Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

They thought they had booked for 2, not for 12 😂 To be fair, she did seem quite mortified. Not as mortified as me though, I was halfway through eating icecream out of the tub and DP had got all of his work files and computer etc back out as he had some work to finish this afternoon. I hid my ice cream in the cupboard Grin

She was very complimentary about the house, hard to know if she was overcompensating for being late though.

I’m a bit worried that these rumours of stamp duty being paused for a bit is going to stall the market even further (as everyone is going to wait to move until they don’t have to pay stamp duty). I guess there is no point fretting about it until the government actually announce something

Oh I hadn’t heard that about stamp duty? Is it just wishful thinking or something the government are saying they are looking at. The housing market seems Pretty strong nationally at the moment so I doubt it’s necessary. We have one more viewing booked In for Thursday With a first time buyer and then no others either, the upper end of the market (over 900k) are going in less than a week.

@Bigoldwimp it’s in a few papers suggesting maybe an announcement on Wednesday but it won’t be in effect or announced properly until the autumn budget. I hope if they are bringing it in they bring it in soon otherwise everyone is just going to drag their feet.

Oh no. Just read it. That looks plausible but then people hope for stamp duty every budget! M. Might not need to tidy until October

Um, we have an offer Shock I’m not getting my hopes up at all, because we have been here before but the lovely couple who had the second viewing have put in an offer and we have accepted.

They need to sell their house but they are currently in negotiations with someone and expect to have an agreed sale by Wednesday. So I guess I will just wait until then and see what happens Confused I need a gin Gini

My sale isn't going too well right now. The house I really wanted - still on the market mid Friday afternoon - was sold STC by the evening. Today I've agreed a price drop with the estate agent. I've had 10 viewings and some really low offers. As there's not much I would consider buying I'm very stoical. I will take it off the market in a few weeks if its not sold. I will do some cosmetic improvements and leave it for a while. tHere's so much speculation about a property market crash. But As i'm down sizing I was wanting to maximise the selling price for my big house.... but I'm thinking it won't be happening soon.

Another viewing requested for Thursday. Accepted it as obviously no guarantee this “agreed sale” will actually be agreed tomorrow.

I’m actually not sure what you do with viewings when you have agreed to a house sale though and it’s all been qualified by the EAs. I’ll leave that one for the EA to sort Smile

I think it’s fair to accept the viewing until you can proceed with the other offer. You can always cancel the viewing if it pulls through as planned on Wednesday. We have two viewings lined up but I think one is a browser. If the chancellor does stamp duty announcement tomorrow and it goes ahead immediately it might create the urgency we need.

@Bouledeneige how much lower than the original price will you go? Don’t shoot your self in the foot too much by dropping the price as they will think you will go lower still: you can always do offers above a certain amount instead

Ooh good luck @Bigoldwimp - I’m a bit worried that the stamp duty cut won’t create much interest in our house (as the stamp duty is only around 2k) but will create interest in the house we want as the stamp duty is much more. Trying hard not to stress about things that are not in my control though Smile

The feedback from my viewings was that the garden is a bit small and it needs decoration - its just a bit jaded - new carpets, a few fixes, decorating are needed. Its in a great location though a pricey area.

It was over-priced so it is quite a big drop. The agent said it looks much worse to do more than one drop. I'm thinking I'm going to take it off the market in a few weeks anyway. I've been reading about the possible cut or stamp duty holiday that might happen and the possible property crash. So I'm not feeling very positive now. There is very little on the market I want to buy either.

I've just read in the Telegraph that the cut in stamp duty is going to be immediate - ie announced by Richie Sunak tomorrow. Though its unclear whether that will cut be for first time buyers raising the threshold for paying the tax to £500K or if it will be cut at higher levels as well.

Like our estate agent said, it's rare for someone to find a 10/10 house if you feel it scores 7/8/9/ out of 10 then that is a good sign.

The buyer of our potential buyers house is struggling to get a mortgage, but our potential buyers have more viewings lined up for their house this week so fingers crossed. Also fingers crossed for my viewer tomorrow. It’s all well and good pausing stamp duty but if no one can get a mortgage it seems pointless to me 🤷🏻‍♀️

@flossy12345 thank you that’s good to hear. How many viewings did you have before an offer? Since the announcement we have two more viewings Booked in but I’m not sure of their position but at least they are both on the same day
