Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

@fluffysugden did you say they came back with their mum? they might want to do more research or compare it to something else but it doesn’t mean they won’t come back to it.

@Bigoldwimp no, the second viewing was just them again. The agent has left a message and seems to think no news is good news. I think its just some more disingenuous viewers of which we've had plenty!
@Simonsaysitschristmas I know what your DP means but it's so hard to be detached.

@fluffysugden if it makes you feel any better, the people we DO have an offer from (the ones waiting for an offer on their house) didn’t contact us straight away after their second viewing. We ended up chasing them for feedback after 4 or 5 days and they had been busy getting some quotes for some work they would want to do if they bought the house. Within 48 hours of us reaching out, we had an offer. So please don’t lose hope Smile

@Simonsaysitschristmas it's hard, your story gives me hope but then I find it easier if I have written them off. I know I am impatient. We have another 2 viewings booked in next week, no shortage of viewers but not a single offer. Any news with you?

@fluffysugden no news yet for us :( I’m so impatient, I just want to be doing something whether it’s paperwork or negotiating or preparing for a viewing but there is literally nothing to do but wait. I’m hoping we will have something by the end of the week whether it’s a brand new viewing or an update from our potential buyers.

@Simonsaysitschristmas I can relate to impatience! Our FTBs finally gave feedback - they really liked it but they thought we wouldn't move fast enoughHmm.Literally heard every excuse now, very fed up. Fingers crossed you'll get some positive news on your potential buyer or some new potential buyers!

@fluffysugden that’s so annoying - I wonder why they said that? If I had legitimate concerns someone wouldn’t move quick enough I would at least raise them and give them a chance to answer/reassure me. Sorry it wasn’t the answer you were hoping for - our buyers are still out there somewhere.

@fluffysugden I was about to say the same. I think this part of the EA process is flawed. We had one viewer who liked the area, liked the house but wasn’t able to park the day they came. We have allocated parking so I asked the EA if they had been shown it, and he didn’t know..but by the time you get feedback the conversation has happened so you cant communicate everything you want to.

We actually went to see a house yesterday, it was the first I had viewed since we missed out on the house we wanted as it had a viewing day (and we had hoped we would be under offer by now) . It was odd being on the other side of the process. Something that shocked me was that after the viewing I got sent a text to a survey for feedback and asked what I thought it was worth, how I would rate the location, decor etc ...like a tripadvisor with a tick box that said “would you like to make an offer”. It was so impersonal and there was no effort at two way communication

@Simonsaysitschristmas the agent said it was a bit weird, they didn't seem to understand that to buy somewhere to move to we obviously needed to sell first! @Bigoldwimp There is a house we like which they had been told. Totally agree about the moment being lost though - by the time you know about the concern the potential buyer has moved on. Don't like the text survey approach, at least my agent is ringing people even if I don't like what they're told! Did you like the house?

Right some developments here tonight:

Estate agent has no update on what’s happening with our potential buyers sale & whether they are close to a deal with anyone.

The offer from Sunday we rejected for being too low has now come back and managed to scramble the money together and has offered what we said we would accept as a minimum. The EA is going to check they have the deposit and agreement in principle tomorrow and if they do I think we will be accepting that. I don’t think I will he sleeping tonight Confused

Oh gosh @Simonsaysitschristmas that sounds exciting and nerve wracking and that all happened tonight? That’s a hard working agent. I really hope it works out for you. Are you happy with the price?

@fluffysugden we can’t proceed until we have an offer but the house was ok. I had some concerns but i think someone could’ve addressed them. If it’s still around when we come to sell I might look again but they had 14 viewings the day I went so I don’t think it will be on for long. Because I don’t want to compromise on schools we’re happy to compromise on the house but they are so expensive near us!

@Bigoldwimp yep all tonight. Haven’t always seen eye to eye with our EA but he does jump on stuff like this straight away. Constantly working evenings and weekends to get stuff sorted ASAP. Happy with the price. Its a little bit less than the others have offered but nothing we can’t cope with, especially if we don’t have to pay stamp duty. I just know I won’t switch off tonight, mind is racing thinking about what might happen tomorrow. Trying not to get hopes up though as have been in this position before.

I’m sure I’ll be on here moaning and stressing all tomorrow Grin

It was radio silence here all day but EA has just text to say he’s got all the paperwork he needs through from the FTBs he just needs to check it over before we officially go Sold STC. Then hopefully tomorrow he will ring the EA of the house we want so we can have our offer officially accepted too! As always, I’m expecting it all to go wrong at some point.

We had someone drive up to our house and have a good nose around from the outside, I was about to call them a “kerb crawler” then remembered that means something entirely different! Hopefully they are prospective buyers as otherwise they were very brazen burglars.

two viewings booked in. So not dire but I know the viewers are looking at a few houses in a wide search area
