@Hawkmoth I’m really hoping they will be prompt returning searches but seem very random lately with return times ! I have a brilliant solicitor who is really on top of everything but she can’t do anything without paperwork. The vendor is an elderly lady buying a retirement flat through The New Homes Group and it’s them who say everything will go through OK. When I queried the short timescale they got quite snappy “we are very used to dealing with our elderly sellers Blobby and you need to leave it to us “ 🤔🤔

I'm back down south after a lovely weekend spent IN MY NEW HOUSE!!!!!!! We completed on Friday, and my solicitor notified me as we took a quick break at the M6 services 😃😃😃
No internet, there is sometimes phone signal if you lean out of the spare room window, so couldn't update. Sellers left instructions for the boiler, the alarm, not for how to turn the fridge on (plug in the bottom kitchen drawer), but I'm in! And they've taken out all the lightbulbs from the living room light fitting so I'll have to try and find what bulbs the are.
This is the nearest similar thing that I can find.

Now to organise internet and a home office....

@pinktransit congratulations!!! Wishing you many happy and settled years in your new home Grin. Why on earth did your sellers take the bulbs and not the fitting? How odd!!! @Hawkmoth I'm sure they will push for completion on 31st October but if we haven't got any of the documents yet then its not really my fault if we don't! On the other hand I have a vested interest in pushing for it as I really don't want to be living with my parents yet again! At my age!!!) for any more than a week after they get back from holiday and OH house would be a nightmare to travel to work from.

@Blobby10 that does sound a bit tight. Hopefully you're not with parents too long - I'm in week 4 of living with family and it is not ideal at all.

I'm still in limbo. The estate agent tells me that the apparently unobtainable freeholder pack is now in the process of being obtained Hmm and should be with my solicitor early this week. If all is right with that, then we are able to exchange. Knowing my luck it will show a number of skeletons in closets, but I'm keeping my fingers crossed.

But ultimately the flat is still on the market. It almost feels like a race between getting the final enquiries resolved, and there being another (higher) offer come in. It's a slow market and the flat is in pretty rough condition as it's been empty for so long so I dont expect there to be flurry of interest, and at the end of the day, if the vendor does accept another offer when we are one step away from exchanging then clearly it was never about timeframes at all.

@violetroselily Sounds like a similar situation to the people who are causing a problem with my chain!! Their tenant left on 22nd August so completion could be 31st August - it seems now that the owners have a 'relaxed' attitude to the whole process Angry and have been faffing around not getting a management pack of some sort (could be the freeholder pack like yours!!) together.

Good luck living with parents - week 1 will be OK as on holiday with boyfriend/at his house. Wks 2 -3 parents are away so I'm housesitting so will be fine! Its just after that ............................................I NEED confirmation of what's happening!! GrinGrinGrin

Everything has gone very quiet here. I’m feeling in desperate need of an update as I haven’t received any correspondence from solicitor/agent in a few weeks. Last time I spoke the agent assured me that we were on tract to complete by mid-late November but that’s seeming unlikely now.

Hi- I'm new.

Had an offer accepted on a house and about to put mine on the market. Vendors are willing to wait for us to sell (they are downsizing in order to retire to Wales). If we sell fast and want to move in they will go to a holiday home in Spain for the winter but they arn't looking to buy until the spring.

We could proceed without selling (as we are mortgage free at the moment) but the repayments would cripple us so would much prefer to sell.

@Paranormalbouquet I’m a ftb in north London. Also buying leasehold. All ok so far but we’ve just discovered an additional £5k cost we weren’t expecting in the survey so have queried with the solicitor. (It’s quite annoying as it means we won’t be able to do the work we wanted to do on the flat straight away)

@Kyriesmum1 impressed with your eBay sales! I need to have a major declutter before we move

Update from me. Miraculously the owner of our flat has found a place chain free which came as a massive surprise. We’re also chain free and are hoping to be in mid October but things are moving slower than expected due to hold ups their side. Survey came over from the solicitor on Friday want to read and digest once more this evening. The £5k mentioned above is a bit of a spanner in the works but it is what it is, just need to suss out what it is exactly and whether or not it’s a one off payment. It still doesn’t feel like I’m moving, I think I’m still in denial about it all

Sorry about that rather attention seeking post before. Just had email conversation with New Homes who are selling the house I want to buy. Haven't had any paperwork yet despite offer being accepted 4 weeks ago!! My solicitor said she needs the plan - he said she doesn't need anything to start the searches. Turns out 'The Plan' is the Land Registry Title Deed - which when asked for specifically he forwarded within 30 seconds!! Still no paperwork from their solicitors but I've been reminded that they still expect completion on 31 October! When they've been the ones holding things up!!!!

Sorry for the rant!!!

I just have to chill a bit - at least it seems we may finally exchange on the house I'm selling early next week (should have been end of August ) so my gamble of booking removals to store on 3rd October for completion on 4th may have paid off! House well on the way to being fully packed as well - so much easier (but way more work!) when it's just me doing it all Grin

It really is, although I’m in the midst of changing jobs so getting new contract etc slowed us down. Been in touch with agent today and our vendors vendors have agreed to go to rented to allow us complete early November. Fingers crossed the survey doesn’t throw up any huge surprises.

@bettyskitchen so am I! 😂 nearly at £900 now but I may have lost my removal company as we still haven't exchanged contracts!!!! Bloody fuming as it's been sat waiting since Friday but the solicitors are struggling to contact one another!!!😡

Hope everyone else is having more luck with their purchases and hopefully we will all be in our new homes!!

Kyriesmum I paid a deposit to my removals company as I knew I would have to move on 3rd october even if we didn't complete til the next week! I couldn't move out any other date before the end of October which would have seriously hacked off my buyer! Hearing what you've said, I'm glad I took that gamble!

@Blobby10 luckily the removal company I wanted to use have hired another can and asked their other staff to come in to take on my job, although I'm having to pay £150 extra. None of the companies I spoke to would book without an exchange of contracts in place 🙄

We are moving on 27th so litterally ten days away 🤪 now frantically packing while trying to organise and sort five kids.... someone shoot me now!!

I'm losing the ability to function due to the uncertainty. It's a massive move we are making and the paper shuffling is holding it all up.

Welcome @Comefromaway and I completely get your frustration @Blobby10. Our vendor's solicitors (new build) are also holding up the process. We should've exchanged in August. I am going down next week to view progress and have a v frank conversation about all outstanding paperwork.

Hi Everyone - I'm back!
Need to catch up on everyone's journeys since I dipped out the thread so apologies for be self centred post.

We've finally found a new place! Offer accepted, surveys sent, memorandum received, mortgage application done all within a few days. The vendors agreed to go chain free for us and the property is share of freehold so we're reallllly hoping for completion before baby2 arrives in 7 weeks. Our buyer has been so awesome and stuck with us throughout this whole thing- I think I love him!

I really feel like this time it's going to work- surely it's third time lucky and nothing else can go wrong now?!

Ended up in hospital on Saturday with awful pain all round my bump, which I now suspect was due to trekking around to a million viewings, pushing my 2 year old up and down the hills of SE London whilst DP was at work. Luckily baby was totally fine but it was a stark reminder to take it easy!! So happy I don't have to do any more viewings though!

Right I'll catch up during nap time later but for now I'm a happy BobLobLaw!

We've lost the house we wanted, the higher offer was real apparently! It's still on bloody Rightmove though!

Our buyer has instructed a solicitor but we still haven't found anywhere. A couple of viewings this weekend. I don't feel very optimistic but that could be the pregnancy hormones.
