@Blobby10 our mortgage company have already agreed to lend to us. We have our full building survey booked in next week. Hoping that the movement was definitely just previous and not ongoing. I guess it must be quite common in older houses.

@Bumblebeemee huge congratulations. I will never understand why people think it's ok to not vacate the house that they no longer own as quickly as possible for the new owners. Sorry it was left dirty for you. Also can't get my head around the not cleaning. I'm trying to keep really on top of the cleaning here as I wouldn't dream of leaving it a mess for the buyers. I may even get a cleaner in for a quick extra clean before we leave. I hope you are now relaxed and enjoying your new home.

@KnobJockey Yay. Agree you must let us know when baby arrives. I hope you have many happy years as a family in your lovely new home.

@sandybayley I hope all goes smoothly for you today. When your settled I would love to see some pics of the new place.

@Violetroselily I'm sorry the viewing didn't go as well as you had hoped. I bet you will love it. Our current house was beyond filth when we moved in. The children didn't even want to step foot inside as it stunk. I'll attach some pics of before and afters. It will give you hope that anything can be turned around with a bit of elbow grease. It's just a shame people think it's ok to not cleanIs your mortgage offer all sorted now? We are viewing the house we are buying again next week to measure up for furniture and flooring.

@Fleabag123 Congratulations. I'm sure you will absolutely love it once your in and you can start making it your own. I'm worried about buyers remorse as we are going from a new build estate to a street. It is a very pretty tree lined street but the house needs a lot of work.

@TulipsfromAmsterdam Wow the house you wanted is obviously meant to be yours. I hope you have continuing good luck here on in.

@MrBobLobLaw Goodness me what is wrong with people. Taking the integrated appliances, what for? Hopefully it's just them not understanding the fixtures and fittings form. Some people feel like it means they need to take everything. I would get your solicitor to get onto them straight away. It's certainly not the norm to take integrated appliances.

So things are going ok here. My solicitor is being very slow though and it's driving me slightly insane. Our vendors have said they can't do September for completion as they won't be ready but are happy for first week of October. It's fine by me as it's only a month away Shock. If it happens the whole process this time around from us selling to completion will be 9 weeks. Just a shame we wasted 15 weeks previous to that and we had been on the market since last August. I'm a bit worried about all the work that will need doing to the new place but excited about sitting in the garden room with a coffee looking out to the gorgeous 100ft garden.

I've attached a few before and afters of our current house to set minds at rest about all the work you feel is needed. This all took three weeks.

Thanks for all the congrats everyone. Sending the same back and pleased to hear so many have had progress since I was last here!

@BeauticianNotMagician81 I have to say ours was almost as filthy but not quite! Makes me feel much better to see how much progress you’ve made. We’ve not quite managed to get rid of all the dog hair and dog smell, I think it will take a while... Envy and unfortunately can’t afford to replace the carpets yet.

@Violetroselily and @Fleabag123 I admit I was a bit underwhelmed when we finally got in on our own and saw how much we needed to do. At times I still wonder if we should have held on for something else, but now that our furniture is in and our own things are starting to mask the holes in the walls I’m seeing my original vision again! It will take time for it to feel like ours!

Our offer wasn't accepted, the sellers have gone with an offer from first time buyers which is fair enough but disappointing. So we're back on the house hunt!

We have completed 🍾🍾🍾🍾10 months later than planned but hey ho!

We have just signed contracts on our purchase, they are buying chain free and are mortgage free so I'm hoping we can be in by October, we are only moving 7 doors up the road 🤣

I seem to be slowly whittling down the outstanding issues on my purchase 1 by 1. The vendors have now accepted that they made a mistake and were trying to legally sell me the wrong garage with the house. All fun and property games! Still got problems with an unadopted road, communal charges and a couple other things. Feels never-ending!

We accepted an offer on our house today so now our journey begins, hoping all goes smoothly, first time buyers so no chain and we are not purchasing our next house yet so fingers crossed for easy transaction

@BeauticianNotMagician81 oh my god, the state of that carpet Shock what a transformation. I can't believe someone left it like that. Were they living there, or was it empty when you bought? Those photos definitely make me feel better. Yes my mortgage offer is all sorted now, thank God.

Glad everything is going well for you. October really isn't long at all and you deserve a happy ending after the troubles you had with your last set of buyers

Should we be worried our buyers have gone very quiet? Our estate agent has been trying to get an update all week and our solicitor does not seem to know where things are up to with them. The top of the chain is pushing hard for exchange/completion asap but I'm not sure if something is going on with our buyer and trying not to get too stressed

@BeauticianNotMagician81 - thanks; that’s reassuring! We have a week or two when ours will be empty so planning to blitz clean and paint. Considering stripping the floors too but not 100% about that.
I want to redo the bathroom but it’ll have to wait a bit to save up some ££. It’s not awful, and perfectly serviceable, just not what I want. Patience I guess - god knows we’ve all got that in spades on this thread 😂

@Violetroselily - not ranked up on champagne yet but very happy. What an exhausting day yesterday was. Removers were great, even kept their good humour when trying to get the piano out of our small terrace. Poor DS1 (17) was very emotional as we left the old house.

New house is great. Lots of snagging jobs to sort but I think Mrs Vendor (divorcee) just hadn't kept on top of it. DH has been like a whirlwind fixing showers, flickering lights, doorbells, locks etc. New kitchen is huge and my bar stools are great. I love my island.

Garden is mahoosive - I think we are going to need help. We've already met one set if neighbours as they brought flowers and chocs. Overall very happy!

@afrikat it does sound a bit odd but you never j ow what's going on,m. Fingers crossed that Monday brings some answers!

Not much progress on our purchase this week and the integrated appliances saga is still up in the air whilst they 'talk to their vendors' Hmmglad you all agree with me that it's batshit! My dad said that, if they insist on taking them, we should cost up what replacements would be and take it off our asking price. We haven't sent off for our mortgage yet as we're waiting until we've received the contract from them still hurting from the gazumping!

Really hope next week brings some good progress to everyone!

Hello everyone, sorry I haven't been here for ages. We moved houses and didn't have internet for a while and I lost track with this thread and everyone's progress (or lack thereof).
Anyway, to recap, we started marketing our ex-LA inner London flat in February, lots of viewings but no offers. Accepted a lower than we liked offer around Easter, expecting a quickish sale with a first time buyer and us moving to a rental to relocate to another city. The whole thing turned into a nightmare, with the local searches taking ridiculous amount of time and our buyer being a total arse. He gazundered us and we remarketed, but then ended up renegotiating the price, mainly because the market was a bit weird and finding another buyer might take a while, and then having to wait for the local searches again on top. We also wanted to move during the school holidays.
So in the end, we have finally exchanged contracts after the local searches came back this week! Really relieved as paying both mortgage and rent was not gonna be easy, but at the same time annoyed that such a d*head of a buyer got the flat so cheaply.

But we are now in our rented property and have started looking for a house to buy. So glad to be out of the crime and drug ridden part of London, and even though things are still a bit stressful feels like we are getting there. DC1 got a place in a wonderful primary school and we are now looking to buy somewhere near the school.

@dimmu - congratulations on your exchange at last! We have been on this journey for a similar amount of time so I wondered how things had panned out for you!

I can happily report from the other side..

2 days after moving in we're getting settled. DH caused a leak in one bathroom yesterday by fiddling with a towel rail but I think we've sorted it. I've baked my first cake for DS2's birthday and done two loads of washing. It's starting to feel like home.

I have people coming to do quotes for decorating and a new front door tomorrow plus I'm 'interviewing' a new dog walker. So much to do!

@sandybayley Congratulations, so pleased to hear you have made it to the other side after such a difficult journey! Must feel amazing to finally be in your new home. Are you planning to do a lot of redecorating?

We have started looking for a house to buy, but admittedly this whole Brexit thing is making me feel quite nervous. At the same time wouldn't want to stay in a rental too long, our landlord is a bit annoying and also DD's new school is a bit further than we would have liked as she didn't get a place in our first choice school. Saw a house which we really liked but the garden was very small, South facing though. Gonna see a few more but thinking of putting in an offer for that one.

Our survey and mortgage valuation were both done today. Will be waiting til the end of the week I'd imagine for the survey to come back but we heard from our mortgage broker today that we have been accepted Grin sending off the paperwork to the solicitor tomorrow... Hoping to close by the October half term (I'm a teacher) so we can decorate before we move in.

Thought I'd pop by with a measly update- the vendors decided to leave the integrated appliances for us. So kind Hmm

Anyway one less thing to worry about and I'm relieved they did the right thing.

Anyone cast a guess on whether it's likely we'll complete and move in 9 weeks? Baby2s due date is Nov 4th so really wanna be in by then. Our buyer is FTB and our vendors are buying a probate property so a short chain but 2 leaseholds.

@MrBobLobLaw how many weeks into the process are your vendors with the probate property? That's the only thing that could hold the process up is the probate. We are 10 weeks in with MILs and probate was granted today. They got her name wrong so now have to wait another 3/4 weeks and the buyer is getting very impatient.

Started to gather my deposit funds together today. I think my solicitor received a fair bit from the vendors solicitor today so I'm hoping for a meaningful up date this week. Exchange may be within selling distance...

@MrBobLobLaw do you know if probate has been granted yet? That could slow things down if not
