So agents rang (after me calling twice) to say they have spoken to buyers solicitor and we are looking to exchange in around 2 weeks, how I don't know as my solicitor hasn't received enquires yet, apparently they are awaiting the EPC! The agents have a copy! I'm losing the will 🙄

@Violetroselily I'd imagine it's quite a common occurrence regarding addresses, pain though having to faff around.

Sending lots of positivity to all 👍

Rejoining this thread and about to have a read of the most recent events.

We went on the market last Monday. Today we got an offer - yay! Asking price and apparently buyer is using proceeds of her sale to buy no mortgage needed, and has complete chain. Thus sounds great assuming it’s true. Apart from the fact there’s very little going on the market that we’d want to buy. Hopefully something comes up soon!

We’re all back on track. Owners wouldn’t accept a lower offer following the down value so we’ve reduced deposit from 15 to 10% so we’ve got the cash to cover the difference. Debated what to do but the market is currently so slow and the place we’re buying has a huge garden that we’re reluctant to lose. Owners have however offered to pay for some damp / building work before we move in as a compromise. Owner still not found anywhere to live so it’s very much a waiting game.

Glad to hear that everyone else is making some progress, albeit slowly!

We viewed a 3 bed last night but it just wasn't 'right' which was disappointing as it would've been great if we loved it!

Re-Viewing another 2 bed flat in the same building this morning. It's over priced though (on at £475k when everything else has sold at ~£450k) and not quite the same style as the other one. Also no bath which which, with a baby on the way and a toddler, is really not ideal! But we'd be silly not to consider it I think as it's in the same location.

@MrBobLobLaw yes at the back there is a workshop, shed, summer house and green house.

We aren't sure what to offer on the house. We really want it but it will be a long term project. Anaglypta wallpaper everywhere that's been painted, so will probably take off the plaster, bathrooms are poorly done (pipe work all on show) and in the en-suite they've basically just put a door into the old bathroom so it has a shower over the bath. No utility room.

Vendor has rejected my lower offer, on the basis that the cost of the work is significantly lower (think 500 rather than 5000) and they have already paid for it.

Their solicitor sent about 5 documents to mine last week clearly showing the overall cost is 365k therefore 5k per flat Angry so I don't know what the fuck they're talking about

This whole thing is utter fucking nonsense.

@Violetroselily so the major works cost 5k per flat and you offered 5k lower and they refused? If so they are silly as it's a difficult market and they will have the same issue with another buyer or have to pay it themselves anyway!

Since our failed sale Sad other houses nearby have had viewers. We went back on the market on Saturday. No viewings booked yet. It is worth reducing the price on rightmove to bump it back up the list?

Theyve refused on the basis that the cost is 500 (which they have paid) not 5000, but that's bollocks because they've previously sent multiple documents from the managing agent confirming the overall cost is going to be around 5000 per leaseholder. I refuse to believe thats suddenly been slashed to 1/10 on works that have been consulted on for the last 9 months

@Nutellaontoast19 yes reduce, I had 3 exact flats in our wastage all up for sale, reduced mine by 20k and sold within 3 weeks, others been on market for months and months.

@Violetroselily where do they get the 500 from! Would you / they meet halfway and offer 2.5k less? It all depends on how much you want the property I guess.

@Ellieboolou27 so it seems that the cost is being spread into intermittent bills of £500 to make the cost more manageable for each leaseholder. So they've paid the first one but clearly dont agree to needing to foot any of the other bills.

I expected them to say no because they're generally unreasonable but I'm pissed off that they've not given the agent the whole story (he was under the impression it's truly just £500).

I've asked the EA to consult the vendor again with the full story whilst I consider how to proceed.

I just signed the paperwork to put my house on the market this week. I haven’t been here long (and it’s a lovely house) but I’m moving in with the boyfriend and it just isn’t big enough for everyone. So we’re going to buy one big house, hopefully round the corner from this one (because we both agree it’s an excellent place to live).

I spent yesterday cleaning and sorting through my teenage DS’s hellhole bedroom to make it presentable for viewings. The EA is taking photos on Thursday.

I’m feeling a bit overwhelmed about it all.

We made an offer on the house. Offer made this afternoon at 2 o'clock. Is it a good or bad thing that we haven't heard yet. I'm worried they were insulted but the house needs a fair bit of work. The chimney is coming down.

@Violetroselily is the place worth it if they won't reduce or will you be looking for something else.

@Nutellaontoast19 I would reduce the price. I think ours sold quicker this time as the house is pretty much clear as well.

It’s only on for exactly what we paid 8 years ago so reducing means taking quite a hit. Sad Very frustrating when we already had an offer.

@BeauticianNotMagician81 how exciting, I hope its accepted. Do you have another figure in mind if they refuse?

Undecided if the flat is worth the extra cost or not. On the one hand, it's in part of London that will benefit from Crossrail (eventually Hmm ), I will be there a long time I hope and it's a better size than anything else I saw, or has come up since. But it's a weird market here - theres flats coming up at all sorts of prices, including 2 beds whereas this is 1, so its really had to judge what's right. 5k in the grand scheme of things isn't huge, but it's more the principle that is bothering me as they went to market knowing of these costs.

Hi people was just looking for some guidance please.

Selling a house and it has been on going for around 3 months with no chain.

Searches all completed , surveys all done and the last enquiry was answered and sent on Friday. Mortgage application has all be done also.

So I was expecting to exchange this week, however I have not been contacted by my solicitor to sign any papers. I contacted him this afternoon and he has said the solicitor is reviewing the file and answers to enquiries and some work regarding claiming an ISA is outstanding. A completion date has also not yet been agreed formally.

How far do you think exchange is away ? As from the response I received it seemed it won’t be happening any time soon ?

Please let me join in. I accepted and offer 3 weeks ago after being on the market for 4 weeks but only had viewing from people ready to proceed - can't be arsed with cleaning for time wasters. The survey was done on mine last Tuesday but the 2 others further down aren't being done until this week. I'm end of the chain as I'm moving to a new build. Agent think another 7 weeks so I'm decluttering like a mad woman- praying it all goes smoothly for my mental health 🙏
