@Preggosaurus9 that does similar! We thought we weren't in a rush but now feel pretty desperate. Trying to remind ourselves that we don't need to move and can afford to wait. There's not much on the market here in our price bracket and what there is, isn't what we want (one too small, the other needs too much renovation). Hoping some more will come on the market soon!

I think from looking around that ours will probably go fairly quickly but who knows! Don't want to feel pressured to find somewhere else though and DH very reluctant to rent at all.

Hi all, after some advice on making an offer and hoping someone can help/advise please?
Have found ‘the one’! In a lovely area, ticks all the boxes for us but it does need a lot of work (imo, but it’s liveable) kitchen/bathrooms are very outdated, plus decor is erm, not to my taste Grin (think bright blue and lime green etc). Lots of dated fitted furniture, dado rails and artex that I would want to change/remove. It’s been on the market since Feb19, previous offer fell through, vendors have already purchased their new home so no chain, they bought it 14 years ago and doesn’t seem like any work has been done to it since then (I could be wrong but the kitchen looks like it would have been outdated 15 years ago!) it’s on the market for £250k and they purchased for £233k - how low would be acceptable to go? Any ideas? It sounds stupid but I would hate to offend them and make negotiations difficult.

The offer you make should be what you feel the house is worth to you. it doesn't matter what they paid for it! When I offered recently, I took into account that the house needed a new bathroom/en suite and kitchen but not that the decor itself was outdated as that is personal opinion.

Before this I offered £340k on a house being marketed for £365k. We settled for £350k. ( then I had a survey done and they found suspected property movement so I pulled out !) .
Next house was up for £350k I offered £335k as to me it was only worth £340k max. It was beautifully decorated, up to date everything but there were some aspects that just didn't work hence my lower offer,. Vendor wanted £350k so I said bye bye!

Offers are personal - if you would be prepared to pay £250k for the house, go in at that, state it is your first and final offer and see what happens. If you would only be prepared to pay £230k do that and say the same! I'm a rubbish negotiator so prefer to give my final offer sooner rather than later Grin

Latest on our sale: my freeholder is, as he did when I bought the place, pissing about and not answering questions and generally being an absolute ARSE.

Latest on our purchase: vendor still hasn't filled in any paperwork. And we got our survey back, eeeek. I'm rapidly downgrading my plans for posh radiators and fitted shelves to more realistic "spend all my money on chimney stacks" ideas. How much for a new roof, these days?

For us we would have happily paid asking price as houses in the area we want of a suitable type come up very rarely and it was quite far under our planned budget. Asking was 335, we knew it had sold at 325 twice but the buyers then couldn’t sell their properties. We went in at 300, then 310, then 315, and agreed on 320 with furniture thrown in and an assurance we wouldn’t then try and drop the price.

Ok so update from me. Buyer came back with a 10k reduction - mostly because her roofer said the house needs a new roof (it doesn’t and our quote was 2k for repairs) but also bonkers things that came up in the survey and are maintenance rather than urgent. But we’ve decided to suck it up on the basis we exchange ASAP as I’m over this process and the stress is making me ill.

But we won’t be cleaning etc!!

However it now transpires that her buyer isn’t ready to exchange... we have an agreed date of 7th Nov completion with our seller and our solicitor is going to push hard for exchange ASAP - our buyer (unsurprisingly) is now also super keen to exchange. Could still all fall apart but at least it’s sort of progress.

But 10k agh. But she outbid someone else by 10k so we were prepared to accept it, just frustrating. Good thing we like the new house!

Hi everyone,

Not a huge amount to update on really but all is progressing well thank god! We've had our mortgage accepted and our leaseholder pack has finally come back and been sent to our buyers solicitors. Searches are all back except one for our onward.

So really the last things that need to happen are enquiries to be raised on the leaseholder pack, our home buyers survey to be booked and carried out and to get the freeholder pack from our vendors. Other than that everything else is pretty much ready.

We still need an update that our buyer has got his mortgage/searches/survey sorted because we don't know yet how progressed he is with this. I really hope he is being proactive now. 5 weeks until I'm due now! Looking positive that it might just happen.

The property we are buying was originally on for £350 which was too much. It got dropped to £325 after 2 months on the market. We offered £290 which got rejected, owner wanted closer to asking price. Went back a week later with £305, the vendor then said he'll sell for £310 and that's what we have settled with, subject to survey.

We went to see another property today that came on the market on Friday, seemed great in photos and was much cheaper. A bit naughty I know but I had to see it. Thankfully it wasn't for us, well for me, OH liked it, and I feel much better about our purchase now. Really glad I saw the other house as it would have been bothering me otherwise. Turning off all my rightmove alerts now!

Dimmu - glad you feel happier about the house you're buying! I think it's always worth checking these things out.

A local estate agent contacted us today to draw our attention to a property on at £380 (our budget is up to £350)- sale just fell through and vendors keen to sell so will apparently accept a very low offer. Photos suggest it needs a lot of modernising though. Going to see it tomorrow.

Update from me - poised to exchange last week but buyers buyer - lets call him M- (chain of 3) raised a (non-existent) query regarding a blue line on the Land Registry document. Something to do with the shared driveway on my buyers house - lets call them S. All the houses in their estate have the same set up, including the house that M is currently in.

M's solicitor asked Land registry for info last Wednesday, so we waited and waited until today - got the info - all ready to go ......................but No!! M's solicitor now wants S to provide indemnity insurance of some sort (not sure why or what!) costing them £210 and requiring wet signature of both S and his wife to enable exchange today.

So they are belting off to their solicitors to do this only to find that their solicitor cannot witness the form, it has to be another solicitor FROM A DIFFERENT FIRM!!!!! What is so special about this sodding driveway?!! Why is M being such a dick over it? he's had two months to check this information - why wait until a week before completion? Apparently his wife is spitting feathers as she just wants to move Grin.

Poor S is poised for a heart attack he is getting SO wound up - understandably - and I'm just sitting here at the top of the chain, unable to get hold of my solicitor who isn't answering her phone - probably meeting with other clients (how dare she!!! Grin) wondering what on earth to do!

Whether we complete on Friday or not, I will be out of the house but I really feel for S and his family who don't have the luxury I've had of a long run at packing up and not having to link with a purchase (so long as we get sorted within the next three weeks, I'm OK!)

Good luck to everyone else involved in the horrible process that is selling and buying a house!! Flowers

@Blobby10 That is so frustrating, why do people have to do this sort of stuff last minute. We got gazundered by our buyer months into the process and he had also had all the paperwork for 3 months and then decided to start demanding stuff last minute.

Our mortgage application was approved - yay! However, they have undervalued the property a little bit, not sure by how much, our broker will fill us in soon. The thing is they only did a computer valuation and not a physical one, so think the vendor is gonna be unwilling to reduce the price based on that alone. We haven't had our survey done yet, was gonna book it soon. Do you think I should pay for a survey + valuation now so that we would have a stronger case for a potential price reduction? The ubdervaluation will have no impact on our ability to buy the place, but wouldn't want to overpay of course.

Argh @Blobby10 ! I’m hoping now we’ve sorted our buyer that her buyer is straightforward but who knows.... we’ve also told her that we’re not paying for any of these indemnity policies she wants either so we’ll see what she says to that...

But she was looking at insurance quotes today - emailed a list of questions - so hoping exchange is imminent...

We sold our house stc at the end of August. Quickly found our dream house so it's with solicitors. Our buyer had their survey done 3 weeks ago, all fine. We had our survey done last week so just waiting for the report.
I've done our fixtures and fittings and another form but everything seems to have come to a standstill now. Our sol sent the draft contract over to the buyer's sol last week.

Our buyer is looking to complete by the end of the month which is fine with us but everything seems so slow!!

@dimmu yes I would probably go for the survey now, it gives you something more to go on if you do want to reduce your offer

@mrbobloblaw how are you feeling now? Hope you havent had any more pains or hospital visits? Are you able to get an update on your buyer from the EA?

so after 2 weeks of no contact, my solicitor finally received the freeholder responses today and I'm hoping he will have reviewed tomorrow. Please everyone keep your fingers crossed that this doesnt result in any more enquiries being raised and we can just bloody exchange soon Sad
