Hope it's ok to start a new thread.
Bottom of our chain should exchange on Monday and then the top will hopefully exchange a week later. I dont quite understand, something to do with a charge on our buyers house which needs to be released first.
Aiming to complete on 15th July, so hopefully not much longer.
I will never move again, and definitely not in a chain of 10!

@notheragain4 we've a 5% deposit, hence the concern about getting the application through on time.

Some of you have really been in this process for the long haul!

@Kelsoooo really?? Our agent said she’d never heard anything like it, so interesting to hear that it’s happening to others! Maybe surveyors and mortgage companies are being extra cautious right now?

I am so fed up with eBay! Why do people put in offers and then change their minds?
We are selling a lot of stuff cheaply, but the amount of effort I’m having to put into it is driving me insane!
I’m selling 4 dining rooms chairs I got them from Argos, so not expensive, they are on for £15, I’d not put where they are from as I didn’t think it would matter (they are £15s... so £3.75 each!) anyway a lady bid on them, and emailed me and asked where they were from, so I said Argos, instantly she replied back and said she could no longer get transport... what do people think they are getting for £3.75 a chair???

Arghhhh!!! Last week we had our bed on there... it was up to £65 and sold, man instantly messaged me to say he couldn’t get transport so was cancelling... it’s now sitting here with no bids... and if it wasn’t for him it would’ve gone!!!

I don’t care what people give me for them I just need them gone ffs!

Last time I did freecycle and people were even more picky, so husband said try eBay as if there’s a value, people might be a bit better behaved.. apparently not!

How are you all getting rid of stuff?

Facebook market place has got rid of a load of bits and bobs, but seeking like you ridiculous cheap just to get rid.

Doesn’t anyone keep returning to the listing of the house they are buying, I know what it says and what the pictures look like.

I can’t believe how long some of you have been trying to move after an offer is accepted it’s only been two weeks and it is driving me demented!

@Didicat funny you should say that about keeping looking at the pics of the house you’ve offered on. I’m constantly on Rightmove looking at the one we’ve offered on, and wondering if things will all fall into place.
At the moment, I can’t believe we’ll ever be in there, so I’m kind of torturing myself by looking at it all the time. On ours, there’s a really good virtual tour, so it feels like I’m actually walking through the house for real!

If anyone is selling a house with trees, I'd recommend getting a preservation order in place on them before selling. I am living in rental very close to my old, beloved house and I'm devastated the new owner is chopping all the trees down. It never occurred to me anyone would do this. The plan was to move away quickly after completion, but I'm stuck with lockdown.

We've just done our first declutter.

Two cupboards in the bedroom, and a bootful for the tip. Dreading doing the playroom.

We'll be sellin:

Bunk beds
Sofa 3 seater
Sofa 2 seater
Desk
Kallax Unit
Malm drawers

Etc.

Also binning nearly all of our kitchen stuff.

Dreading the whole process tbh.

Well I haven't contributed much on this thread but happy to say I exchanged this week on the sale of my house and complete in two weeks. I've sold four houses before and must say this has been the most stressful situation I've ever experienced.
Things I've learned:

Positives,
No estate agent fees to pay as used an online EA. Haven't heard a word from them since I accepted the offer ( full asking price in February)
Sold to a lovely couple and have had brilliant communication with them.

Negatives
Online conveyancers recommended by the online EA left a lot to be desired. Extremely poor communication, each email question or answer taking a week to be responded to and I'd never use an online company again ( and only slightly less expensive ) Mine wasn't too bad but the buyers one was awful.
I never managed to find a house in the area I want to be due to covid so moving in with family for a time.......should be interesting as haven't lived with my parents for 40 years!
And once I move I'll have to continue house hunting then go through all the stress of buying!

We signed our contracts, file signed off and paid deposits etc and are now just waiting on middle of the chain to complete enquiries. Not sure what's going on but we've been told we'll exchange and complete on the same day due to COVID - anyone else been told this?
I'm going insane waiting around. We've had about 3 different "expected dates" but all unconfirmed and put off cause of this one person in the chain. Now we can't confirm any date until they're done. We've been waiting a good month for them now but think they finally might be ready.

Longtime lurker on this thread joining because like @Ell1996 I am beside myself with waiting and am no use at all this weekend! Our offer was accepted in February before all this Covid business and has been dragging on with supposed completion dates coming and going thanks to EAs and Conveyancers in various bits of the chain being on furlough and communication being rubbish and we are finally, finally looking at exchange/completion on Tuesday! I swing between being so, so excited to just being unable to believe it until I see it! There isn’t even any urgent packing to do to keep me busy as we are overlapping with our current rental got a month so we can replace the boiler and bathroom before we move in... eeeeeeeeee!

@FauxFox literally in the exact same position! We were supposed to complete yesterday but it wasn't possible due to one person not being ready. I think their enquiries must have been quite complicated but now I don't think we'll even be able to complete next Friday since it takes a certain number of days to request mortgage funds. I'm the same as you that I'm not getting excited now until a date is done 100% confirmed!

Us too, I am waiting for the seller purchase survey news next week then hope it goes well to confirm with removal company with a provisional completion date mid August. We have decided to pack ourself and using minimum removal service, saving from £4k quote to £1.35k which is affordable( apart from the piano I doubt very much any of our stuffs now is worth that much). Still I am giving aways things(toys, garden ornaments, small decoration items, either way its time to declutter our house, I couldnt handle stress with ebay however plus the fact that I have never sold anything on the site(and the fact that our stuffs are not valuable). Many congrations on those who has contract exchange and moving close to completion date. You give us hope as ours has been dragging for too long that we could never have imagined.

@Salome61 I have a tree that i look out onto from my ensuite bathroom, I love the tree, it has beautiful blossom and it's all Gnarly, the blue tit birds especially the baby ones in the spring love it... The new people are going to cut it down... makes me very, very sad.

My property sale is progressing but as the larger plot i wanted has gone. Ive decided to wait until Barrat.homes release the next phase of large plots in autumn. Ive decided to go for a radleigh home its one of the largest 4 beds..amd with.me and 4 growing kids we will need every inch of the space ! Ive seen a rented house that i like so ive put in an application and am waiting now. However my nee house wo 't be ready till spring next year so ill be renting for longer than i thought. But I guess it will be worth the wait.

Sounds like a sensible plan Busybee, don’t compromise on your long term home for the sake of 6 months in rented.

Sorry to bug but can anyone help me with my question from my last post? As a seller, if your last boiler service was 18 months ago and all you’ve given me is the brand of the boiler and no further information (type/model/age), would you think me unreasonable to ask for an updated boiler service & gas safety check before exchange?

Only two in the chain.

First put house on the market 21 months ago. It's been eventful.

We're in rented now, so, thankfully most of our stuff is still packed or in storage.

@Salome61 - Tree Preservation Orders can be off-putting for buyers. You can't even trim a tree with a TPO. Thank god none of ours have a TPO.

@Lemonylemony - I think it would be reasonable and sensible to request a boiler inspection from a registered corgi person.

Busybee434 the Radleigh is beautiful, that's one of the styles we were considering, it's called the Camberley on our estate.

I think it's a smart move waiting, you'd probably would have had to go into rented anyway and you'll have more negotiating power being out of a chain, also be able to pick what you want, we've reserved ours too late for that.

LemonyLemon - perfectly reasonable, you don't want to move in and find you need to replace the boiler.

We are supposed to be packing today but very distracted by our new puppy, who was supposed to arrive at the new house!, is a total time thief.

Am I being reasonable expecting the vendors to pay for a boiler service/gas safety check though? It was actually last done 2 years ago, as they filled in this form in January for a previous buyer that fell through. I think I would consider paying for it myself if all of the other issues are cleared up and there is nothing else stopping the sale going ahead, but really I think it should be the vendors responsibility if they are stating that the system is in good working order (as they have done on the property information form) to be up to date with their maintenance & have proof of this.

The whole information form from the vendors is littered with inconsistencies and inaccuracies to be honest, I wish I’d seen this before paying for the survey but that’s done now. I think it’s just that the vendors didn’t understand some of the questions to be honest, but I’m surprised that I’m going to be the one pointing this out and that their solicitor didn’t advise them that their answers don’t match up. There is also an issue with side access via an easement which doesn’t seem to actually exist (my solicitor is already on this as I’d spotted it from reviewing the title deed/plan myself); they’ve been very unclear on questions around changes to the property; confused planning permission with consent under restrictive covenants; said no radon gas survey has taken place (fine - it’s a low risk area) but then answered further questions as if a survey has been carried out indicating that the results were above action level; stated that all included appliances are working but said at the viewing that the fire is not working (which I don’t mind, but what else isn’t working they haven’t disclosed?); and answered both ‘yes’ and ‘no’ to the same question on two separate forms as to whether they intend to remove all rubbish/items not included in the sale on completion. As well as a few other minor questions just not answered at all.

Pain in the bum, I’ve now got 4.5 pages of questions for my solicitor off the back of this form. I wonder whether their solicitor even read their answers to be honest, some of these probable mistakes are glaring.

Make that 5 pages of questions 😂 which I’ve now got DP reviewing to make sure it’s not too much like a bad school report! I think most of these are practically irrelevant and just errors in form filling, but we can’t go ahead with the purchase without clarifying them.
