violet, it is, yes. We're right next to a train station. You'd be surprised how many people say they want to be within walking distance to the train station and then get surprised that you can actually hear the trains Confused

Welcome @PooWillyBumBum sounds wonderful!

Feeling quite down about the whole thing today. For so many weeks every Monday I have felt optimistic that this is the week there will be progress, or over the last few weeks have even thought we would exchange that week. But for so long now absolutely nothing has happened, and just feeling deflated now. We are supposed to sign the contract for our rental this week and I really thought we would have exchanged long before.

Good luck everyone, really hope there will be some positive news for some of us this week!

So we've had a couple of viewings. One booked for this evening and one cancellation this evening. I forgot how tough viewings feedback is. So far lots of comments about the garden being overlooked, which can be clearly seen from the photos and the street being heavily parked. It is heavily parked but only at weekends and we have never had a problem parking outside our house. I'm hoping the couple that viewed previously make us an offer. I'm scared we won't sell for months with it being the summer holidays. Sad

@BeauticianNotMagician81 thank you. It's hard to stay upbeat when the whole process keeps dragging. Not sure what we would do if there was still no progress this week. If we don't sign the rental agreement we would lose the property and there isn't anything else suitable available at the moment. If we sign it and things go wrong with the flat we would have both rent and mortgage to pay for and double council tax etc.

Viewings are hard work, I hated It! Hopefully it won't take you too long to find a buyer. Not sure where you are but I have read that things have perked up a bit lately in some parts of the country.

@BeauticianNotMagician81 - hoping you don't have to do too many viewings. I hated them with a passion. If you've sold once you WILL sell again.

Just been to our solicitors to sign transfer and mortgage deeds. He reminded us to change our wills ASAP after completion. Apparently it can make it difficult to get probate if the address on your will isn't the right address. Cheery thought but worth sorting out. The 'to do' list after moving just keeps on growing....

39 days to completion and counting!

Still waiting for deed of variation to be registered.
Asked for an update today and got a very pissed off email from seller as his solicitor has gone on hols for 2 weeks without telling him. He’s waiting to hear who she has handed over to chase them for updates.
So frustrating!

@BeauticianNotMagician81 people are still looking, definitely. Keep the faith

@sandybayley cheery thoughts indeed, at least the to-do list should keep you busy between now and completion 😬

We are still waiting to exchange. Buyers solicitor is being a big PITA. Not telling anyone what’s holding up exchange. My EA dropped in for a chat today. He says it’s very unprofessional of her to not respond with enough information. I don’t know what to do.

Just coming in for an update. We are hoping to exchange this week and complete by the end of next week. Everyone seems to be ready for it so fingers crossed. If we do complete next week that will be 10 weeks from offer being accepted to completion.

Thanks @sandybayley and @Fleabag123 you're so right it's so much worse to not know. Even if the worst happened and the buyer pulled out at least we would know where we stand and could plan accordingly.
Is the market in London really picking up? A flat identical to ours came to the market last week and It's already under offer, quite shocked as it took us 2 months to find a buyer earlier this spring!

@sandybayley agreed viewings are a pain. We need to make a will. MIL passing recently made us think. We have nothing in place.

So we had a viewing this evening and also an email from an estate agent that we aren't on with. They have a client that wants to view our house but is put off by us being on with purple bricks. They have two houses on locally that I've enquires about so not sure how it works when they aren't our agent.

@OneWorld - we experienced awful
vendors solicitors. Non communication can either be a sign something is up and they're stalling or they're just crap. Either way you need to know. The nuclear option is to find out the name of the Senior Partner at the firm and email them directly stating your discontent. As you're not their client they won't engage with you but it will prompt action. Cite the SRA If you really want to put the wind up them. This is a nuclear option and will really wind them up so only do it if you have to. When I did it they got very cross but we exchanged within 48 hours.

@dimmu - I don't think the London market is picking up, possibly plateaued? I think we may have overpaid for our new house but we've also sold for slightly more than we would have if we sold now. It's all academic in the bigger scheme of things as we expect to stay put for 10-15 years.

so buyer is a tutor she has been awfully quiet which raised red flags with me because im naturally suspish our happy chain gang was working towards 2 or 9 aug now I hear on the grapevine buyer is going travelling until 28 SEPT SEPT and wont be signing anything exchanging anything completing anything W H A T I am hysterical …...yours EDNA

just to update we moved into our new house on saturday front room and kitchen functioning in a fashion,

bedrooms like living in a squat lol, and i keep finding things i need that are still in the house we are leaving its a good job its only one street away i must have gone round there 100 times since saturday,

     have two weeks now to scrub, hoover and shampoo carpets at the old house then keys to letting agent and i can relax,

just every room in this one to decorate and carpet, longer term extension for dining room and new kitchen to sort, one inch at a time we will get there,

want to thank you all for making me welcome on this thread and good luck everyone with your sales and purchases

@BeauticianNotMagician81 I'm in a similar area to you - some houses are on the market for ages but others coming on now seem to be being snapped up! Housing market is very strange right now - I've been so lucky to be able to sell mine but getting nervous about selling to a friend! Worrying that all those niggly little things that I've lived with for four years will be a big deal to them Grin
