We are in!!!! Omg what a relief! Just got to unpack storage locker today and then organise everything as it's all currently in the lounge!!

We went to look at this house yesterday that the estate agent recommended because the vendor will take a low offer. It's huge! Built in the 60's and they haven't changed the decor since, so we would need to do a lot (removing textured wallpaper too) but it is very light and spacious, with parking, garage and a large garden. On the road that we like, although at the wrong end. Very very tempted but need to go back to make sure we're not mad.

Update on my sale: buyer S has sorted out the indemnity for M (who is now apparently justified in asking for it after S has seen the response from LR Confused) and everything has been signed and delivered to the relevant solicitors. Monies have been ordered from mortgage companies SO fingers crossed, we can (at last!) exchange today and still complete on Friday 🤞🤞🤞🤞🤞🤞.

My stuff will be going into storage from 9am tomorrow so hopefully wagon will be gone by 12 and I can spend 5-6 hours cleaning everything, doing a tip run so I don't leave bins full and then cat and I can head to my boyfriends house for a (large) gin and tonic!

Waiting for confirmation from our buyer that she agrees to terms of reduction - that she covers all indemnity policies (bonkers) that they want. I don’t think we’ll exchange this week but maybe next week...

Who else is waiting on a knife edge for exchange?

it seems I spoke too soon and am back on the knife edge for exchange! M's solicitor now wants the hard copies of the scanned forms she had last night 😖😖 As both firms are within 500 yards of each other I'm hoping that S's solicitor will hot foot it over the road and hand them over very soon so we can exchange!🤞🤞
Doesn't help that I've woken up with an horrendously sore throat and a head that feels filled with cotton wool making every task and decision a mammoth one! Hopefully won't be stuck at work too late tonight 😷

I’m currently looking at buildings insurance quotes...

Although found out yesterday that our sellers have taken / sold the original stained glass from the windows that was in the shed 😫

I’m hopeful for end of the month completion. I too have started packing and it’s already driving me mad looking at boxes! I suppose thinking that October is a 5 week month so it may be slow now but things could start to happen and gain speed in a couple weeks if all goes smoothly, I am hoping for the best and preparing for the worst as they say Wink

WE HAVE EXCHANGED!!!! at last!! and completion on Friday!!!

For those of you with shared driveways, the issue was that LR did not have a colour copy of the property plan and therefore the blue line that should denote a right of access to a property over a shared driveway could not be proven. Therefore the current owners of the property had to sign an indemnity saying they had never had a problem with access to their own property and that it was maintained etc etc between the two houses. This cost £210 plus a lot of hassle getting the 'right' solicitor to witness the form. I guess its the fault of the solicitors for the new build buyers not flagging it up at the time! But what a lot of stress its caused Sad

No update from my solicitor today...I can see from their online portal he had called my lender this morning, presuambly about something in the freeholder pack. The suspense is killing me.

Happy to hear so many are getting headway this week!

Well we are officially offer accepted finally. Took in ID today so memorandum of sale for our purchase should appear this week. We already have it for our sale.

Drove up to the house last night and just feels so surreal. Such a nice quiet area compared to our current town centre terrace! Praying it all goes through!!

What's the hold up @Hawkmoth ?

So my solicitor thinks everything looks ok but has needed to refer a couple of the freeholder bits to a colleague to review. All being well, we may be able to exchange tomorrow. Trying not get my hopes up too much.

I am now worried that I won't be able to transfer my deposit in time, although I believe CHAPS instructions can go up until 5pm online. Have I dropped a bollock by not doing this already??

violetroselily surely your solicitor should be advising you when to make your deposit payment. Hope all goes ok over the next few days 🤞🤞🤞

@Violetroselily Chaps were only able to be done until 3 pm when we did ours a couple of years ago.

It could be different now and it can also depend on the bank. Will you be able to call your bank first thing tomorrow and check their policy?

Sadly the lady who owned the house has just died this week. Bad news for us because it will now 99% chance go to probate which will take 4 weeks if you believe the sellers agent and 10 weeks if you believe our solicitor. Really hope no complications. We have been advised to plough on regardless so that is what we are doing! Current obstacle is that online bank statements I downloaded don't have DH's name on facepalm so ordered paper copies from the bank which they said would arrive next week. Tedious! Need mortgage to get approved ASAP before mat pay kicks in. Confused

My house has been on the market 3 weeks today, so still early days! As time goes on I am starting to wonder if we are doing the right thing... cold feet I guess.
