Can someone send positive vibes or advice

Today we have the 9th viewing of our house. Been on the market since Feb, and it just feels relentless now and I’m struggling to stay positive.

We had one offer which we accepted, but then they pulled out as they realised they actually couldn’t afford it.

I just feel like we will never sell. Every week making the house pristine, letting strangers look around and judge your house for them to give really positive feedback and then radio silence.

I guess this thread is just a bit of a moan really. Any positive stories welcome :)

I agree actually, I've not been to a single viewing conducted by the agent for any of the houses we've been to look at!

On balance I think its easier for me and my DC to be out of the way rather than us all trying to move from room or room or me kicking them out on the streets. Its harder under lockdown keeping social distancing and since we are all here most of the time - not at work or school or college. But at the same time I could answer a few questions and comments about the road, neighbours, parking, excellent schools, the small garden being compensated by so many green spaces nearby (and the fact we got a large trampoline in there).

It might be that for second viewings, if there are any, I might be around.
My EA wants to create a buzz and people coming for viewings seeing others leaving and arriving so they feel like it might be competitive. He's a good EA so I don't mind.

I think that sounds like a good plan! If we had kids I would definitely be leaving the house with them during viewings 😂 it must be very stressful.

Saturday sounds very promising! Hopefully your EAs tactic works and you get an offer Grin

Feeling totally pissed off this morning. It's almost temping to set fire to the house and claim on the insurance rather than deal with CF offers from CF buyers.

I wish the sun would come out!

Still dealing with the CF people who are making things very difficult indeed. It's the old "don't get emotional" thing, which is hard when it involves a very beloved house! I know people like to get a good deal when they buy a house, but there's "good deal" and then there's "taking the piss".

My evening definitely needs to involve ALL the wine.

Do you think you can get them to an acceptable price? Have you got any more viewings booked in?

Definitely enjoy all the wine tonight and then you can tackle it again tomorrow.

@Kopsy did you hear anything back from the promising viewer? Did she ever come back to book a second viewing?

@DeeplyMovingExperience it’s hard but you really have to try and see it as a business transaction.
We get far too emotional involved with wanting to imagine our buyers enjoying our home, honestly it does you no good, every time we’ve moved we’ve said next time we’ll be more business like but still fall into the same trap!
Our current buyers are so pissing us off.....next time.... we’ll at least we will try 🤣

@Simonsaysitschristmas no luck for us, they decided on reflection that they want somewhere with parking Sad that's 3 now that we've thought were really promising and never worked out! It's so demoralising!!

Oh @Kopsy sorry to hear that! We need to remember if our houses were good enough for us, they will be good enough for someone else.

Also, it only takes one! It can all change quickly and hopefully your next viewers will be the right fit.

OP I don't know if anyone has suggested, but tell EA not to send anyone to view unless they are proceedable. It's a serious drag keeping the house pristine for time wasters. I wish you good luck and good fortune in your endeavours.

I have just realised you are doing the viewings yourself. Pay the extra to get the agents to do it for you. Buyers can wear appropriate PPE to be shown around as should EA.

Lady kuga - thanks for the advice. The EA is meant to already be checking that everyone has a AIP before they book, and we all wear PPE for the showings, regardless of whether it’s us or the EA doing the showing. We may consider paying for him to do the showings if we have no luck in the next few weeks :)

Our EA has had to refuse viewings because of people with insufficient spending levels thinking they can do a massive knock-down. I could hear in his voice that he's getting frustrated with time-wasters.

Then again there are serious buyers out there who are ready, willing and able to move.

Been in your position... and may I just say - even if you think I'm being awful- but your house is worth what ones willing to pay for it... it's a shite time to sell, before COVID there was Brexit now it's a good mixture pff who knows but getting insulted by an offer is not going to get you anywhere. And offer is an offer you can say no and move on.

Oh @Simonsaysitschristmas that is the absolute worst isn't it Sad I don't think people realise how much effort goes into prepping for a viewing, and obviously how much it dashes your hopes when they cancel last minute! I had one cancel an hour before they were due to come round the other week Angry

Someone else has now booked a viewing in for tomorrow (so my cleaning wasn’t wasted Grin ). It’s the rollercoaster of emotions that I can’t deal with. When we eventually move we are staying put for at least 30 years because this is no fun Gin

@Simonsaysitschristmas I feel like you are me 😂 I totally agree it's the getting your hopes up and then feeling disappointed that I can't cope with, and I've said to DH I'll have to be carried out the next house in a coffin because I am never going through this again Grin
