@Blobby10 I am so so jealous! Lucky you! Wishing you many happy years ahead in your new home... How is everyone else getting on? Ours is rattling through at lightening speed- Literally everything is done on the sale of ours, all pre-contract enquiries answered, everything boxed off. We are waiting on one single search to come back for our purchase and then it’s enquiries then hopefully, if the stars align, we will be in early December!! I am pretty sure the solicitors and both agents are sick of the sound of my voice as I do a daily ring round checking progress haha I’m not even ashamed I just want to get moving. What is everyone’s Sunday plans? I have started to look online at furniture but just cannot decide...

Congrats @Blobby10, so happy for you to finally have your own space to do with as you please. Paint it line green! Put up that weird print you found in the charity shop that you love! Light smelly candles and have doilies - COS YOU CAN! And no one is going to stop you 
Also good timing RE Black Friday and New Years sales for buying stuff, hopefully you can find some good deals.

I seem to have mishe's you on this thread @Little11 my apologies! How long is your chain? Great that your steaming ahead and keeping on top of everything, I wish I had been more pushy from the start but I was a bit too naive I think!!

As for our Sunday- more packing (so much to pack!!!!) and now DP and his friend are shuttling stuff back and forth to the storage unit whilst I lie on the bed next to sleeping DS. My legs have given in today for some reason.. well I suppose the reason is that I'm due baby2 tomorrow and I've been packing and sorting all morning ha but y'know. We got loads sorted this morning and I feel positive the place will be empty-ish, if not clean. We've discovered a mouse problem though... which at this point is going to be our buyers problem!

Now we have to decide what the priorities are for what we're looking for, aside from 'bigger'!!

Report went to buyers on Friday. No response. DH texted buyer. No response. Estate agent wasn't returning calls either.

I think they will pull out. Have cried for much of the weekend. I don't know if I can go through finding a third buyer, but equally I can't see us living where we are and being happy.

We still haven't exchanged, apparently both ours and our buyers solicitors were off on Thurs/Fri. I do hope we can exchange this week, it's so frustrating waiting while half packed. My DH is just going to harass solicitor all week I think!

@Since2016, congrats on finally exchanging.

We accepted an offer 5k over asking price after a week on the market today, we’ve been incredibly lucky. We also had our offer accepted on the place we want to buy so I have a celebratory gin Grin

I’m guessing the stress really starts now.

Thank you all. Some good news today and the buyers came out of their bunker and said they will get everything signed this week. I do hope nothing happens between now and then. DH agrees I have self-regulation issues having gone from the floor to the ceiling in the blink of an eye.

@LeslieYep I think generally that it's best not to. However, our solicitor was included with estate agent and she's been great. Shop around and see how you get on, there's a vast difference in performance depending on how much is handled by an admin system versus the solicitor and her paralegal.

We're still here plodding along. Answered some enquiries via email last night for our buyers. Received the contracts so just need to print off, sign & return. Buyers solicitor waiting for local authority searches to come back, apparently ours is slow usually Hmm
Our buyers have had several viewings now including 1 recently to measure up which they said they will book their survey when searches back! Seems abit late to leave it but hey ho
Hoping to be all done by the end of the month - buyers suggestion and we're happy with that

Just dropped by to say thank you to everyone (I can't tag you all individually as there were so many!) who supported me during my hellish (but not as hellish as some!) sale and eventual (much smoother and easier!) purchase! I spent last night in my new house and I LOVE it! I opened the curtains this morning onto my own (smaller and way more manageable) garden and I love it even more! Despite the hundreds of boxes filling the garage to the brim (removal men didn't stack them very logically !) and the boxes, suitcases and bags of duvets and pillows littering the kids rooms I feel so at home there already and can't wait to get home tonight after a detour to boyfriends to collect cat Grin.

Good luck to everyone still in The Process - I truly hope that you too will find the excitement, peace and happiness in your new home that I have, for the first time ever, found in mine.

@MrBobLobLaw sending my best wishes for a smooth birth and hope your little one enjoys their new home!!!

Hi all just wondering if anyone has any experience of looking at a house before yours is on the market? Is it just a case if you see a house you like you try and get yours onto the marker and sold ASAP and hope the one you like is still available?

We’ve fallen in love with a new house, there are four available on the site and it was then reason we put ours on the market, we will look at other houses when/if ours sells, I won’t until that point as I don’t want to fall in love with something and then it sell...Or get the current owners hopes up.

Pahoehoe that is what we did this time around... we sold previously and then spent 3 months house hunting and nothing came up it was a horrible time.

This time the 'perfect' one came up, we viewed it, put ours on the market accepted an offer and had an offer accepted on the one we found.

I just have my fingers (and toes!) crossed that everything keeps on going to plan...

@Pahoehoe my experience is that vendors and estate agents don't like you viewing until you're as proceedable as possible (this is in London). I viewed a place before we'd accepted an offer on our flat and the estate agent was really pissy with me that I'd apparently wasted her time! The place was really lovely as well and we accepted an offer a few days later but I was too stubborn to go back to her ha. So my advice would be to get everything in order first (mortgage in principle, the property your selling on the market) before looking, but this could be bum advice if you're in a different part of the country.

Really glad your buyers came back with positive news @Hawkmoth. I was exactly the same as you though.. didn't hear back from our buyer for 24 hrs and I was convinced he'd pulled out of the sale  any paperwork come through as of yet?

@LeslieYep I shopped around for solicitors and have ended up with one I'm not totally enamoured with (simply conveyancing limited) but they're okay. Not sure whether a smaller company would've been better/more on it. I got about 4 quotes though and just went with the cheapest and the place I got the best feeling from.

@gingerninja99 booking our survey, it taking place and receiving the report back we're wrapped in just over a week (homebuyer survey) so hopefully your buyers will have a similar experience too.

Not that much to update on here, still pregnant! 2 days overdue now and basically living on a camping site. Everything we own is in storage except our bed and the sofa so not many home comforts here. Poor DS is a bit confused by it all I think, he's only 2 so it's a lot to take on! Can't bloody wait to complete on Friday, just hoping I don't go in to labour on Friday morning!!

Who else is it that's completing on Friday? My brain has turned to mush!

We looked at houses before ours was on the market but waited to sell before we put in offers. Luckily estate agents knew we were very serious about selling ours and most thought it would sell fast (it did, first viewing!) so that helped.

Our solicitor was recommended by our EA but was also recommended by some friends and colleagues so we were confident. They seem pretty good so far.

Searches all back, enquiries beginning now. I would really love to have some idea of whether pre-Christmas is likely or not but hohum.

Something has begun to happen on the legal front with our buyers. The survey on the property we are buying is being done this week.

We are apparently at the stage where exchange can happen when solicitors both confirm by phone. Their solicitor went home at 3pm so not today though. Hmm

@MrBobLobLaw we’re completing tomorrow! Packers in today. I’m in awe you’re being so chill being so pregnant. I would have been a headcase! I’m feeling v chill today, the packers are lovely and I’m actually just leaving them to it!
