Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

Saturday . It also means the better EA lady is doing the viewings as the one who does midweek is a bit of W grouch. Good luck for the viewing today @Simonsaysitschristmas

We’ve also just had someone book a viewing for tomorrow, apparently their house is under offer so fingers crossed they want to buy mine Grin

Oh @Simonsaysitschristmas that’s a blow. We haven’t had a complete no show yet But I would be seething. Gin and ice cream required

I’ll be honest I had a little cry and then pulled myself together. I think it’s just the frustration of making such an effort each and every time we have a viewing, and then for people to just no-show is SO rude. It literally takes 2 mins to ring up and cancel.

It doesn’t help that I can DP is frustrated/disappointed too and he is the laidback & optimistic one out of us.

Going to try and forget about it and hope this weekends viewings actually show up Confused or the potential buyer gets a buyer for their house

Have come into join after reading along for a bit. Our house went on the market on Monday and we’ve had 5 viewings, 2 cancellations. We’ve got to move for my work and I’m already sick of the cleaning. Looking for solidarity and hope!

Disappointed that the person our agent “had in mind” and our house was “perfect” for had an offer accepted on a property a few minutes away.

We did the stupid thing of viewing a house we’ve decided we like, and they’re not accepting offers from non proceedable people. Sad

@rmc five viewings is good. Any lined up for Saturday? Don’t worry about the house you like Too much it’s still early days and you might still get an offer.

@Bigoldwimp one for tomorrow as far as I know (OH is dealing with EA which is getting in way of my control freakiness!)

I’m just not good at uncertainty and anxious! Definitely like planning, and this is just not something you can plan I guess.

I'm going to repost what I said in a previous property thread:

Just wanted to encourage you. My house has been on the market since Nov last year. I was getting thoroughly disheartened by the lack of viewings. Estate agents made all kinds of excuses- brexit, christmas, then covid whilst in my road alone houses were selling left right and centre. Finally I demanded to know why it wasnt selling, they also said "I dont know". So then I contacted another estate agent and miraculously the second I said I was leaving them I received an offer.

At the end of the day, they are supposedly the experts and if a house isnt getting viewings then its either one of two things: 1. price and 2. the marketing. The second estate agent I approached pointed out all the flaws in the first EA marketing. Saying "I dont know" simply isnt good enough. I would really recommend you check this tool:

Put in your postcode and it will list the best performing EA in your area by sales and price achieved. If it isnt the EA you are with then switch. They are supposed to be working for you and if they arent, bin them. Even better if you can tell them you are switching to their nemesis rival which is what I did. Ive never seen an EA pull up their socks so damn quickly. Dont allow them to get comfortable, you have to keep them on their toes if they want the commission!

That’s a really useful post thanks @AlexisCarringtonColbyDexter - I’ve just used it and taken down the details of the top 3 in our area. We seem to still be getting a steady stream of viewings, but just no offers. So maybe it’s price? But it’s not like people are even bothering with cheeky offers of what they think it’s worth. If I viewed a house that I liked, but i thought it was on for too much I would still offer what I was willing to pay for it. Can you tell I’m at that point where I am overthinking everything Blush

That’s great advice Alexis I sort of thought the house sold itself, but you might be right about switching agencies. I need to check my contract to see how long I have to have them as the sole agent. Something I think I’ve noticed locally is that houses with no onward chain are selling fast, perhaps because people are stopping chains from collapsing after covid job woes

That GetAgent thing is interesting. It estimates the average time to sell in my area is 11 weeks so maybe my expectations were too high

Just joining in, it gets so disheartening, we've been on the market since early June, 15 viewers later, no offers. Another viewer tomorrow but you lose any hope.

We had 15 viewings and then sold from the last one. We got so disheartened cleaning the house for viewings that went nowhere but then it happened. Be patient, it will happen.

@gyptian I am definitely feeling disheartened now. I think tomorrow is viewing number 17. We have had two offers so far, one pulled out due to insufficient funds, the other is trying to find a buyer for their property. I’m losing all patience though Sad

We had an offer late yesterday! Even better I didn’t have to clean before getting to work this morning (is that worth the money below asking price we agreed - yes! Wink)

Now waiting to hear back from the house we’ve put an offer in on. Eek. It’s a probate property so think we might have to wait a while for all the executors to agree

Glad to have found somewhere to share my house selling anxiety.

House was sold and sale was going through but now my buyer had pulled out meaning I have had to pull out of my sale so I am back on the selling carousel.

I had 8 viewings before I got the last offer, a bit worried that its going to look like its gone back on the market and people will think there is something wrong with it.

Anyone got and viewings this weekend?

Will now be an anxious bunny all day waiting to hear back from EA about the offer we’ve put in.

Good luck @fluffysugden, I hope the FTBs love it! Our viewing tomorrow is with FTBs who grew up in our village, and that’s always the people we have the most luck with so I’m hoping they fall in love with it Grin

Well the FTBs were very chatty and complimentary but been here before only to then hear from the estate agent feedback a long list of criticisms so won't hold my breath! @Simonsaysitschristmas hope yours goes well tomorrow
