@Preggosaurus9 we've not offered yet but will do. Ours is going on the market today (with the same estate agent) so will have a chat with them about a second viewing and then get in there. He advised that we would be in a stronger position if ours was on the market and ideally under offer. That's really sad about the owner of your house Sad Hope it all goes smoothly.

@ClubSandwich sure something will come along soon! I'm constantly worrying whether we're doing the right thing, I'm a terrible worrier though. Hope you get an offer soon!

@alma thanks, we are locked into a fixed rate mortgage until end of January so am telling myself there’s no rush! Don’t want to pay the penalty fee but then don’t want to have months of higher interest payments if it goes into next year either! Hope you get plenty of interest on yours and aren’t waiting too long for an offer!

We received a mortgage offer from the bank, all searches are back and we have the survey booked for next week. And it's been less than 3 weeks..
Having had absolutely horrendous time when selling our flat I just can't help but think that something will have to go wrong soon, surely it can't all go this smoothly??!
Can't believe the searches only took a week, our previous LA took over 13 weeks!!!

@ClubSandwich thank you! Estate agent seems quite positive, but I guess they would!

It does sound like you have plenty of time but it's so easy to become impatient once you start. We're not really in any rush but now we've decided to do it, I just want it all over with. My in-laws move every couple of years, I don't know how they do it!

@club I know! We're only 4 weeks in this time and I already never want to do this again!

Estate agent has been and gone, such a relief. The house looks pristine so I'm just enjoying that while it lasts.

@ClubSandwich with the mortgage you might be able to move on to a better rate that's a tracker rather than fixed, once your fix ends? If your current provider is going to put you onto an uncompetitive tracker, ask if they can match it. Rates have fallen since we took ours out and are so low at the moment it's worth moving provider I think.

3 weeks isn't long, did you get a lot of viewings at the start? Fingers crossed.

We took the lowest of the 3 valuations we were given to ensure ours actually sold. Part of me thinks we could have got more but realistically only by 10k or so, and even more realistically, being able to move is priceless!

@alma - I’m the same, I love the house being tidy after a viewing! Doesn’t last long though!

@preggo thanks, we already have a mortgage advisor instructed so if it goes into next year I will ask her about switching to a tracker - never even thought of asking her Blush
Yes we had 3 first week, 3 the second and 1 this week. Not sure if that’s good or bad, estate agents said good but they would!

@Preggosaurus9 that's useful to hear actually, thanks. DH is convinced we should put it on a bit higher in case we get more. I think we're in a much better position if we just get it sold, and means someone might accept a slightly lower offer from us. Choices choices!

@clubsandwich that sounds OK to me, but I wouldn't really know! The house will stay lovely until the kids get home. The cat is already dragging in leaves.

I’ve not really been on as nothing was happening. Just got my survey report though and it’s far from pretty. Problems with loft conversion, roof and some internal structures. Valued 15% under asking price. Not sure where we go from here.

@Alma we went somewhere in the middle of our 3 valuations. Our chosen estate agent wanted to put it on for £10k more, saying we could reduce the price if we didn’t get much interest. Another agent said the first few weeks are crucial, so if you’re priced higher than similar properties in the area, you risk not getting people through the door!

Posted too soon sorry! The thought of not getting the viewings put me off pricing higher! I guess it depends where you are and what the local market is like / how many similar properties are available etc.

Ah @Paranormalbouquet that sounds rubbish Sad sorry to hear. Not been following the thread for long, is the survey for the house you’re buying or selling?

Maisonette we are buying. Maybe. We will have to see now. I really want the place but we can’t afford to replace a roof, windows and a hot water system as soon as we move in!

Nothing from my solicitor today Sad and couldnt get hold of him at all. I so wanted to either exchange before the weekend or at least know that we would be trying on Monday. Every day that passes I worry that my idiot vendor will get more ticked off (despite every delay being their fault) and of course the flat is still on the market.

I desperately need a wine.

@violetroselily they have sent stuff about previous underpinning to their lenders to check they are still ok with it. Our lenders didn't ask for this so not sure why. Our solicitor said it shouldn't be a problem but it's just more time ticking away. They are going to chase again on Monday.

I'm sorry you're not hearing back either. Having no control over the process is so difficult.

@Preggosaurus9 I've seen your other thread. Ouch. Sounds like papering over the cracks.

I still can’t decide if selling or buying is the most tortuous process!! Just chilled today and got a phone call around noon to say we had completed 😁😁 . So I can now focus on my purchase and the exciting opportunities it offers me 😁😁

So sorry that so many of you are having similar issues with lack of communication - I think that solicitors sometimes forget that whilst we sellers/buyers are just another client to them, the process is a big deal to us 🙄🙄

@Violetroselily we can never seem to get our conveyancer when we want her either. So frustrating

@Hawkmoth is your purchase underpinned? I ask as we had a bomb shell this week. Nearly 8 weeks down the line, mortgage offer received, title deeds received, lots of planning applications granted received from vendor. We had been told to do survey ASAP. Left it a while until our buyer had done hers. 5 days later our conveyancer says search came back with subsidence and underpinning from 1984.

We don’t know what to do. Perfect location and on be face if it perfect house. We don’t know if our lender will still lend, waiting to hear. Don’t seem to have building regs sign off for underpinning. Don’t know what the property is really worth now if we ever want to sell. And if house is structurally sound, although survey done before we knew didn’t see any movement.

I went and knocked some neighbours. I didn’t get immediate neighbours but man opposite said house to the left had been underpinned too and he wondered whether the odd newer houses on the street came about after original house had subsidence. The whole area is clay and there’s a chalk mine nearby too. Such a lovely area. Three people confirmed they’d been warned of subsidence risk in the area. One had had movement that had settled found, one said he noticed some slight movement. Neither underpinned.

Hi everyone, congrats to @Blobby10 for completing - woohoo!

Some small progress this week, all searches have come back satisfactory and only 2 enquiries raised from our buyers solicitors about the contract and management pack so hoping they can both be sorted quickly. Now all we really need to do is get the survey done and received the freeholder pack. Potentially a bit more paperwork signing

WRT a homebuyers survey, do you have to check availability from your vendors or does the surveyor not actually enter the property? Think we know who we'll get our survey with now but need to book it but didn't want to go ahead if we needed the vendors permission or availability on that day?

@MrBobLobLaw I had a full homebuyers survey and they had to go in the house. The valuation survey is either done from the desk or as a drive by to check the house exists and isn’t collapsing 😁😁 full survey took 2-3 hours 🙄. Good luck with onward progression x

I forgot how painful a mortgage application is! 2 hours of repetitive grilling, almost lost the will to live! Also forgot about the arrangement fee, £995 Sad so awful. Don't know how banks get away with it when they're also charging interest. Anyway the good news is we have an application in motion so next step is valuation (£280 fee!!)..

And on top of all the house stuff our car has died so need to get a new one, goodbye savings.. argh!

@Blobby10 last time we did a valuation survey, on buying our current house, it did involve the chap going in, not as in depth as the homebuyers survey but still internal access. Interesting that some lenders do it as a drive by!
