Wow some good news on here at last for some. It was long overdue. I haven't posted for a while as I'm so scared of jinxing things. Our buyers have bought searches from our last buyers solicitor and we are waiting for searches to come back on the house we are buying. Both our buyer and their first time buyer have their mortgage offers through. We have our mortgage valuation booked in on Tuesday. Hope we get our mortgage offer now but hoping it should all be ok as we are using a broker. I'm so scared to get excited but things seem to be moving really fast this time around. I presume that's because a lot of our paperwork was/is already done. Both agents think that we could be looking at mid to end of September for completion Shock

Hi everyone,

No update from us really but we're going to crack on with getting stuff back to our solicitors after dragging our feet with it a bit for the last week, hoped we'd have found somewhere by now tbh!

Still feeling a bit despondent about it all but we did the sums and renting wouldn't be the worst scenario in the world and at least then we'd be fully proceedable if something came up and we'd have a huge deposit too.

Glad some of you are having a easy time of it so far and well done to those of you who have exchanged/got a completion date set!

@MrBobLobLaw I can't believe how some vendors choose non-proceedable over proceedable buyers. It will be interesting to see if they come back to you in a week or two asking if you are still interested Grin

My sale is progressing well - my buyer and his are keen to exchange on 30th August. Would be doable if Royal Mail hadn't lost the contract that I sent to my 20 something offspring to sign! So now I have to spend next weekend driving around the country to get them signing a new copy.

Purchase-wise, I offered on a house on Friday being sold through an Assisted Move scheme (retirement) and wondered if anyone has dealt with these people before? He has thrown a right spanner in the works by phoning my selling agent and asking questions and interpreting the answers wrong then telling me it would take a few days for the vendor to decide whether to accept my offer as she needed to talk it over with her son! EA spoke to vendor just after I'd rang with my offer and said she was really happy and excited! EA are now on the case so hopefully I should have some positive news by the end of the day 🤞🤞🤞

Happy Monday everyone. Fingers crossed for a better week all round.

Slightly concerned as I wait for my revised mortgage offer. The first (incorrect) revised offer came through in 24 hours, but only contained the reduced purchase price and not the reduced loan amount. Now waiting 3 days for the correctly revised offer and I know it's ridiculous to worry as 3 days is nothing, but considering it only took 24 hours to get the first update I can't help but feel worried as to why this is taking longer...

Moved in yesterday, and all went smoothly. So very happy.
Hang in there everyone, I know the extreme stress of it, but it's worth it in the end/

I'm still waiting for the vendor to accept or reject my offer 🤔, viewed house on Friday at 3.30pm, made offer at 5pm, EA told me house was being sold with Assisted Move who would phone me on Monday to confirm as it was closing time. Was fairly relaxed over the weekend thinking its a fair offer (was on for offers over £340k and I offered £340k) on a house that needs about £25k spending on it to bring it up to date as well as decorating. Knew the elderly vendor wanted to discuss it with her son who seems to be the decision maker for her. Fair enough I could wait over the weekend.

Had phone call from AM people saying my sale chain was too long - it isn't being connected to my purchase and is only 3 people anyway - so I got EA to phone him and set him straight. Waited all day and got a phone call from AM chap at 5.30pm saying vendor wants to think about it overnight and will phone him first thing - shes had all bloody weekend!!!! Shes got a new build retirement flat which will be ready at the end of October. I'm not asking her to move out early - quite happy to wait til then.

This morning at 9.30 I had a phone call from AM chap - vendor isn't answering her phone!!!!! He's left a message but didn't want to leave me hanging without knowing!!! Which was really kind of him but I'm so frustrated - not sure if the vendor is prevaricating as she doesn't want to leave her house (not the impression she's giving anyone) or her son is hoping to get more money for it (if so, he's a fool the way the market round us!). I just want to AAAAARRRRRRGGGGGHHHHHHHHHHHHHH!!!!

Congratulations to all who've exchanged/completed/moved in!!

After a fairly tense weekend (mostly trying to convince myself that I'm not that bothered if sellers pull out, looking at what else in on the market (nothing I like very much)), yesterday their estate agent confirmed that viewing on Friday prior to exchange is ok, and they haven't pulled out.

Offered me 2 viewing slots - 1pm or 4.30pm. As I'm a 5 hour drive away, 1pm is pushing it a bit in terms of traffic - if I leave home before 8 I should get there, but it will be very stressful.
If I take the 4.30 appointment, then I won't have time to give authority to exchange to my solicitor before the end of the day.
I'm going for the 4.30, as the stress of a long drive with a time limit isn't fun.
So, fingers crossed that by next week, I will have exchanged and be on my way to a new house!

For the final viewing, I'm thinking that I need to check things like washing machine and fridge (built in and on the fixtures and fittings list) are working, boiler switches on/off, shower works, water pressure is ok, check for mould/damp - what else should I be looking for?

I'm still not letting myself get excited yet - the most I've done is think that a Cotswold Company piece of furniture I've seen advertised would be perfect for next to the front door....... :)

WE'VE EXCHANGED!!!! Waited 11 long and stressful months for this moment, 2 lost sales, one a few days before exchange, empty flat for 7 months and a whole lot of sleepless nights, feel so bloody relieved!!!!

Positive update today from estate agent. All on track still despite being quiet. Just waiting for them to send enquiries.

If you had a fucked carpet at viewing that was now more fucked, like pretty fucked, would you offer to remove before exchange or leave it? The underlay should be fine.

So excited to hear some movement at last!! Great news for all those who’ve exchanged, completed or moved.

We will hopefully exchange this week at long last (5 months and counting on this one, 10 months since first offer accepted for sale that fell through ). I’ve sent the deposit to the solicitor and he thinks all is in order for exchange.
Should be completing on 6th Sept 🤞🏼

We completed yesterday- we own a house together! We're currently in rented, so moving in on Saturday, but finding it very hard as I'm 36 weeks pregnant, suffering from PGP and can't do anything. Still got lots of packing to do, but literally can't do anything. So the race is on, what's going to come first- baby or house move?!

@afrikat yes that's right, once all that done then the buyer just needs to put deposit to solicitor and exchange can happen, fingers crossed it happens soon for you.

@KnobJockey whoo hoo! Wow you've certainly got a lot going on! In a way it's good your moving before baby, as once born you'll have less time to unpack etc.

@KnobJockey wishing you all the luck in the world with your move and baby! Hope you get lots of help packing up - just ask helpers to make a list of everything in the box and tape it to the lid on the outside.

@Hawkmoth * I think it depends on how much good feeling you have towards your buyer!! Technically they should have checked the house over between exchange and completion to make sure everything is as it should be but I don't know anyone who has done that! Why not ask you buyers what they would like you to do? No point in replacing the carpet if their first act on moving in with be to change all the carpets anyway!

I had my offer accepted and we are steaming full ahead for completion on 31st October. Its all worked in rather well in the end - complete on the sale of my house on 4th October, go on holiday and live with boyfriend for a week then house sit for parents for two weeks - thus easing their minds about going away for 2 Whole Weeks Grin Just another week to juggle me and the cat (parents have a dog which hates cats) when they get back before I move into the new place. Smile

I'm really happy the survey on my first choice house was so rubbish as I know I'm going to be much happier in this one Grin

8 days to completion! Can you believe it after all the palaver with Mr and Mrs Vendor and the court case? Strangely relaxed about it (I am on a sunny holiday). Back on Saturday and packers in on Friday.

I read the full surveyors report yesterday and the 'structural' movement' wasn't as bad as they made out (it was 'only' the floor sinking rather than the building moving) but there were several other points that warranted a 3 ie needs immediate action so it would have cost me a lot of money in the end. I'm hoping that the much calmer feeling I'm having about the 'new' house is because it's meant to be and not because I'm rushing into it - pretty sure I'm not!!

We haven’t exchanged today - sols at the top of the chain are the sticking point for some reason.
Hopefully tomorrow! Not sure I can take stressing about it over another long weekend 😰

Darn, didn’t exchange today. Annoyed it’s going to drag on over the long weekend but not much I can do.
Solicitor said everyone was pushing to get work done (not just exchanges but completions and wills etc) before the BH weekend
