@Giraffey1 we've been using Conveyan and they've been really good so far and super quick. I'd deffo recommend them! They're online I think, you sign everything digitally.

Can anyone help me make sense of this email my solicitor sent me today?

"Buyers solicitor has proposed a completion date of 30th August, please advise if this is acceptable" I'm ok with that bit

Then "unfortunately the buyers solicitors have not approved our contract, so I am sending you a draft copy and will insert the buyers name, please can you both sign and return the original copies to me". I don't understand this bit, what / why do buyers solicitor not "approve" it and I've never had an original copy! Also in the contact it stated fixtures and fittings but apart from when we first sold I've not filled anything out.
I tried calling solicitor but she wasn't in, I feel she's had enough of me but I'm worried now about this "not approved" bit Shock

@Ellieboolou27 I think it means that they disagree with something that your solicitor has but in the draft contract. Are there any additional terms that have been put in to it e.g. making something a condition of sale, or is the deposit % something other than the usual 10% ?

The fixtures and fittings bit will be referring to what you out in the fixtures and fittings form as being included

Well, my dream of completing a house sale and purchase on the same day has gone by the wayside. It was all going so well until the survey found structural movement so the BS have rejected my mortgage application Sad. Found another house which I really liked and talked myself around the very small kitchen with no dining area (separate dining room though) and converted garage so no bike storage , put in an offer 5% (£15k) under asking to be told they wanted more than the asking price!!! Why not put that in the particulars? I was told they wanted a quick sale to get their dream house - I couldn't BE in a stronger position for that! - I'm not prepared to pay full price for something that isn't 90% ideal (I would have gone up a bit but not more) . looked at another last night and it was lovely but in the middle of a HUGE estate with so many speed bumps its unreal so not a contender. Got one more tomorrow - went to look at the area last night and its nicer than I thought! House is decorated in a very fussy way right now but that can be easily changed. And they have been clear about what they expect ie offers over!!!

I've had to accept that I will be lodging with boyfriend and then parents for a few weeks Sad as there's no way I could complete a purchase in the 6 weeks I have left before sale completion date. Absolutely gutted but trying to look for positives ie can house sit for parents while they are away so reduce their stress!!

@Mr Bobloblaw so sorry for you - I know we can all roll out the platitudes like "Oh it wasn't the house for you" and "something better will be just round the corner" but it really doesn't help does it?

Hi all again!
I'm back after a few weeks of absolutely nothing appearing to happen. I finally chased down a copy of the survey that had been sent to a mis-spelt email address - the roof needs more work that I'd expected, but other than that all is ok. I debated reducing my offered price, but actually felt that the house is still good value, and I really don't want to lose it, so will just accept that I'll need to spend a bit more money there.
After 3 weeks of complete silence, I chased up my solicitor who was 'reviewing responses to enquires submitted'.

Then on Tuesday the sellers estate agent emailed me telling they are not looking to move into their onwards purchase and so can move out at any time. I went back stating that ideally I'd like to exchange/confirm by mid September. They apparently want to exchange by August bank holiday... I can't see that happening realistically, and I'd prefer early September.

Now my solicitor has confirmed that we are all ready to go, they are in a position to request deposit funds and move to exchange, so it looks like it's full steam ahead.

I do have a couple of queries that I hope that someone more experienced in moving than me can help with :) Is it usual to go and view the house again before exchange? I've not seen it since late May.

What happens with the mortgage - it's all agreed and what have you, does the solicitor liaise with the mortgage company or do I have to do something?

Does everything now happen in a rush, or are there further possible delays at this stage?

It's all getting very real - I haven't allowed myself to actually believe that I'm going to own this house, just in case it all fell through.

Keeping my fingers crossed for all of you with dream houses, and sending Gin and/or Wine for those in the middle of horror stories.

Are you muddling up exchange and completion? If your solicitor has confirmed you are all ready to go, why not exchange? There's over a week until the bank holiday.

No, not usual, but not exactly unheard of either.

Sign the mortgage deed, which your solicitor may well have already sent, apart from that your solicitor should take care of it all.

Further delays are always possible, but sounds like you’re all ready, and your vendors aren’t liking in their purchase, so limited possibilities for late drama.

@MrBobLobLaw sorry to hear it wasnt accepted. Is there much else on the market that interests you? I can't imagine dealing with the stress of this whilst pregnant - my heart goes out to you.

@Blobby10 I'm also going to be temporarily living with family and friends for the next few weeks. Like you I'm trying to see the positives in it Hmm my top tip would be to try to limit yourself to only one or two bags to actually live from, so that everything else can be boxed up and not touched whilst you're living there. I dread the idea of rooting through various bags and boxes to find something specific.

In the midst of packing at the moment as I move out of my rental this weekend. Can't believe back in April I was worried that I might have too much of an overlap and here I am having to move out without having bloody exchanged yet. The EA tells me that the vendor now has a rocket up his arse to get the last fee enquiries answered of I'm hoping I can be by the end of September. Also waiting for my new mortgage offer with the revised purchase price and revised loan amount, but that should be available tomorrow hopefully.

Lots has happened since I last posted here. Early August we had offer for full asking price after 6 days on the market. Today we had our offer in the house we want to buy accepted. I’m nervously excited! Chain is complete I think, too!

Unfortunately, I decided to withdraw my offer. It just didn’t sit right that I had offered way over its market value and the house was too much of a compromise in terms of size and condition.

I’m in a good position and happy enough where I am to take my time. Problem is, there’s very little coming on to the market and those that do are being snapped up. I’ve arranged a couple of viewings for outliers that have been on the market for a while.

we had mins to spare on completion 1657 and on exchange and monies were going through 1554 the clock was really ticking the banking system was really down to the wire my hair was really grey My solis phoned me and finally said 'are you sitting down' I replied I have been waiting since February for you to say those words

*@Violetroselily * I've had to rent/lodge with family for every house move in my life and was really hoping this one would be different. At least this time I don't have to consider a husband, 3 children, 2 dogs, 2 cats, and assorted rabbits, guinea pigs and hamsters! Its just me and the cat - although she is a bit of a worry Grin. Large suitcases will be coming out instead of being dumped but most of my possessions will go into storage - £100 per week including VAT so a bit 😒 and of course, I have to pay two lots of removals costs - in to storage then out again so an extra £1000+ less to spend on making the new place nice.

@SabaliSabali I did exactly the same with a house I offered on earlier this week. It ticked most of my boxes and I was led to believe they wanted a quick sale so offered 5% under asking as a starter only to be told they wanted asking or more!! Gone off the house now anyway - the boxes it didn't tick doesn't warrant the extra money IMO. Unfortunately, like with you there isn't much coming on the market right now.

There's one other place we're interested in @Violetroselily, it's a bit of a compromise in a few ways (less period features, there's only a shower so we'd have to install a bath, 6th floor) plus theyve over valued it. We've put an offer in but it's very low so we'll see what they say.
Kinda stuck really, such a crappy situation. (Though in trying to keep it in perspective!!)

So the seller has now said unless we complete by the bank holiday weekend they will pull out of the sale.

Realistically as it's a bank holiday weekend, that means by next Friday. I haven't seen the house since late May, and so want to view again before exchange in case of any issues - unfortunately I can't view until Friday, unless I drive up on Sunday and come back the same day - that's over a 500 mile round trip.
I've emailed their estate agent suggesting that I view and potentially exchange on Friday, and complete shortly after that.

Hopefully they will agree...... if not, then I start looking again. Which would be a shame, it's a lovely house, exactly in the location that I want. Still, if it isn't meant to be then it isn't meant to be - it's not completely perfect, the second bedroom is tiny, the outside space is even smaller, the roof needs some work.... and something else will come up. :(

My house has been on the market for a week and I’ve done so many viewings (there were 9 on Monday, 5 on Tuesday, 5 on Wednesday and 3 on Thursday). Some if those were 2nd viewings. I’m fed up with showing people the house already.

The good news is that I’ve had one offer (over asking price) and I’m waiting to hear from the two second viewings yesterday. They both seemed super keen. One couple measured everything and planned where to put their furniture and the other brought their parents with them. So we’ll see what happens.

I think finding something we want to buy is going to prove trickier than selling this house really. We’re seeing a house tomorrow but can’t get appointments to see the 3 other houses that are even vaguely suitable before we go on holiday next week. The summer is a bit of a pain really.

Hello, I guess i’d best join in, house is going on the market next week, photo’s being done on Monday. We’re lucky enough that we’re only selling and not buying until next year so moving in with family. I’ve never sold a property before through the usual methods as we sold out previous place privately to the freeholder who lived in the flat above. Although this time I’m moving with 2 small children, 2 dogs and a cat and husband of course! I’m already reading trying to keep the house tidy for viewings 🤪

Excited to read about those of you exchanging and on cusp of exchanging.

Was looking at surveys. Am scared to pay for full and then something happen like the chain break down and pay for nothing. But I’ve had the level down, home buyers reports in the past, and they were useless at spotting any issues. What did others here do, and how soon todo a survey?

I hope it sells quickly @gingerninja99. Keeping a house viewing ready is exhausting even without young children.

I accepted an offer on my house today. It’s £3.5k more than I paid for it (only a year ago) so I think that’s probably doing reasonably well. The buyers are FTBs and seem to have fallen totally in love with the place.

We’re going to see a house tomorrow that looks promising (and isn’t outrageously priced). So maybe we’ll get things sorted quickly.

Yes and the fear is building again as we move along with the new buyers. I managed to look at the house we want yesterday, and thinking about finally sorting the mortgage out. It feels like I shouldn't be bothering but then Sod's Law would see us running out of time and homeless if we don't sort stuff in advance!

What a day, there is light at the end of the tunnel! Exchanged today and completing on Wednesday Grin It’s been a long journey since going on the market in January. Looking forward to having our own space again after staying with family for the last 5 months!
