Can someone send positive vibes or advice

Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

I keep thinking to myself maybe there's a reason we've not sold yet, maybe the house that's meant to be ours isn't up for sale yet and the universe has it all planned out already Smile "what's meant for you won't pass you by" my dear old grandad used to say.

We'll all get there eventually, in the meantime chocolate and alcohol will see us through Grin

Whenever I've bought a house I've known within seconds of stepping into the hall if I like it. I've not considered the state of the interior once. What I've looked for is location, size, potential and a south facing, or somewhat sunny, rear garden, and privacy.

I've also run a very successful estate agency for over 20 years. Every house will sell at the right price but these are unknown times. Personally, I wouldn't be trying to sell right now if I had a choice.

So, it's down to price at the end of the day, but having a buyer with, hopefully, a completed chain, you may be in a strong position to negotiate on what you want to buy. Good luck.

I really empathise with you all. I had about 33 viewings and my heart used to drop when I got the 'needs too much work' feedback. The house was advertised and priced low as a restoration project but people didn't seem to realise what it involved. The EA sent many who could only just afford the house, they obviously didn't have the thousands needed to restore. I missed so many social invitations 'cleaning' for a viewing that was cancelled.

I recommend doing a deep sparkle clean once a week, and just pushing the hoover and duster around for the other days. My aunt bought me a cordless Shark, it's great, battery lasts for 45 minutes.

Good luck @Simonsaysitschristmas  DH is doing the 2 today, he's done all 6 of them this week so far. I told him he might as well add estate agent to his CV at this point 

@Salome61 thank you, it's disheartening isn't it! Did you get a buyer in the end?

@Kopsy I make DP do all of ours although I have to do one of the ones tomorrow as DP is off to get his hair cut now the barbers is back open and he is very excited about it Grin

@Salome61 totally get what you mean about the feedback you get, especially when you think it’s obvious on the advert. My EA isn’t impressing me at all, I’m going to see how this weekend goes and then I may switch to a different agency. Very jealous of your cordless shark! I love my shark but it would be 10x easier if it didn’t have a cord

Our viewer today had 3 kids so I'm pretty sure our house is too small for them! Got another lined up for Monday.

One cancelled an hour before (of course they did) the other viewing turned up but they barely said a word so hard to know what they were thinking. One more tomorrow so fingers crossed for that Grin

Can I join the club please? Also been on the market since Feb/March and it feels like forever.

Had about 8 viewings before lockdown and 5 since. No offers. Everyone loves the interior but has slightly different reasons for not offering - garden not big enough, too many stairs (it's one, totally normal, flight of stairs!), second and third bedroom too evenly sized, no driveway...

Price seems totally bang on for the local market so we don't know what to do. It's so frustrating Confused

Welcome @Sparklewater ! Feel free to use this thread to rant away. If it makes you feel any better we had some feedback that the second and third bedrooms weren’t even enough in size Grin feels like you can never win. Have you got any more viewings booked in for this week?

Good luck for Monday @Kopsy - I’ll come back tomorrow and report back after our viewing (if they don’t cancel that is haha)

So disheartening!

@Simonsaysitschristmas I think they were expecting two big rooms and a boxroom. Surely three usable rooms is better? Who knows! No more just yet but I could do with a week off to be honest so I don't mind too much. All appointments have been three or four days apart so we've had to do a fresh clean each time!
