@Blobby10 yes I don't think they're going to enjoy my visit much... but needs must...

@MrBobLobLaw congratulations! That must be a relief, but yes do take it easy!

Dinosauraddict · 19/09/2019 18:46

@Hawkmoth - that's definite progress! Smile

Blobby10 · 20/09/2019 08:49

@Kyriesmum1 you have my sympathies!! We originally wanted to exchange on our sale on 30 August but vendor 3 hadn't sold their flat. That is completing today so fingers crossed we can exchange on Mon/Tuesday with completion 4th October!

@Hawkmoth fingers crossed that the enquiries are just fluffy ones which don't need any sorting out!

@Dinosauraddict please do let us know how your visit goes Grin

@MrBobLobLaw great news but PLEASE take care of yourself!!!

Still no sign of contracts from my sellers but they are still determined to complete on 31st October! Ho hum - at least the searches are underway now and my mortgage is all in place Smile

Paranormalbouquet · 20/09/2019 12:44

Mortgage underwriting still ongoing here but they have finally brought up survey so hopefully things are getting moving.

Violetroselily · 20/09/2019 17:21

No progress for me this week. My solicitor still hasnt received the freeholder responses from vendor solicitors even though it was meant to be available early this week. EA has been chasing vendor and vendors solicitor but to no avail.

I am now 5 and a half months down the line and ready to snap

Violetroselily · 20/09/2019 17:22

@hawkmoth fingers crossed they are straightforward enquiries. Did you hear anything today?

OP posts:
Hawkmoth · 20/09/2019 17:40

Yes everything came through and I answered them all. Only took about an hour, longest was trying to download a PDF of my latest water bill (you have to wait 24h after registering on the website - weird). Hopefully it will all be ok, certainly nothing new to me which was a relief.

Kyriesmum1 · 20/09/2019 18:37

@Blobby10 hope your last goes smoothly!!

Update on ours....

Despite telling solicitors that we cannot delay our move due to both adoptions we have been delayed!! The buyer at the bottom of the chains solicitor forgot to do his anti money laundering check which has delayed exchanging. Then to top it off his mortgage company needs 7 days instead of the usual five so instead of moving next Friday we cannot move until Tuesday!! This is going to impact adoption and has also left us without a removal company!!

Have spent this afternoon booking storage and vans so that we can do the move ourselves! Car is loaded ready to take first lot down tomorrow. Going to put everything we can in storage and just move essentials and large stuff on the day! Bloody removal form tried to make me pay £180 for cancelling too!!

Not in a good mood today!!

BeauticianNotMagician81 · 21/09/2019 09:03

@pinktransit congratulations on completion. I hope you are very happy in your new home. Strange that they took all the light bulbs.

@Since2016 that's ridiculous and just a surveyor covering their backside. Our last buyer was a nightmare. They messed me about for 4 months. Luckily our new buyer is much easier going.

@Blobby10 it will be tight but not impossible. Fingers crossed for you.

@Violetroselily I hope things move fast for you. Surely they won't re-sell and start the process all over again. You need wine lots of wine.

@Comefromaway what is the market like where you are? Hopefully yours won't take long to sell. Ours took 5 weeks the first time and 10 days the second time.

@bettyskitchen we had the chimney come up in our survey. The vendor won't drop the price so we are just going to have to suck it up. It's annoying but we love the house too much to risk losing it.

@Kyriesmum1 wow that's some good going regarding the sales. We have a bit to sell but it needs to wait until nearer the move as we are using some of the bits of furniture I plan to sell. I hope you get to completion soon.

@MrBobLobLaw you need to try and take it easy for a bit being so close to your due date. What's the new place like that you have found.

@Preggosaurus9 So sorry you lost the place you wanted. Something better will come along I'm certain.

So everything was going well here until we found out the FTBs at the bottom of the chain haven't got their searches back. Apparently it's the solicitors fault and they should have been applied for. So now our EA is seeing if they can get a search indemnity if not then they will put an urgent note on the searches as everyone wants to complete by 4th. I can't see it happening.

Blobby10 · 21/09/2019 09:30

@BeauticianNotMagician81 what is it with solicitors being useless?! Our buyers buyer have been trying to get in touch with theirs to confirm whether we can exchange. Our buyers solicitor has been trying to get in touch with her since Wednesday to confirm all in order! This solicitor works at the same office as my solicitor but mine didn’t seem to be allowed to interfere 😡 x can’t believe yours has got this far without the bottom of the chain having searches 😫😫 it’s ridiculous x hopefully it will get sorted- we are aiming for completion on 4th too!! 😁😁

burritofan · 21/09/2019 11:35

Can I slide on in to this thread very late? Someone has to be here to ensure a thread 7! I'm gradually reading my way through the full thread and catching up on your horrors. Looking forward to commiserating/celebrating with you all.

We accepted an offer on our leasehold flat perhaps a month ago? Time blurs... First-time buyers who have been slow sorting their mortgage. Had our offer accepted on a freehold house at beginning of September, allegedly chain-free; sorted mortgage and survey ASAP (well, mortgage survey is about to happen and confirm it all, but we are despo to move so drop everything whenever we are asked to sort paperwork or answer questions or give our buyers the shirt off our back).

That vendor cheerily informed the estate agent yesterday that she's changed her mind on renting for a bit and has offered on a house with a chain of 3 properties above it. And now here we are, no longer blithely assuming we'll move by Christmas with a small baby to the death-trap house.

Paranormalbouquet · 21/09/2019 14:55

Oh burrito I hope we aren’t your buyers being slow to sort the mortgage! We told the agent at the time of offering that it would be delayed a few weeks as I was in the process of switching jobs but I’m willing to bet he didn’t tell the vendor that! It’s proceeding nice and fast now at least! We are hoping survey will be in 2 weeks and assuming no major issues exchange within the next month and completion early November.

catndogslife · 21/09/2019 16:55

Delurking to update. It's possible that I will still be around for thread 7!
After a very quiet August where we reduced price by £10k and did a few alterations i.e. moving furniture around to make the rooms look bigger, we are starting to get more viewings. We had one last week and 2 viewings in one day last week. We really hope that this means an offer is coming soon. We have found a place we would like to offer on but this can't be accepted until we are under offer, if that makes sense. Really want to move on to the next stage now.

Since2016 · 22/09/2019 22:04

Raging. Buyer won’t discuss price till she’s had electrician and plumber over to check. We had roofer out to confirm it does NOT need a new roof and repairs will be around 1k. We’re contemplating doing it! Hoping to resolve this week. We’re ready to exchange on purchase so I’m ready to negotIate so we can just MOVE!

She’s being totally unreasonable. I’m planning my revenge post exchange

Dinosauraddict · 23/09/2019 08:08

@catndogslife hopefully you'll hear something today from those viewings - either feedback or offers!

@Since2016 that's really frustrating. Have they got the electrician etc booked? How long would the roof repairs take?

burritofan · 23/09/2019 08:15

Paranormal It can't be you, there's no way we're completing in November with this chain! My buyers are skipping a survey as one parent is a builder who's taken a look. I wish they'd spend money on a survey as I feel they'd be less likely to back out over a slow chain if they've spent money already!

Preggosaurus9 · 23/09/2019 14:03

@Since2016 nightmare!

@BeauticianNotMagician81 oh dear how frustrating!

Well the ones we've viewed lately have actually made me cry...overpriced, dirty, one with blatant structural issues.. pregnancy hormones aren't helping either! There's no way we will move before baby arrives now. Not exactly looking forward to the idea of moving with a baby and toddler in tow.

@burritofan is it a doer upper? We are also now looking at death houses in desperation. Our current house was a death house and we swore we'd never do it again. But I just can't see how else we're going to get what we want. So frustrating.

@MrBobLobLaw how long to go now?

Hawkmoth · 23/09/2019 16:29

@preggosaurus9 if it's any comfort, we moved to this house with a 6mo. It wasn't as bad as I thought, though she was always on me and I found it very stressful watching people do stuff that I could have done better.

burritofan · 23/09/2019 16:44

Preggosaurus It's doer-upper-ish. Without a baby in tow we could happily live in it as is, it's fine – tired and comfortable like a well-loved old sofa, where you just have to avoid the broken spring and the bit where the cat weed on it, but perfectly serviceable.

With (nearly crawling) baby, unfortunately the charming original floorboards full of gaps and oddly sticky-up bits, the exposed boiler pipes, the general air of a life long-lived, it's death-trappy.

But apparently my accountant sent the wrong tax form to someone so I don't yet have a mortgage anyway and it's all falling down around my ears today. ( I'm terrified of losing The Last Affordable Nice House in London so every hitch = DOOM.)

Violetroselily · 23/09/2019 16:59

Can't get hold of my solicitor or the EA today, and the EA couldn't get hold of the vendors solicitor at the end of last week. The response to the last enquiry was meant to be with the vendors solicitor early last week, so no idea why it hasn't got to my solicitor yet. I'm beginning to think the vendor is holding back to see if they get another offer Angry

Tempted to tell the EA that I'll be pulling out if it's not received this week, but I'm not sure that I actually would.

And to top it all off, there is nothing else that I want to view at the moment. I've kept an eye out over the last 5 months and theres consistently been things that I would happily view...until now.

Welcome to our newcomers - I hope you bring good fortunes Flowers

Blobby10 · 23/09/2019 17:07

@violetroselily I phoned my solicitor today only to discover shes on leave all week!! Didn't mention that to me last week when I'm asking her to tell me when we are exchanging!! It was quite funny though - her colleague phoned me back to see if she could help - problem is she's acting for my buyers buyer so isn't allowed to discuss anything with me!! Grin. In a non disclosing way she did suggest that if I phone back tomorrow I may hear positive news about our exchange and that we are all heading for a 4 October completion🤞🤞🤞🤞

MeMeMeYou · 23/09/2019 22:02

My move took an annoying turn today. My buyer (no mortgage) said she wasn’t getting a survey. Bit unusual but her choice so we based our decision to start legal work and searches on that and that she was keen to get going. Now two months after her offer six weeks after I found a new place, searches done etc she wants a survey. I feel worried in case she’s messing me around. Hoping survey goes well and it’s not the case that’s she’s messing about. Sigh.

Preggosaurus9 · 23/09/2019 22:47

@Hawkmoth thank you, the moving and settling in I feel is achievable.. it's the renovation work I really don't want to have to do!

@burritofan Ahh the exposed floorboards. Personally I detest floorboards. I know they're quite trendy at the moment but God I hate the draughts. Also constantly in danger of losing hairpins and 5p's ! Maybe put flooring down in 1 room and let baby roam in there?!

Dinosauraddict · 24/09/2019 06:55

As I know @Blobby10 wanted an update following my 'frank conversation' I had great fun yesterday. But, by COP yesterday I had responses to 10 of the 18 outstanding enquiries (and 9 of those were fine), so that is definite progress. I am still however waiting for draft contracts (over 2.5 months after offer agreed) which they've promised are to follow imminently. We'll see. Originally we were wanting to exchange by end of August. I now have a personal deadline of by 8th Oct as I will then be out of the country for a couple weeks.

Blobby10 · 24/09/2019 09:00

@Dinosauraddict thank you for your update and I'm so glad it was fun - in a weird way Grin!! And thank goodness too that its positive! Whats happening about the remaining 8 queries? Hopefully both sides will now realise that they shouldn't mess a Dinorsauraddict around and will get their fingers out Grin

I finally got my draft contract on Saturday - signed by seller on 1st Sept so why one earth it took nearly 3 weeks for her solicitors to send them to mine I don't know! They are still insistent on a 31 October completion Hmm
