Hi everyone,

Thought I'd check back in with our update. The flat we offered low on at the end of last week, after a bit of dicking around by them and an increase in offer from us, has been accepted. DP and I both feel a bit funny about it because they messed us about a bit. They declined our original offer, asked for a best and final, which we supplied, they declined it and then negotiated with us. We said no, our offer is best and final. Then they went quiet for 2/3 days and we moved on. So it was a real shock when the agent called today to say 'great news it's been accepted!' cos tbh we'd been viewing other places and had written it off! But we're feeling good about it now, just hoping they don't fuck us about later on. We said if at any point they try to squeeze more money from us then we'll walk away - and DP is a man of his word!

So - the rollercoaster ride of home buying continues!! Going to enjoy a few days brain rest before starting all the solicitors stuff again on Tuesday.

Happy to hear some of you have had good progress. Sorry that you didn't exchange today @Fleabag123 but I hope you can enjoy the BHW a bit.

Not much progress for me.

My mortgage broker (L&C) has suddenly become totally incompetent. My revised mortgage offer has apparently been available since Wednesday morning but for some reason that no one can explain to me, it can't actually be retrieved and sent to me or my solicitor. Every time I call, I'm told that it will be with me soon and then nothing Angry

I'm generally not one for kicking off but I'm definitely going to complain

@Blobby10 our buyers seem nice, but I think leaving the carpet is best as they can dump all their stuff a d decorate as needed then change it. They new it needed replacing but it's now crossed the line from damaged to embarrassing (puppy pulling threads out).

Sorry it's slow going this week for people. Good news on your offer @MrBobLobLaw

Perhaps September will be the big month for a good few of us.

@Violetroselily that is infuriating, even more so as now the bank holiday. Our mortgage broker sent our offer to a different solicitor at first 🙄

We complete on our flat next Friday, we can't do anything yet as vendors are in the process of doing searches for property they are purchasing, chain free though and our vendors are cash buyers so aiming for October completion. That will take the whole process to one year! Never moving again after this.

@Ellieboolou27 indeed, particularly as they were absolutely faultless back in April when I first applied for the mortgage.

My solicitor is hopeful that we can start talking about completion dates next week, aiming for mid September, so I really hope this doesnt throw another spanner in the works Angry

Can anyone help me with a survey please. This house and the house we were buying are both newish builds so we've never bothered. The house we are buying is old 1930s and the mortgage valuation flagged up previous movement but none detected for years or ongoing. There's also a tree outside. Should we get one a survey? Does it affect what the mortgage lender will lend you?

@Violetroselily we had our mortgage valuation done on Tuesday and received the mortgage offer in the post today. We actually received the offer on Wednesday and I only know that because I asked our broker.

@MrBobLobLaw Oh so pleased for you it was obviously meant to be. Hoping everything goes well, I'm sure it will. Completely get what you mean about needing to rest your brain from thinking all things house related.

Things are moving fast here is that usual when you've already had a buyer previously that pulled out? Everything on the FTBs and our buyers side is back, searches, enquiries and all paperwork signed. We are just waiting for the searches to come back on our purchase. The first lot of enquiries have been sent out and we sent our signed contracts and transfers today. EAs are talking about the middle to end of September for completion. Trying not to get excited.

Yes yes yes get a survey.!! Especially on a house of that age- as I found out some companies won’t lend against a house with ‘movement’ but if it’s been stable for years then it shouldn’t be a problem. But it. Ought give you an idea of what general stuff needs doing (like re-pointing bricks and gables) that you may not have thought of . Good luck!! 🤞🤞

Well we completed last Wednesday and our things have finally arrived from storage today. Keeping our fingers crossed we are in for good this weekend!

It was a bit of a rollercoaster at the end; picked up the keys from the estate agent and went to the house to find the sellers still there with another set of keys and the removals van on the drive. House and garage not empty... Considering it was 6pm and they didn’t know that we weren’t planning to move in the same day we weren’t impressed at all!

House was absolutely filthy! Luckily we had booked a cleaner for the next day, she was there 12 hours and we still spent the bank holiday weekend finishing the bits she didn’t get to. I hope all your sellers leave your new houses in a better state.

Our removals men arrived almost 4 hours late this morning, 40 minutes before I was due to go to work, but everything seems to have arrived in one piece after 5 months in storage. Now to unpack and enjoy and dream of decorating once the bank balance recovers. Wishing you all lots of luck for a smooth and speedy move WineGrin

Congratulations *@Bumblebeemee * - great news that you're finally in but why oh why are sellers so darn stoopid when it comes to getting out of the property?!!! 6pm?!!!! That's ridiculous. Good job your lorry wasn't waiting to get your furniture in. I suppose that's one advantage of not moving out and in on the same day. Hope your new home becomes as lovely as you want it to be over time Grin

72 hour countdown to completion on Friday. Our next door but one neighbour moved today. The neighbour in between us must be wondering it was something they did. Odd to live in a terraced house and have both sides move within 3 days!

TBH the neighbour (male) is a tricky character and I'll be glad to see the back of him. He has been a serial complainer and grumpy for 17 years. Now he'll have two new neighbours to have to deal with. Here's hoping we get nicer neighbours, although new house is (hurray!) detached.

@sandybayley have you got the champagne ready? Feels like ages since you exchanged - do you think it's gone quickly?

Still waiting for my revised mortgage offer although the broker insists it's been escalated at the lender and will be with me shortly. I work in the industry so I know things can go wrong with systems and people inputting things incorrectly, but I am so unimpressed with how they've handled it. They're almost breaching complaint acknowledgment deadlines too so I'll be sure to mention that to them Grin

Viewing the flat again this week for the first time since early April. Slightly concerned I will now hate it...

@Violetroselily - we exchanged at the beginning of July do it has been a while but we've been really busy all summer so it's flown by. I hole you get your revised offer soon, I've encountered more than my fair share of poor customer service through this process. Some of it truly shocking 😮

Hi, could I join you all please? Paid a reservation fee on a new build about 8 weeks ago but things are moving v v slowly and seems to be one problem after another. Originally it was going to be an August exchange, but we haven't even received contracts to sign yet.

We still haven’t exchanged. Everyone is blaming everyone else. Please keep all your fingers and toes crossed for me tomorrow! I am going to be onto the solicitor first thing.

@Violetroselily that is so crap, hope they don’t keep you waiting too much longer. I am also going to measure up on Thursday and convinced I’ll hate it, last saw it in March.
But the EA tells me the seller has arranged a cleaner to come round and clean the oven for me, let’s hope the rest isn’t a shit hole!

Why are other people's solicitors so CRAP??? Supposed to be exchanging tomorrow - this has been a request from my buyer right from the start -10th July as we can't complete until 4 October due to my crappy mortgage company.

So his solicitors wait until today to ask if I've had a radon gas check done. They know I haven't - it was in the questions that I ticked NO to on the forms that were returned to my solicitor before 21st July - 2 days after I received them!!!

It taken my buyer contacting the Big Boss of his solicitors to get things moving, along with my solicitor chasing then buyer chasing too. Bloody idiots. Angry. I just hope they don't use this as an excuse to delay exchange or my buyer will NOT be happy

Completion next week Fri.

It feels like a massive anticlimax tbh! Went to look at it again today and couldn’t get excited but that was before we knew it had gone through.
I’m worried I’ve got buyer’s remorse but it was also rammed full of stuff as the vendor is packing.
I think it just needs a lick of paint and our stuff in it to feel like home....at least I hope so or that’s one expensive mistake!

So after debating to carry on with selling or staying and extending we received an offer which we've accepted, on that same day we went to view a house and it's just perfect for us, we've made an offer today but there are a number of other people who've also offered so we don't find out until tomorrow, their EA won't disclose how much the new offers have been made are. Feeling really nervous!

All I could see were the multiple little jobs that need doing and because it's been empty since March, it is absolutely filthy and I'm sure the vendor wont do a thing about that before we complete Angry

@Violetroselily - glad it’s not just me! Yes all I saw was the scuffed paint, the hideous fake fireplace that we didn’t notice before (or forgot!) and the things that need fixing.
I’m sure it will be grand in the end. Still doesn’t feel real. And no, not started packing. We have our rental till the 18th, taking advantage of having a crossover as it may never happen again (altho I may never move again!)

Thought I would come back and update our long story.

We accepted offer in February, within a few short weeks we found out our buyer had passed away. Partner still wanted to buy so we hung on as long as possible while probate was being sorted.
The builders of the new house we were buying hung on too but eventually decided to re-market and our solicitor advised us to go back on the market. Our purchase then sold within days. We had viewings arranged so stuck with them. Days before our first viewing we heard probate was sorted but decided to go ahead with new viewers in case original sale didn't proceed. Unexpectedly these buyers also offered so after 2 years on the market, countless time wasters and many viewings we are now in a position I never expected with 2 proceedable offers.
Plus the house we wanted is now available again! Can't believe how stressful this has been and we aren't ready for exchange but may get there one day, hopefully this year.

Congrats to @Fleabag123! Not long now. And good luck to @Tillypea for your offer too.

Out vendors are already posing us off by saying they're considering taking the majority of the integrated appliances! I told the estate agent that they can't take integrated items as it could damage the carcass of the kitchen and, besides that, the integrated kitchen was part of the marketing material so it would be misleading to take them. She came back to say they were unaware of this and will be speaking to their vendors about it. Wtf it has to do with them I don't know cos we certainly aren't shelling out for all new integrated appliances. Plus what are they going to do with them at their onwards place?! Unless they magically fit. It's just all ridiculous and unsettling that they're already messing us around. Rant over!!

*@MrBobLobLaw * hang in there!! They've probably just got one of those forms from the solicitors which asks how much you are paying them for additional items so its made them think. I too understood that integrated items are part of the kitchen and can't be taken. I also thought that if they've replaced the original integrated items with something else ie a bigger and better washing machine, they have to leave an integrated item in it's place. This is what we had to do in one of our houses (bought it as a new build) but it was 10 years ago!
