Down to the last two. We know the village, know the area. Need to be here for personal reasons, but cant agree on which one.

I much prefer the second one. It has a proper garden and more character.

With the first one I can’t imagine my heart leaping with joy as I approached that massive block-paved drive and garage.

Second one has gone modern to the point of looking a bit tacking imo

First one is better - you can always modernise to your taste - however the cost will be more than the 20k differential

House one, and paint the dark wood white.

I do like the many ovens of house two, but I'm just not feeling it. The first house seems like a much happier home.

first one for me, mainly because the second one looks like it wouldn't have loft space & the first looks like it would

House 1 better flow. Don't like living rooms next to bedrooms.

Property 2 doesn't look like it has any storage as they're relying heavily on kallax to stash their stuff. Plus they haven't even got a kettle, toaster or the kitchen counter. Add in anything over that and there's zero prep area. House 1 is packed with the owners stuff and it still seems very spacious.

The conservatory on the first one is bound to be freezing on winter evenings - all that glass looking at the night sky. It will eat energy. Not sure that room would be useable a lot of the time?

(Personally I also hate the thought of sitting in an illuminated box not being able to see out while people could see in, but I accept that's just personal taste...)

Mind you those dormers are likely to be a bit cold too, and there can be a a risk of damp/mould on the "cheeks" too, so make sure you look closely if you are going for #2

Definitely number 1 it flows better and looks bright and airy. Number two is a mishmash of rooms that seem small and dark.

It's a slow market in that area, particularly for larger houses. They can sit for a very long time unless either priced low or the right buyer comes along at the right time. I've seen good houses on good streets take months or even years to sell.

No1 doesn't have enough garden however on Google Earth I spotted what looks to possibly be a play area to the rear of the properties to the left, and there is an alleyway or what appear to be an alleyway to that land from between the end house furthest from Property 1 and the house next to it (the row of houses to the left of Property 1). Looks a fairly safe area to play football. Wonder who owns it and what it's used for If that's the case and kids play out there, or if it is safe to play out in the cul de sac I'd be more inclined to go with 1.

I have to say number 1!!!
Kitchen is heaven! Nice and big and laid out well. In fact the whole house is laid out lovely and flows.
Yes you'll need to redecorate but that comes with the territory of moving house and making it your own 🙂
I think for me number 2's kitchen although more modern seems fairly enclosed and small, and the rooms seem smaller.
Is the garden size a dealer breaker?
Number one seems easier to manage and perfect for social use, maybe not great for kids games or trampolines, swings etc...

No 1 is far better. Better layout and room sizes are fab. You can do a lot with the 20k price difference as well.

No 2 is dark and the ceilings are too low plus the funny layout. I don't mind a quirky layout but I don't like this one.

Offer £270k for property 1 or less and aim to pay £270k.

No 1, layout is so much better for family living. The garden looks fine to me. The decoration is ok, you could replace the doors and red-tones wood with something more stylish.

No 2 looks a bit jumbled with not very nice additions (the back extension is too narrow, second bedroom downstairs sandwiched in between two living areas).

I much prefer the look of the second one but can see that the layout of the first might work better. The first one is unattractive from the outside, and parts of it look dated. Also the garden is claustrophobic and has plastic grass! Had you noticed that there isn't a door or window you could open directly to the outside in the living room? Which way does the back garden face? If it's North, the living room would be very dark, if it's South, them it could be quite warm.

Number 2 had a bit of wow factor in the first photo but as I looked it just became obvious it was all style and no substance.

Number 1 has something substantial about it (and if you can convert the loft) the potential to add value. It's nicer. Number 1 for me!

1 but it does need a good amount of cosmetic work including a new kitchen, total redecoration, lose the pink carpet and the bathroom retiled as a minimum
