The EA finally got hold of our buyer's missing solicitor, apparently he's just been 'away'.. Hmm
So he's now finally gonna start looking though our file and go through anything that is outstanding. We should know more early next week..

Seriously, how can these people just go away, presumably on holiday, without bothering to mention anything to anyone..!

Hello all, back in the UK now and sadly no progress while I was away.

Have to admit that ES article did alarm me a bit as a buyer in London but our offer was under asking price (despite EA claiming it should be 10-20k more!) and not many of those type of flats come to market and are always popular when they do.

Back to chasing again - seems we’re waiting for freeholder to confirm the amended deed which they’ve had for over a week then I think that’s all that is outstanding

@dimmu I agree with you I am paranoid about one of the EA OR SOLIS SWANNING OFF AND NO ONE TAKING UP THE MANTLE its just a bug bear cos they just dont care sort your teams out properly

@Blobby10 your bank’s early repayment rules sound very unfair. You are only 2 months away from the deal ending and I assume you were on this deal for nearly 2 years now. It’s only fair that they charge you for the time you won’t be on the deal. I strongly recommend you speak to citizens advice/trading standards. Unfair terms cannot be binding, even if you signed them.

@ednclouda I know it is so infuriating! If you are going away but can't be bothered getting someone to oversee your workload, then at least set up an out of office autoreply for your emails and a voicemail message. Even I do that and the work I do has zero impact on people's actual lives!!

I almost wish now that we were buying as well as selling. Leaving buying for a later date means we will have to deal with another set of solicitors and EAs again next year - aargh!

@Oneworld I have asked my Exh to ask his 'contacts' to see if there is anything they can do - I have no objection to paying two weeks lost interest or something but 3% on the entire loan seems ridiculous! If not I might get my new mortgage broker onto it - he was brilliant when my OH fell foul of Virgin Money's "two withdrawals max one of which has to be closure of the account" and got them to reverse their "computer says no" stance within an hour Grin

balalalala have you emptied the loft yet? And the garage?!!! with the removals, I wish I had asked my firm what their policy on tea was - they only had one cup and no biscuits as they'd been to Maccy Ds on the way Grin. I spent the two days next week eating the naice biscuits I'd got them

@Blobby10 - good point about the loft. As we have a loft conversion we only have the eaves to go through but I do want to do some sorting before just moving books from one houses' eaves to another. Slightly dangerously we have a double garage on the new house so the temptation will be to let the 'stuff' grow to fill the storage space.

I do think we're moving into holiday season now as solicitors, vendors, buyers and EAs go on holiday. We're on holiday for two weeks before we complete and there is a bank holiday as well. I've already discussed with our solicitor what he needs from us for completion to make sure we don't t run out of time. I'm amazed my bank hasn't phoned me up as there is a very large amount of cash sitting in my bank account from various liquidated investments Confused

We’re selling the business we run , and the house we live in ( we have a holiday cottage and cafe etc ) and we want to down size and retire

I have no idea how long it will take , I think we’re in for the long haul

I am feeling positive and hopeful , so let’s go

@Violetroselily yes they've responded. Basically they said it's our fault for putting the house back on the market and that the whole time all I've done is talk about how it affects my work, children, life etc. I have said about dates affecting my family because they have and I've taken my entire holiday off work thinking that we were moving and having only me to pack. Every week since the end of June I've been told we are almost at exchange, it will be tomorrow/next week. Something doesn't ring true as to want to start the whole process again I think you'd have to be slightly crazy, especially with an offer towards their rent. Apparently the place they have found (which they found 2 hours after we put our house on the market) , is cheaper and in a different location that works better for them. I think that they probably couldn't afford our house. I might be wrong. At the minute I'm so emotional. I go between regret (was I foolish to remarket) , sadness, anger and relief (at not selling to someone so mean and immature). I do love our house we just wanted an extra bedroom is all.

In good news. Someone that viewed the house when it was on before and made an offer (didn't have their mortgage in place) wants to view again and has a mortgage ready. They stopped looking apparently as couldn't find anything else they liked. So fingers crossed it doesn't take too long to sell.

We’ve given in and chased the estate agent this morning with regards to the owner’s feedback on the new offer. Apparently we’ll hear by the end of the day, I very much doubt it! We only get response from the estate agent when we chase which I’m finding incredibly frustrating.

My EA called me this morning. I panicked a bit as she called me at 830am. The situation is, the FTBs solicitor is reporting to them now. Until now, they were still going back and forth with enquires!! I don’t know who told the EAs that everyone is ready to exchange.
Does anyone know how long it takes between “reporting” and exchange? I will now spend another weekend worrying :(

@OneWorld no idea but would love to know too. If they reporting or getting ready to report does it mean all searches etc are in?
Another weekend of worrying to look forward to here as well!

When a solicitor reports the their client that is at the end of the process, after all searches are in and enquiries are answered.

Essentially what the solicitor is doing is summarising what the searches and other investigations in to the title have shown and highlighting anything of significance.

Often the report will be in written form, but not always.

Usually the period between reporting and exchanging is relatively short, but it of course depends on the whole chain being at a similar point in the process.

@BeauticianNotMagician81 - shitty comments from your original buyer. I'm slightly appalled about how self-centred people become during this process and fail to see what they are doing has an impact on other people's lives. We had 'but we were going to get a puppy' and 'but we are organising a party' as reasons 'why' at various stages. Surely people can understand that children and schooling just can't be worked around in the wAy that parties and puppies can!

I don't like your original buyers and I hope your new buyer comes through!

@BeauticianNotMagician81 even if you hadn't remarketed, they may have still strung you along. There was clearly issues with these buyers and the whole gifted deposit thing may have been a guise for a bigger problem. If they couldnt afford it then they may have pulled out regardless.

Sounds positive re the new/old viewer - fingers crossed they make an offer

Difficult to be definitive, as each situation will be different, but I would say if everyone else in the chain is ready to exchange you should be expecting days, certainly not weeks.

Hi all. Not posted in a while, but thought I'd give a bit of an update:

Loads of viewings recently, but either not ready to proceed, silly offer or no offer at all.

I have another question. A question I'm asking like this 🙈 Would a rental sign next door put you off buying a house?

We knew this house would be rented out soon, as I'd spoken to the builders who were refurbing it, but now there's a sign outside next to ours.

I know this shouldn't put people off, but I also know that it can. It wouldn't out me off, providing there wasn't a high turn over of tenants.

It's very high spec and will probably appeal to professional commuters and the EA said she'd let them know this, should they ask...

However, 1. How do they say this without sounding like an utter snob and 2. What if it has put them off, but they don't say that's why, at risk of sounding like a snob themselves?

@Aperolspritztime people will likely ask about neighbours, so its bound to come up. It wouldn't bother me, but I am a renter at the moment so I know we're not all bad Grin

I guess you wouldn't know if it is an issue for people unless they come out and say it. Is it a typical commuter area? Is there a large rental market? If so, you'd think people would know that - and be ok - before viewing properties in the area

Hello, can I join?

A few weeks ago DH and I went running through our local park and into the woods as we do often. At the end of a private cul de sac adjacent to the woods on our route there was a for sale sign.

Never thinking we could afford it I had a snoop online and realised we actually could as it’s a 1954 time machine inside.

Went to view alone, despite our house not being on the market, fell in love, asked EA to follow me home and put house on the market without asking DH (he signed whilst on a conference call not knowing what id shoved in front of his face). Anyway, our pretty little cottage sold in one day before even hitting Rightmove, and after getting into a bidding war with two other parties we had our offer accepted on the new house.

Right now it looks like we could move in August. Feeling quite nervous as since agreeing sale I’ve realised I’m unexpectedly pregnant with no 2 and therefore the £1,300 in our monthly budget we were going to put towards renovations is now going straight to childcare. Luckily we have enough for a rewire, heating and poss some flooring but otherwise we will have to live with the original 1954 kitchen for a few years.

Oh, and to sweeten our offer I said we would clear the house (99 year old lady has lived there for 65 years and now gone into care leaving allll her stuff) so looks like I’m going to be scrubbing and clearing ~20 weeks pregnant!!

All feels a bit crazy. I’m usually very boring and planful but not so much when it comes to property. Feels very exciting for us though. We are going from a tiny Victorian workers cottage to a detached house with a detached garage and from a garden that backs onto a car park to one with only one neighbour (40 acres of woods other side) and allotments behind. And it’s still under 40 mins door to door to Marylebone! It’s the only house on the street that hasn’t been extended and the plot is 50ft wide so could be the forever home for our family unless Brexit fucks DHs industry and I have to leverage my Irish passport!

Desperate for this all to go through and not to get my heart broken. Searches are back on our new house, just waiting for our buyers solicitor to catch up.
