Down to the last two. We know the village, know the area. Need to be here for personal reasons, but cant agree on which one.

As you don’t need a football pitch type garden for kids to run around on I would go for number 1. You can always dig up some of the stones to lay grass if that is putting you off. That’s an easy fix whilst the main road with the second one will prob only get busier over time.

The flow and layout are much better in the first house and the space more flexible. It has lots more potential.

No 1 has a much nicer layout and has an extra bedroom. I don't think it needs work. I'm not keen on the owner's dark furniture, but looking past that, the existing kitchen, bathroom/s, fixtures all look absolutely fine. I'd move there, and replace things as needed.

Definitely number 1
Number 2 is dark dark dark except the bedroom with two dormers and location is everything, who wants to live in a main road?
It also has weird shaped rooms that don't flow - the modern look of it will date quickly too as hadn't been done well.

Looks like you could get multiple cars on the driveway of 1 which might be useful if teens learn to drive.

I’m voting for house 1 too. It’s bigger with a better layout. I’m not a fan of the narrow L shape kitchen living in house 2, or the dingy bedrooms. It’s a bit style over substance, unless you need a bungalow.

House 1 is a bit dated (not judging as mine is too) but it could be stunning with some money spent on it. But it’s also fine as is if you’re happy with it!

Given it’s cheaper and on a quieter road it’s a no brainier!

House 1 definitely, more of a classic look than house 2 and don't like where the bedrooms are downstairs on 2 either

Really sorry but I'd be looking around for option 3, neither of these do it for me. At an absolute stretch no.1 but it'd need gutting.

I can’t see how number 1 is old fashioned, maybe the living area, but this is down to the current owners possessions. Number one is a lovely family home, only downside for me would be the garden as it’s a bit smaller than what I would look for but the house is lovely, plus the location sounds much better!

Number one.

I prefer the definition between the living and the bedroom space. If someone is in the lounge in property two and are making any amount of noise will someone in the bedroom behind be able to sleep? Also number one is much bigger.

Definitely the first. I wouldn't use downstairs bedrooms in the second, so the layout is no good for me.

Definitely the one with all the bedrooms upstairs! Not keen on a mix of upstairs/downstairs bedrooms, especially with DC. Good luck!

The first one, much more house for your money. The second one you're just paying for the extension. Past that it's a bog standard bungalow on a main road.

First one, extra bedroom for less money. That extra 20 grand you can put in to put your own stamp on the place if you want.

Alot of people saying change the doors/kitchen. You could spray both to update them, would be cheaper than replacing them.

Much better for teenagers, they can have their own den room and you will have a spare bed room.

Better flow and better light.

Garden isn't amazing but if you're not actually into gardening that could be a bonus.

First one, the second one I don't like the layout and would worry about things going wrong if it's all recent ish work.

Second one for me because of the garden and because I would have to do more decorating in the first to match my taste, for example, I don't like the kitchen or paper in the bedroom

No 1 for me because

  • there is 700 square feet extra of space
  • Extra bedroom
- Front of the house is much nicer than no 2

I think no 2 is decorated better than no 1 but that is pretty easily fixed.
The garden looks better in no 2 but when you take out all the pots etc in no1 I think it will look a lot better.

house 1. it's light and spacious, plenty of places for teens to have privacy, plus the garden for teens is fine, bonus if as pp said there is a football pitch round the corner for them.
it's bigger
it's not on main road
it flows better
You can add value easliy if you wanted.
and did you say it has a cinema room?

I don't like the look of house 2 from the outside. the downstairs bedrooms seem dark and bit depressing. The kitchen is lovely but doesn't seen that big. The whole layout is odd. it does have a good size garden.

You couldn't really add value to the house.
it's on a main road.
it has fewer bedrooms.
it has fewer rooms...
barring the kitchen it's actually quite bland.

Saying all that, I'm surprised they are in the same price bracket. if I was looking for a good 3 bed then house 2 would be the one I'd stretch for.(unless over priced out of the 3 bed bracket)

But house 1 seems like that next step up and I would expect it to be alongside other big 4 bed detaches. IYKWIM

My conclusion is house 2 is over priced and house 1 is at the cheaper end of the big 4 beds. which is maybe reflected by its more dated decor.
