Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

We had a bit more of a flurry today with viewings , but I don’t know if they were proceedable or just exploring the market, the EA does the viewings for us so I don’t know how it went at all. There’s nothing I’m longing to buy at the moment on the market so I’m trying to feel relaxed about it all, whilst at the same time staring at my phone and thinking WHY WONT HE CALL , like a lovesick teenager!! except it’s not a hot man I’m waiting on but a pot bellied estate agent with bad veneers :(

@Simonsaysitschristmas that’s good about the buyers as then you won’t have the same problem as not having researched the area etc and you’re getting a steady rate of viewings

Our viewing seems to have gone well. They were lovely FTBs and we were quite similar so hopefully that has helped them see themselves in this house! I guess we will wait and see now though :)

They left 30 minutes ago and we already have an offer from them. Unfortunately it’s too low, so it’ll have to be negotiated with the estate agent tomorrow. Hopefully we can find a compromise though as they are Smile

Thanks all! Estate agent has decided to work this afternoon to get the negotiations started. Trying to not get my hopes up as this may end up being a case of they can’t genuinely offer us what we need :( but at least someone likes my house!

I think the weather plays a big part, all 3 offers have been from people who have viewed it when sunny. The light does stream through the house in a lovely way in the sun, shame 90% of the time it’s raining Sad

And @fluffysugden agree a low offer is a starting point, and better than no offer. Even if it turns out they can’t afford it, at least I do have the comfort of someone loving it enough to try :)

We had four viewings on Saturday morning But I don’t want to get my hopes up too much

@Bigoldwimp it actually has no character at all. I would describe it as sleek and modern. It is very light though so in the sunshine it lights up, whereas when it’s grey it can look a bit dull.

It’s not massively my style, and not what I will have in whatever house we move to next, but it had just been renovated before we moved in so we couldn’t justify changing any of it. It’s great for socialising etc so seems to really appeal to first time buyers.

4 viewings in a morning is great - hopefully you will get an offer tomorrow when the EAs are back open 🤞🏻

Well our viewers from Saturday have rung the agent already today and are coming back this evening for another viewing. Trying not to get too excited. Hope you all get good news todaySmile

Ah still early @Bigoldwimp - are you going to chase the EA this afternoon if you’ve not heard anything?

The offer from yesterday has come back with their final offer which unfortunately is way too low for us to accept. I don’t feel as gutted as I thought I would 🤷🏻‍♀️

How’s the house selling of lovely couple one coming? The good news is that you’re getting offers so the house is attractive to buyers it’s just an odd time with mortgages. Yes If I haven’t heard by the afternoon I’ll chase but maybe he can’t get hold of people until lunchtime. We usually hear by 11am

We haven’t heard anything from them since Wednesday - our EA is going to chase this afternoon for us so fingers crossed. I’m paranoid that the more time it takes for them to get buyers the more they may decide they don’t want our house anymore/find something else. It’s really hard to stay in a positive mind frame at the minute and we’re not even at the point of surveys/homebuyer reports etc yet 😂

You are right though, it’s uplifting to get the offers even if they don’t turn into anything proceedable. No viewings booked in now though so it’s just a matter of sitting and waiting.

@Simonsaysitschristmas not necessarily: when I like a house and can imagine myself there, it’s hard to think of other houses. They are probably feeling anxious it will go to someone else

It was no from our viewers. All liked it but all had a reason they wouldn’t offer and all were things we couldn’t change.

Sounds like some people had some positive news over the weekend. Crossing my fingers for the rest of you. Estate agent just called regarding the house we’ve offered on.

They’ve got second viewings on the property between now and Wednesday, so owner doesn’t want to make a decision until then. Bit rubbish as I’ve essentially already decided it’s ours over the weekend Hmm

@Simonsaysitschristmas sorry about the offer being too low, definitely good to at least get offers. You have to believe the right offer will happen, I need to take my own advice
@Bigoldwimp sorry your viewers won't be offering. Good to get your feedback promptly, we've often being left waiting.
@rmc89 its so hard when you really want a property and the waiting is just a killer.

@fluffysugden trying to convince myself that others doing second viewings on a place that needs completely ripping out men’s they’re either not sure or want to work out how much under asking they want to offer!

@rmc89 I know that feeling well. The house I want I looked at in February, they’ve only had one other offer and it was too low and I keep myself awake if night knowing someone may bid on it before we become proceedable. Especially now you don’t have to factor in the cost of stamp duty. However, what will be, will be and if that house goes I know it wasn’t meant for me. The other people may well underbid you, or be in a much larger chain etc. Let’s not lose hope :)

Not yet, we usually hear later in the week. A lot of our viewings were ftbs who were really still exploring what’s out there and happy to browse, apart from one lady who thought it was right for her but her dogs wouldn’t like It Hmm . As much as ftb are easy from a chain perspective a 70 yr old downsizer who knows exactly what they want would also be a blessing !

So the FTBs have been and gone, lots of questions and they seem really nice and genuine so will see what tomorrow brings. In the meantime I've got the gin outSmile. I hope that joining this thread has changed my luck!
