Down to the last two. We know the village, know the area. Need to be here for personal reasons, but cant agree on which one.

I prefer the garden of number 2 but I don’t like the hedge at the front and it also seem close to the kerb ( could be the angle of the photos) no 1 I liked the front but hated the back garden . Hope that helps Grin

Number 2 for me. I love dormer conversions as we have one and I love sleeping in the bedroom listening to the rain on the roof. It’s very relaxing. The style and layout appears better as well. Also, I hate conservatories as they’re too hot in summer and too cold in winter and I think 1 needs a lot of work.

First one a million percent. The second one won't appeal to everyone and will be more difficult to sell in the future.

Hmmm.
The second one is on the main road. It is a quiet main road, but still has cars and people walking by. The first one is really quiet.
The second one is funky, the first one is really gorgeous. Not sure what pp is seeing saying it needs work, it really is nicely done.
Garden better on second.

If you have kids and would enjoy the space, the first one, though the second is nicely done. The second is a bit overpriced, though.

Do you need to use both of those downstairs bedrooms in number 2 as bedrooms? Because the one sandwiched between the lounge and the bathroom is not in a great position in a busy household.

I think that the first one needs work and is not as quirky in design as the second but it’s probably the safer bet if you are prepared to put the time and money in.

House no1 as I don't like bedrooms downstairs (as I like to keep a window open at night & wouldn't feel safe doing that in a downstairs bedroom) & I find attic/dormer bedrooms can get really hot in the summer.
House no1 does need redecorating but the rooms are very spacious & looking at the floor plans, the house flows whereas house 2 looks a bit disjointed to me.
Also house no1 is cheaper so you could use the money saved for redecorating/new kitchen.

What's your family make up and how long do you intend to stay?

I wouldn't like the downstairs bedrooms and bathroom of the second, the garden also isn't clear. Also the dining area is a bit out of the way and narrow round that corner?

I prefer the first layout and size, but it needs a bit of cosmetic updating to get it to the standard of property 2, more than £20K worth of price difference between them. Do you have the cash and time to do it?

If it's a long term home I prefer 1 with some work done on it, shorter term number 2 is ready to go and nicely done

What's top of your priority list OP? Do you need the 4 bed or 3? Is a bigger garden a winner or are you not as bothered? Are you staying in the house long term? Do you like all the design features in 2 or prefer to put your own stamp on a less fixed look.

Where do people think number one needs work?
Think i must walk around with blinkers on because the only thing I would change on one is bedroom 4 has a sauna in it - that would come straight out, but the rest was lovely. What are you lot seeing???
Number 2 just does not feel right to me, but that is dps 1st choice. The parking space at front of 2 desperatley needs work!
Mirrored wardrobes in house 1 would get replaced in time, but my God, they are huge!

IMO first one would benefit from:

Some sort of tiled roof on the conservatory probably also putting some walls rather than full glazing, you may well need planning permission. As it stands it’s going to be baking hot in the summer and cold in the winter.

Redecoration of main rooms including new carpet/flooring. Kitchen and bathroom are fine though so the most expensive stuff is covered.

Garden, it’s really hard to tell from the photos but looks a bit cluttered to me.

Need 3 bedrooms, 4 would be a bonus.
Need outdoor space to sit in, not necessarily garden.
Have 2 older teenagers.
Happy to redecorate, no interest in structual stuff.

1st one doesn't have a garden as such. Depends how much it bothers you.

For me, number two.

For a large family, number one. But it is old fashioned and needs a lot of work doing.

It might be the photos but number 2 seems dark and like the rooms are a lot more cramped. Which is weird because the style of it would normally give the opposite impression. Normally I'd be drawn to a house more like number 2 but because of that I'd say number 1. Plus, having lived on a busyish road I'd pay a lot to be in a quieter location.
