and definitely not in a chain of 10!

Just wanted to encourage you. My house has been on the market since Nov last year. I was getting thoroughly disheartened by the lack of viewings. Estate agents made all kinds of excuses- brexit, christmas, then covid whilst in my road alone houses were selling left right and centre. Finally I demanded to know why it wasnt selling, they also said "I dont know". So then I contacted another estate agent and miraculously the second I said I was leaving them I received an offer.

At the end of the day, they are supposedly the experts and if a house isnt getting viewings then its either one of two things: 1. price and 2. the marketing. The second estate agent I approached pointed out all the flaws in the first EA marketing. Saying "I dont know" simply isnt good enough. I would really recommend you check this tool:
www.getagent.co.uk
Put in your postcode and it will list the best performing EA in your area by sales and price achieved. If it isnt the EA you are with then switch. They are supposed to be working for you and if they arent, bin them. Even better if you can tell them you are switching to their nemesis rival which is what I did. Ive never seen an EA pull up their socks so damn quickly. Dont allow them to get comfortable, you have to keep them on their toes if they want the commission!

Congratulations everyone benefitting from the stamp duty holiday!! What a relief ielf for you all.

We've finally heard from our solicitor. She's starting searches today. Fx the council are on the ball as it's taken her a month to start them because of her backlog. We also found out the property we're buying has had a full rewire in the last ten years and a yearly gas safety check as it was rented out! We're so glad as it's an older property and we couldn't check the consumer unit when we viewed. I expected it to need a full rewire in the next 5 years and we factored that into the budget.

Hi all! I've been following your journeys for a while but haven't posted until now. We've just had an offer on our property - it's been on the market since Feb, but obviously many months lost. The offer was lower than we'd hoped for, but still in the right ballpark.

At the moment we haven't accepted it - we've said it's lower than we'd like, and given a price we'd accept automatically at - while saying that we were going to explore our options on the properties on our list and see if we could get what we wanted while accepting the lower offer.

At the moment I'm waiting to hear back from the first one on our list. They rejected our first offer - cheekily low, but the same %age drop as we've got, which I explained. We've raised it slightly, and have one final offer we can make.. but the waiting is driving me mad!

I am starting from scratch again as my chain collapsed due to Covid. My Buyer pulled out meaning I have had to pull out of the place I was buying and its now under offer, so I am starting again, trying to find somewhere and hoping I can find somewhere I love as much as the place I lost.

Good luck @TravellingSpoon - our buyer pulled out and I was devastated, but luckily we got a new one, but I don't dare get excited yet.

We've put a really good offer on a house, and they say they've accepted it, but the property is still listed as 'for sale' so I hope they aren't being cheeky and fishing for a better offer!

Today has been a better day. Our buyer has his mortgage offer, which feels like a big step.

Our broker called to say our lender may change the rules on developer's incentives and we may be able to see the cash benefit of not paying for stamp duty (developer is paying, hoping they will give as cash back instead if they and mortgage company agree, there are weird rules around incentives) but trying not to get my hopes up yet, really pleased they're looking into though.

Feels like progress is slow for us

Nothing more from solicitor, still waiting for the vendors’ answers to our questions from their information sheet which I know they had last Friday.

Mortgage broker asking for more info, last months statements & payslips as they previously had March/April/May and time has moved on.

Not heard back from either the electrician or the agent as to whether they’ve agreed a date for the EICR.

However DP and I just took a lunchtime walk past the back of the house, and it has refreshed my excitement about the house itself (and the garden!), rather than just it all feeling like a never ending exercise in paper pushing!

@LoisLittsLover this happened last year, someone shared a link to a house, I can't remember if it was one of those "omg look how awful this house" threads or whether it was just someone looking for opinions but I remember it had some quite mean replies and it got closed because someone claimed ownership of it and asked Mumsnet to take it down!

Im so bored of packing - all i keep thinking is ill need to unpack this all again in a week (hopefully).

Why does everything seem to take so long?
Our valuation for the house we are buying is on Tuesday. I'm hoping it all moves a bit quicker after that.

I'm desperate to get back in and have another look, measure up for things. Look at what he's leaving (helps us decide on what to sell before we move/buy before we move)

@melrose86 did you get any feedback from your viewing yesterday, or did you do the viewing yourselves? Our agent said that the viewers at our house yesterday were positive but have other houses to see. I don't know if they're just being polite though

I haven't had feedback yet. The estate agent did the viewing at 4.30 and said he would call them today for their feedback. Have you got more viewers coming? I'm a bit disappointed I've no more yet but hopefully will hear about more today x

So it's Friday and we haven't got much further. Our selling is going ok - survey booked in for 23rd July, though Sales Memorandum not actually received yet!

On the buying side, we 'think' we've had an offer accepted but they're being cagey and haven't taken it off the market yet - grrr. Something to do with needing more proof that our buyer is serious. We had to pull out last time as we lost our buyer so they are nervous about us apparently, though it wasn't our fault ofcourse.

Morning ladies - another day of packing for me Sad.

Looks like our buyer maybe able to exchange complete - which is great but very **ing annoying as I've had so many headaches/sleepless nights about doing the exc/com on the same day.

My DH is doing my head in, it's his birthday soon and he is obsessed (and throwing a strop) about ordering a jacket for his b-day, but it says 2-3 working days on the site for delivery - so I've no idea where to get it delivered to... why he can't wait i don't know he can be such a spoilt brat sometimes! So I've been on the phone trying to see if i can get next day - but it rings then hangs up... I've other things i could be doing... so far whilst we've been buying this house he's bought a car (which we've got to do a 3hr round trip on monday to pick up), and ordered a new bike (after the budget news) - he is **ing me off as i think he should concentrate on moving... ugh! Sorry needed a rant Grin

No, that's the only viewing we had booked. I'm hopeful that people will be browinsg the market over the weekend following the stamp duty announcement

@Karcheer could the jacket be delivered to a friends house or relatives?

Quick update from us - it's all going slowly. Buyer has their mortgage offer and the solicitor has only just started the searches Shock Its taken them 6 weeks to get to this point.

We still haven't seen sight of a contract or paperwork to read for our purchase. Our solicitor advised she had the search results in last weeks.

Other news we have a SD incentive on our new build for 50% @ £4375. I am too scared to ask for clarification if the incentive still stands. If they don't honour, the developer has just made £4375 and the house price goes up. I feel my angst rising just thinking about it.
DH thoughts are to await what the contract says (if we ever get sight of it) and see if the figure we were originally sending the developer changes (House cost minus discount minus SD discount minus reservation fee). If it has changed, then query.

Fun and games this house moving malarkey...

Well i could have it sent to my parents but they are going to bring their motorhome to our new garden and camp their for 5 days as my dad is desperate to go on holiday lol! so they won't be home either.

Am glad we have flexible overlap between actually moving. Obviously we have no date for anything yet as still waiting for mortgage offer to come through and various questions/electrical survey to come through, but, yesterday I went to book a slot at the tip to take our decluttered junk.... and the next slot available when neither me nor DP is working is in five weeks time!!!

@Karcheer It would be cheeky! £8k+ is a lot of money and would make a massive difference to us. I'll check with the solicitor later. Probably take a week to get a response....

Would be difficult to get delivery to a motorhome lol!

@Lemonylemony 5 weeks is a long time! We have a skip coming tomorrow - literally cannot wait to clear stuff out and start packing. Cost was £174 (not sure if that's good value or not but gets it done in one go)
