@BeauticianNotMagician81 my solicitor has been chasing our buyers solicitor every day. People at the bottom of the chain or their solicitors are holding things up. They haven’t said what exactly they need. Their EA, my EA everyone is asking them - no clear answers.

Hello, can I join? About to put house on the market any day. Not the best time to do it but we’re ready to start. Looking to move nearer DD’s new school but it’s commutable for a bit. That and getting in catchment for a good sch for DS when he’s older are main search criteria giving us an area of only a few miles!

And we've exchanged! 5 days of trying but it's finally all gone through. Rang the movers to confirm and they've now come back and said they can't do it so I'm back getting news quotes tomorrow! Argh!

well done balalala, we have my sons and van booked for saturday afternoon as my son is doing someone elses move on saturday morning hes the one with the van, we have started to move small stuff over to the house, and friday i am going to go over and clean the kitchen , hoover and shampoo the carpets, its beginning to feel like ours but a long way to go yet with decorating etc

Yay @balalalala - another graduate to exchange. When do you complete? I'm sure you can get another removal company. How are you feeling? Relieved?

@OneWorld - oh its so frustrating when there's a delay but you can't get to the bottom of it. It's tricky when it's elsewhere in the chain and you can't talk to them directly. When our sale was floundering I let our buyers know as much as I could directly. People can accept problems if they understand what they are but a vacuum of information is very unsettling.

@MeMeMeYou - welcome! Best of luck putting the house on the market in the school holidays. Having the children around to make even more mess would have tipped me over the edge.

@Bumblebeemee - welcome back! Some solicitors are just rubbish and rude! Don't be put off though, keep up the pressure.

@dimmu - keep the faith. Your vendor will surely re-emerge. It is coming into peak holiday season now so I wonder if everyone's progress will slow as buyers, vendors and solicitors go on holiday.

I've firmed up my plans for what will happen if I don't complete by the time I need to leave my rental (4 weeks and counting Sad )

Feeling better now that I know what I will be doing, having called in every favour from friends/family with storage space and a spare room

@balalalala - that's exactly it! I was happy but it was more relief than anything else. Just really pleased to be able to get on with life and make plans rather than the endless waiting and uncertainty. Have you started packing yet?

@Violetroselily - having a plan is the key. You may find you don't need it but having a plan makes you feel so much better. I'm very glad that my plan of staying with my in laws for 6 weeks didn't come to pass though!

I couldn’t sleep properly last night. Sick with worry now. I’m hoping and praying FTBs at the bottom of the chain won’t pull out. All the property doom news isn’t helping.

@OneWorld - I'm guessing you're in London? The Evening Standard front page yesterday threw my DH into a tizz and we've exchanged! Any sensible FTB will carry on and be pleased they've got a bargain.

Congrats @balalalala so nice to hear some positive updates.
@sandybayley trying to stay positive but It's so hard at times. It's been three months now and there is no chain. The EA thinks the buyer is not responding because he has no updates ie. local searches still aren't back and their useless solicitor still hasn't done the report.

Hi, please can I join? Accepted an offer on our house from a buyer with no chain on July 4th and we had an offer accepted on a house on July 14th. They are hopefully going into rented so v short chain.

Does anyone know when I should be sorting a proper survey out? The mortgage we are going for only offers the basic one so and it is an edwardian house so think it's worth paying a local firm to do a more extensive one but not sure when that happens

Had a nasty shock yesterday - went to check my current mortgage statement from Santander (I'm not staying with them for the new house) and if I repay the mortgage even one day earlier than 3 October I have to pay them 3% of the outstanding balance!!! I'm so cross but theres absolutely nothing I can do about it. ExH (mortgage broker) set up the mortgage which can be ported to the new house but I don't want to stay with Santander as have a more suitable mortgage set up with another BS through someone else. (Don't want ExH to be part of my financial life from now on!)

I've said I cant complete last week August or first week September due to colleague holiday atwork but can't see it going down very well if I say I can't complete til 3 October! Might have to just suck it up and find £6k from somewhere Sad

@Blobby10 are you sure its full 3% for a few months? I'd try to negotiate with the bank and see if they can waive it for you. I have a similar deal with another bank but the early repayment charges go down with time. IF my sale goes through now, I'll be paying the mortgage off 1 month before my rate expires - they said my early repayment charges will be around £200.

We revised our offer based on the bank’s lower valuation. 4 days later still no news from the estate agent!

@bettyskitchen - I'll save you a trip. Headline was 'London house prices fall: property slump accelerates with biggest drop for a decade'. So it's probably good news for you - bargains to be had! Apparently average price of a house in London down by 4.4% in last 12 months.

But as any I do we knows it's a big place and each borough is a different market.

@Blobby10 our Santander mortgage ended during the selling process and the repayment charge dropped off on the day it was up. I would ask the question for October 3rd. We have the problem now that we are paying a ridiculous amount in mortgage as our fixed term has ended.

So I asked my buyer one last time this morning to re consider. I've even debated offering to pay a months rent but I haven't even had a reply the first message I sent Sad. Should I bother or not? Our seller has put the house back on the market as well. We also have the problem of our mortgage being massive as our fixed term has ended it's almost double what it was.

*@OneWorld * the young man I spoke to at Santander confirmed it would be the full amount up until 3rd October as the fixed rate ends on 5th. I have asked ExH to question his 'contacts' as being in the business might mean he gets different information.

@BeauticianNotMagician81 that's what I wanted to avoid which is why I was delighted to sell so quickly and find somewhere to buy! I wouldn't mind an early repayment fee but think that within a month of the end date, there should be a reduction. Thankfully I'm not using Santander again! Hope your buyer gets back to you - I never understand people who just ignore calls/messages - its so rude but sadly becoming more prevalent in todays society Sad

Spoke to estate agent today who managed to put a rocket under both solicitors and documents have been couriered and searches requested. Hopefully we will have some progress by tomorrow! Although we are chain free we have been living with family for the last 16 weeks. We’re very grateful to have that option but it somewhat ruins the mood as newlyweds! Grin
