Would love to join too - hello!

FTB in London, offer accepted a few weeks ago but bank have devalued the house (anyone experienced this before?) so just gone back to the agent today to renegotiate (fingers crossed!). The fun begins....!

We have our first viewing booked in for tomorrow afternoon, luckily the house is still clean and tidy from having photos done yesterday! Just need to keep the kids contained now Grin

Our return to market was short lived. We are going to wait for probate/insurance for our buyer to be sorted and if it doesn't work out come off until next year. I hate viewings which we do ourselves. It's the tidying that's the worst in a house with packed boxes everywhere.
School holidays and a new foster baby coming have made me realise I will never be tidy enough until at least September.

Checking in from thread #5. Accepted offer 1st April, offered on our purchase 3 weeks later.
After our buyers buyer pulled out, she then found another buyer and we were due to exchange this week then her latest buyer said their survey showed something wrong with her roof so they wanted money off. Buyer said she couldn't afford full amount so cost has been passed up the chain to us & our vendors. Us & vendors agreed to reduced prices on condition we complete on 26 July but as everyone needs new mortgage offers & new contracts I'm not hopeful. Mucho wine has been consumed this week.

If we ever move, I intend to die in that house. I'm never moving again.

Rough week here too. Heard from our solicitor on Friday that they were waiting for authority to proceed from the mortgage, which shouldn't be an issue as nothing surprising in the reports, and for the notice to arrive that our previous mortgage was paid off (weird situation). We received the notice, so our solicitor has sent out the final reports for us to have a leaf through and the bank account details to pay our deposit. While that was in the post, the mortgage company have said they don't think that they will lend on the property, due to a 1972 extension having no pp or building regs, and a 2007 conservatory having pp but no regs. Well there's nothing that can be done on the first one due to age, and the 2nd one didn't need building regs in 2007! They also want a deed of variation on a solar panel lease for the property. Hopefully these can be overcome, but we've gone from only exchanging next week to either not having a mortgage or if we do, it being a month away.

I'm 31 weeks pregnant, I do not need this stress!

@TheWildRumpyPumpus circus is SO SO the right term Ive had numereous phone calls from my EA where ive had to lay the phone down and take deep breaths so as not to scream at him but good luck

It's been a long 9 months on the market but we've just accepted an offer on our property, hallelujah! Typically a house on the market we loved accepted an offer the same day we did so we're really gutted about that but semi-excited we can begin house hunting again.

This is all new to me and i feel sick with nerves now things are feeling real!

Gosh this whole process is so stressful and awful. I have decided to allow myself to have all the chocolate and wine needed to get through it, a healthkick can start when it is all over.

Sounds like there are few of us on this thread on the verge of exchanging, I really hope next week will bring some good news.

Local searches are now expected back next week (it's been 5-6 weeks!), fingers crossed.

The worst news for us yesterday. 2 houses in the chain, our buyers are renting on a rolling month contract, our seller is moving in with her son. Offers accepted on both in late May. Everyone’s signed their contracts, ready for exchange. Both surveys are done, they haven’t had theirs back yet.
The day of their survey they come around for a second viewing to measure up etc, the surveyor comes around an hour or so earlier. The next morning we get a call to say she’s being made redundant and they are pulling out. EA and I think that’s an unlikely story but I can’t think why they would pull out and lose all that money on conveyancing before they’ve even had the survey results back?!
The only red flag we had was that despite pushing us for an exchange date they held off booking their survey until pay day so I don’t know ether or not they just realised it was too much of a stretch...
Anyway, now we have zero chance of completing in time to move the children’s school for September so potentially face a 30 mile round trip to drop them off every day when we do move until we can get a school place. Plus the disruption of a child starting in reception in one school to almost certainly be moved part way through the year.
And on top of all that, the buyer who tried to gazump us is still hanging around so we may lose that house too and all our costs so far. I know others are in much worse positions but am feeling very despondent about the whole thing right now.

@Hawkmoth I have an autistic DS and we have missed a completion date before his school holidays started now so it's going to be a tough day for him. I'm trying to find childcare. He is a teenager so childcare doesn't go down well. So I understand why you need it to be straight forward.

@Aperolspritztime I did a couple of viewings myself but actually preferred the agent doing them. I wrote a bullet point list of details about the house/area for EA to go through. I think she did as after that list she said it was really helpful and we got our three offers.

@dimmu Our searches took three weeks. So frustrating.

@Neron I would take your time and try and enjoy your summer. Something will come up.

@Fleabag123 Eek exciting. Looks like you should be exchanging very soon 🤞🏻.

@Violetroselily hopefully it's nothing. Radon comes up in our searches in the whole of our area but it's in such minuscule amounts it's merely a legality for it to be mentioned, nothing more.

@TulipsfromAmsterdam that sounds like a good idea. My friend has been waiting 11 months for probate to come through. Enjoy the summer holidays and good luck with the house hunting when you're ready.

@cazinge hopefully everything falls into place now. At least a chain collapse has been avoided. Sounds like everyone in the chain is fully committed so that's good.

@KnobJockey can you just get indemnity for the building works. I'm sure it can all be overcome easily enough and you will be back on track soon.

We have been told we are exchanging on Monday. Hoping for completion Thursday. I'm scared to do anything in case it doesn't happen. Do I redirect the post etc? I'm so scared to jinx it as I thought it would never happen.

@bettyskitchen - yes we had this on the first place we offered.
Depends on the reason for the devaluation - e.g. if it’s a structural issue you can argue they’ll have this situation with any future buyer so in their interest to either fix the problem or reduce price in line with valuation.

If they won’t you either have to make up the shortfall yourself or walk away - heartbreaking sometimes but that what we had to do as the vendors were being unreasonable in the extreme in the face of potentially expensive issues (dry rot/woodworm)

And sorry to hear of other people’s struggles, house buying/selling is the absolute worst and I don’t know why we are voluntarily doing it!

Feedback from our first two viewings was they liked the house and the work we have done to it, but didn’t get ‘the feeling’. No constructive criticism to take from them so we shall have to see who comes through the door next!

Have other people gone to see houses before having an offer on theirs? I feel a bit like it’s a waste of the vendors time at the moment but would love to get looking!

@TheWildRumpyPumpus yes we looked at quite a few without having an offer on ours. I think it gives you a clearer idea of what you want. Not all agents will let you look if aren't under offer. Be warned though I had to talk DH out of a few viewings pre-offer as I was just finding it soul destroying losing out on ones I fell in love with.

Hi all. We are in a chain of 3, with us in the middle. Our offer was accepted 8.5 weeks ago (and we had accepted an offer on our place just a few weeks before that). Down the chain things have progressed efficiently, but our vendor took a month to send enquiries back - our solicitor finally has them but we haven't heard yet whether she is satisfied yet. Can anyone tell me what happens once enquiries are completed please? Both surveys are done, and I believe the local searches are all complete too, as is our mortgage.

Think I’m a bit over-eager- I just emptied our loft 😂😂😂x only had offer accepted yesterday 😂😂 . In my defence I’m having a minor knee op on 25th and don’t know how mobile I will be and how quickly so thought I’d get a head start on the difficult stuff 😂😂. Anyone else over eager?!!

@Blobby10 - good to get started but do t go overboard. We'd decluttered for viewings but I only started packing after exchange. If you read back on previous threads there is just so much that can go wrong. Sorry to be the doom merchant...

@BeauticianNotMagician81 - fingers crossed for you tomorrow. It's a very strange feeling when it eventually happens. I wanted to kiss my solicitor and we had champagne but afterwards it was just relief and exhaustion!

So we went to look at the house yesterday to measure up. It was a bit untidy (not show house pristine that it had been for viewings) but I can see us being very happy there. Spotted some decorating that will need to be done but no desperate rush. Garden needs dog proofing and fence repair but all OK. It's funny how you just don't take stuff in on viewings that you see when you're looking properly.

Children must have criteria about ice maker in fridge and trampoline. They are 17, 15 and 13 do you'd think they'd be past it!
