Can someone send positive vibes or advice

Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

It is annoying isn’t it when they come to your house and say “oh has it only got one bathroom?” Well yes, that’s why in the advert there are only photos of one bathroom and the in the floor plan we only show one bathroom.

@Bigoldwimp we got good feedback and they said it definitely fit into their vision of what they are wanting but they’ve had other viewings this week. I also suspect we are at the lower end of their budget (as I know one of the houses they are viewing is bigger and pricier than ours) so I’m not holding out much hope of an offer. Shame really because they were lovely and I would have loved them to have it.

No other viewings booked in either now Sad

How’s everyone getting on?

We had a second viewing yesterday so waiting for feedback from that, and we have someone else looking around next Saturday. I always get a bit nervous when people book more than a few days in advance as I always think they are the ones most likely to cancel last minute.

A second viewing is really encouraging. Is it the couple you liked ? No new viewings lined up here :( although as a positive I’m less ratty with my children as they are allowed to get toys out again! Looking at rightmove seems like there was very little that went under offer last week.

Yes @bigoldwimp it’s the couple we like so fingers crossed.

I agree, it’s nice to have no expected viewings so you can just relax a bit! I’m sure viewings will pick up soon. Has your house been up for long? One suggestion is to look at paying for the premium listing on right move for a bit (although when we contemplated it we realised we were one of the only houses in this area not using it so actually didn’t make sense for us to pay for it).

Let’s hope we all have a bit more positivity thrown our way this week Smile

@Simonsaysitschristmas I know, I'm so annoyed! Poor DH is on nights and stayed up all day sorting the house for her not to turn up Confused it's beyond rude!

I'm like, you asked to come to the house, I didn't invite you, why would you ask to come and then not show up?! The agent says it's unfortunately fairly common these days Sad

Starting to give up hope and wondering whether to sack it off and do the kitchen instead Sad

It’s so annoying - your poor DH! It’s also that glimmer of hope that gets snatched isnt it. Although we heard back from the viewer who cancelled last minute last week. She contacted us yesterday to say she had to call off her search as she can’t get a mortgage anymore.

Hopefully you will get someone else booked in this week.

I was hoping to hear back from our second viewing today but so far we haven’t heard anything. Maybe tomorrow 🤷🏻‍♀️

@Simonsaysitschristmas I hope you get nice news tomorrow. It’s hard not to be all consumed by it isn’t it? So much effort goes in. Have you already seen somewhere you would like to move to?

@Kopsy A no show is really disappointing.Blast. Like you , I’m trying to make my home look like a show home each time but I don’t know if it makes such a big difference.The house we loved was very cluttered but we were still charmed by it.

@Simonsaysitschristmas only a couple of weeks, not long. . When do you think people start to think “that house has been on for ages there must be something wrong with it?” After a month? 2 months? I really think the price is right and competitive with the area but we’re just not getting enough people coming to look. There are only four houses at this sort of price bracket within a miles radius too , so not an oversupply

@bigoldwimp yes we’ve had our eye on a house since late Jan/early Feb. Luckily hasn’t sold yet but I live in fear they will find someone else before we get a proceedable seller.

I think we are a little lucky in that people are going to be more forgiving to houses that have been on a bit longer due to the current situation. Ours has been on since Feb and we are still managing to get a steady flow of viewings.

Ah well, going to pick myself up and get ready for our next viewing on Saturday (praying they don’t cancel haha)

@Simonsaysitschristmas not a lot going on for us to be honest! I feel the same, trying really hard to stay positive but it's difficult with the constant "no's".

We've had over 20 viewings now which is concerning Confused

Yep we must be creeping up to around 20 as well. We’re thinking if we get no luck after Saturday we may switch estate agents to see if that helps.

God, I don’t blame you. Unfortunately for us it’s a much wanted relocation and we already have the new jobs so we kinda have to see it through and get rid of the house 😂

@Simonsaysitschristmas what sort of budget do your buyers need? Is it first time buyers or something you would move up to? We’re getting about 180 people looking at ours on rightmove each day but no one coming physically to view and think that perhaps people are waiting to return to work fully after furlough and for the mortgage market to return to normal again , as first time buyers can’t get the necessary deposit

@bigoldwimp ours is suited and gets the most interest from first time buyers or those with very young families.

The first offer we had was from first time buyers but they realised it was slightly over budget for them when they factored in cost for solicitors and furniture etc and we wouldn’t budge any lower.

It’s hard for FTB in the current situation, loads of them will have spent the past 3/4 months saving like mad and will have healthy deposits but will be struggling to find mortgages.

We've had about 8 viewings so far. Two more booked tomorrow and Friday. I'm feeling quite stoical about whether I'm going to sell or not. I realise these are strange times and the market is shakey.

We’ve had another viewing booked in for Saturday - I just checked and these will be our 14th & 15th viewings.

We've got another 2 tomorrow and 1 for Saturday, that'll be 7 this week in total Confused trying to live by "what's meant to be will be"!
