No feedback so far from 1 viewing.
Possibility of second viewing coming up and they are bringing a builder! This viewer is renting locally but has a property to sell elsewhere. They are also off on holiday soon so not sure if it's a good sign or not.
Are people really doing viewings with builders rather than having surveys done these days?

@catndogslife people often take a builder round if they're planning a major renovation/structural changes. Checking what they want will work, often getting an initial quote/ballpark figure etc. The survey is less important if they're going to rip out a tonne of the house anyway. Definitely a good sign that they're coming back!

@Blobby10 do you know why they want to delay until 31 Oct? Did you get any hinted at positive news re exchange? Yes I really hope they're deciding not to mess with a dinosaur, but I think I may be making myself unpopular. They were quite patronising tbh, but they underestimate me and don't have any idea what I do for a living. Lol. The main enquiries left are around caps on management co costs, location of parking space (although there is also a garage), restrictive covenants etc. Hopefully all easily sorted! (Huge crossed fingers.)

@Dinosauraddict 31 October is prospective completion date for my purchase. Hoping to complete sale of current property on 4 October but we haven’t exchanged yet even though we are all supposed to be ready to go! 😁
Just want it all finished now tbh 😁 procrastinating about the last stages of packing whilst I watch holby city and cosset the cat 😂😂

MeMeMeYou no I didn’t because my buyer called the EA who is handling all three houses and she discovered that buyer 3 haven’t even signed their contracts to buy yet! Apparently they ‘don’t like to push to get things done’!! So no exchange yet but I get a call back from my solicitors deputy deputy tomorrow to update me 🤔🤔 . I know it s just a job to the solicitors and EA and every buyer and seller feels their transaction is most important but it does seem a bit harsh that they are still pissing about!! When we agreed prices back at the start of July all three buyers agree end of August exchange for completion 4 October! All the solicitors said it would and could be done and they are the ones holding things up 😡😡

We had an issue crop up on our survey - minor work really. Seller offered to take the price down by 2k, we asked if they would just have the work done (they are still completing renovations anyway) and they agreed! So hopefully that was done today.

Everything is in place - I'm just hoping to completed by October half term (5 weeks away, I'm a teacher) because then as FTB we can decorate before getting furniture delivered.

I just hate how long everything takes!

Can I rejoin this thread? Was here quite a bit over the spring/summer during our horrid sales process which, with no chain, still took 4.5 months. We have now moved to a new city and rented a little house. Not liking where we are (annoying landlord and some other issues) so decided to go ahead and buy asap, and had an offer accepted for a 1930s semi last week! No chain again as the property is currently tenanted. Have instructed a solicitor, and our broker has sent the mortgage application to underwriters. Feeling quite nervous after so many issues with our sale.

@dimmu don't blame you for being nervous! The whole house selling and buying process is horrendously stressful even when it goes smoothly! Good luck!!

@Chanteuse good luck! Its ridiculous isn't it - just how long it all takes - it seems as though you only get things done in a decent time by being pushy and by harassing your solicitor and/or EA on a daily basis!

@Dinosauraddict we suspect that potential buyers would want to knock the separate kitchen and dining room into one as open plan is the current trend according to the EA. So yes it's encouraging. Would also involve removing a chimney breast and/or chimney itself so would need a professional to advise.

Checking back in. Had electrician and plumber out on Monday. Finally sensible people with sensible responses - v little work required. Had roofer quote on Saturday to challenge her ridiculous idea it needs a new roof. So all in - less than 4K worth of work inc VaT. EA meant to be ringing her today to have the discussion as she’d said she wanted to ‘adjust the price she offered’.

So I’m waiting... ready to exchange on purchase and v hacked off. I’m assuming if she was going to pull out she would have done by now...

Just want to exchange. Ffs.

Talk to me - can i remove all the light bulbs and pretty cabinet handles when we move (legally?) not that I’m bitter about her behaviour....

@Since2016 no you can't take the lightbulbs but if you leave her the curtain poles, you could put some prawns or suchlike inside them Grin!!

Latest bit of ridiculousness from my sale: everything sorted, ready to exchange - nope - buyers solicitor raises more queries. 1. will all occupiers sign contract and vacate - yep already done that. 2. sales particulars show extension and garage conversion and we need to see planning permission - errrrr there were no sales particulars as house never went on the market officially and it hasn't been altered since it was built 20 years ago. 3. need to see planning permission and guarantees for the conservatory errrr there isn't a conservatory at this house. Are you sure you are buying the right house for your client? Confused

Welcome back @dimmu hope your purchase progresses more smoothly than your sale did

Still no contact from my vendor or his solicitor re the last enquiry. It's now two weeks since it was supposed to be on its way so I'm fairly certain they are holding out to see if there is any more interest now that it's back on the market. I don't even feel like I can give them an ultimatum because I have no other alternative options right now, theres nothing I even want to view. Even the EA is starting to sound embarrassed by it all.

@Chanteuse fingers crossed for your date! I’m also a teacher and hoping for half term. My buyer has said she’d like that week.

But...my ‘advertised as no chain’ property has a chain - confirmed by solicitor today. Despite estate agent saying otherwise (said vendor would vacate to live with partner). Estate agent also said vendor buying an unlinked property in cash with no onward chain and nearly complete. What is true, and who is getting the facts wrong/why? My Oh is laid back about it but I’m cross and worried we’re being messed about.

@dimmu hope it goes smoothly this time. It’s nerve wracking at the best of times.

@Since2016 sounds like you’re really being messed about. I hope your buyer accepts there’s not much to fix and gets on with exchanging.

No update other than she hasn’t received the reports and was v short with the agent. She’s taking the absolute piss. I’m so fed up! It’s not like I don’t have two v small children to organise too!

Hi everyone, had a brief catch up on the thread.. moving quicker now summer hols are over!

Sorry that so many of you are still here from before (in a nice way Halo) and dealing with new problems.

We're still ticking along with our sale and purchase, still hoping to complete before baby2 pops out in less than 6 weeks now. Just waiting to hear back from our mortgage application and survey and then will get our home buyer survey booked in. Got the contracts from our vendors this week too and everything on the fixtures and fittings added up so I was happy about that. Nearly there with our sale but our bloody management pack has basically taken a month to arrive (due next Tuesday as the deadline for it), really wish we'd had known before and we could've sent off for it so much earlier.

@MeMeMeYou @Since2016 Same boat! And yet while the vendor is playing about with buying somewhere and creating the chain, she's apparently failed to appoint solicitors!

I learned this this morning in an email from my solicitor, where she addressed me by the wrong name for the third time. (I've been burritooo, taco and now quesadilla.)

Oh no, @burritofan! Your buyer doesn’t sound too reliable I hope she gets her act into gear. And how very rude to get your name wrong 3 times (although the variations on burritofan did make me chuckle!).

My house is being surveyed as we speak. I hope it comes out ok and our buyer, who offered over 8 weeks ago, still wants to buy.

Am I being unreasonable to disagree with estate agent on what cash buyer means? And to be cross with estate agent! To me it’s cash in bank to buy now. He has called my vendor a cash buyer as he’ll be using equity from selling his house to me to buy somewhere. This has only just been clarified. Prior to that was told he’d vacate to partners and then buy so as not to hold things up and house advertised as no chain.

Hello, hope you don’t mind me joining!

Have just accepted an offer on our house, and the buyer wants a second viewing next Tuesday. I’m really worried they might change their mind 🙈 estate agent suggested it could be to measure up. Is this common so soon after accepting an offer? House is my husbands so I’ve never actually moved house / owned a property so I’m not really clued up on the whole process.

Need to find a house too, have lots of viewings booked over the next week or so.

@ClubSandwich congratulations on your offer!! Yes a second viewing so soon is very common - in the unlikely event that they do decide they don't want to proceed it means neither side will have spent too much money on solicitors and searches. My buyers have been round three times now but they are friends so I'm trying not to let it annoy me, Just need to get the solicitors in hand to exchange - I've had to involved the Big Boss at my solicitors firm as the progress is non existent. I'm hoping she will shake things up and get us exchanged today/tomorrow 🤞🤞🤞🤞

@Blobby10 thank you! It only went on RM 12 days ago so a bit unexpected to be honest! We have seen a house we LOVE but want to view another which has lots of potential but is the complete opposite (needs a lot of work!) exciting times!

Ahh that makes sense, thanks for answering. Must be annoying with your buyers visiting so often, probably makes it harder them being friends! Ours are in London and we are in Yorkshire so hoping we won’t have that problem 🙈

Best of luck with the solicitors, annoying that you need to involve big bosses to see progress...guess I’ve got all this to look forward to! Grin

Hi everyone we have finally exchanged!!! But instead of moving tomorrow as originally planned thanks to the hold ups but we are moving on 1st October!!! 😁

I really hope the rest of you have less troubles than we have and it goes smoothly for you all!!

Also eBay sales will more than cover removals as we are doing then ourselves now as we couldn't get a removal firm (well one that didn't want to charge 3 times what we were originally told!) so have spent the last 4 days shifting stuff to storage!
