@ravenshope how exciting! Not long now

@dimmu the man is a loon, is there any update? Wouldn't it be lovely to get a buyer Monday and tell him to shove it!

I will be like a dog with a bone on Monday with my agent, I want to exchange!!! Angry this whole process is sickening.

ednclouda · 03/08/2019 19:40

@ellieboolou27 it sounds horrid yes and sickening there has been tears and me pleading on the phone with our vendor blimey I now how to grovel now its such a stressful period I hv hated it but new house is a bit nearer we move on Thursday fingers crossed

MrBobLobLaw · 03/08/2019 19:42

@dimmu what a knob!! You must feel like pulling your hair out. FX for some viewings next week.

Congrats on setting your completion date @ravenshope!

Had a disappointing viewing this morning at a house, it just needed too much work and we don't have the time or money. Feeling really lost as there's just nothing else out there. In London!! How can this be?! We're considering renting for a while but it'll be really expensive but with DC2 due in 3 months we can't afford to loose our buyer. Just keep hoping that something will come up that we like. On Monday I'm going to call round all the local agents and tell them what we're looking for and to be shown stuff ASAP, are you allowed to do that?

Nutellaontoast19 · 03/08/2019 22:23

I heard this afternoon that my buyer has pulled out. I don’t have any info other than it’s finances related. Agent said something about mortgage problems. Feeling really angry and sad!

kennyjenny · 04/08/2019 00:13

Hope you don't mind me joining I've been a lurker for a while.

Put in an offer for dream home almost 3 months ago, we are FTB, offer accepted a few days after. Happy days. Got mortgage offer within 2 weeks. Everything running smoothly both ends, until last 4 weeks venders went quiet. Our solicitor tried to chase theirs. Were told there was an issue with planning permission. Haven't been told anything from them except we will be in touch with further news. Hubby has a friend who works in council, turns out they never got planning permission for the extension they did 6 years ago. Now having to apply for retrospective pp which they only submitted 3 weeks ago. Won't hear verdict until end of sept. We are really upset and what is frustrating is that the venders haven't told us anything. I can understand why as they don't want us to pull out but it makes us worried they could be keeping quiet about other things.

ravenshope · 04/08/2019 04:33

Still waiting for removal man to confirm they can do that date.Hoping that's just a formality though as he was in his van when I rang and didn't have the diary with him.

Ellieboulou thanks! Is the agent the person to go to? I thought it was the solicitor. My agent didn;t seem to do much. Anyway, yes, at least find out what 's going on. The waiting is insane-making!
Nutella oh no! Happened to me just before Christmas and lost the house I was going to move into. (Happily the one I am getting is opposite and nicer but I didn't know that at the time). I'm so sorry, I know how devastating it is. Back on the market Monday?
ednclouda - Congratulations on your date! It sounds like it 's been awful but you're almost there now and it will all be worth it.

Kennyjenny oh that's so frustrating.. Hopefully the planning permission is the only issue.
MrBobloblaw - thanks. Yes, I'm sure you are allowed to do that! It;s what they're there for. Fingers crossed you see something lovely soon

Nutellaontoast19 · 04/08/2019 13:08

Yes it’s back on the market as of yesterday. They are not FTBs so I have no idea why they couldn’t get the mortgage. They had a decision in principle so it won’t have been income amount that caused the problem. We’ve had it off the market for about 3 weeks from the offer and missed out on a number of viewings since then (neighbour house had viewings and went under offer on Thursday).

ravenshope · 04/08/2019 14:22

aw Nutella that's really rubbish. Hopefully you'll have a flurry of new viewings and offers asap.
Latest issue here is removal man can't do 21st.So contacting solicitor tomorrow to see if completion date can be moved forwards to 19th when removal firm has vacancy.

Hawkmoth · 04/08/2019 14:47

Don't you have to pay to change completion dates? It might be cheaper for them to take your stuff and store it while you camp for a couple of nights?

Cant remember if I said we have a new buyer. Desperately trying not to get my hopes up. Survey this week.

ravenshope · 04/08/2019 17:55

Hawksmoth congratulations on your buyer!
Not sure as nothing has been signed yet. If necessary I can stay in my rented till the removals men can do it, just would rather not.

Hawkmoth · 04/08/2019 22:35

We were so close with our last buyer that I checked out changing completion dates in case our onward purchase went well. I think you need a deed of variation for your contract and it's at least £200.

I guess you can do the sums for all scenarios.

New buyer was the first viewer with the new agent. I'm just so wounded from the last time. It's all just such a horrible process. I haven't even looked at the house we want to buy since we lost the last buyer.

TrumpInflatableChased · 04/08/2019 22:42

@MrBobLobLaw we got our house by talking t9 all agents in area so they knew what we wanted. One who was showing us round a crap house had valued another one he thought would be right for us and emailed the details as soo. As on market. Saw it that day and put offer in. He knew we were serious and good to go.

BeauticianNotMagician81 · 05/08/2019 10:29

@ravenshope congratulations. You must be so excited. I don't think you can change completion dates, can you not find another removal company? Hope you have your champagne on ice.

@Ellieboolou27 good luck with exchange. Have you heard anything yet?

@MrBobLobLaw I feel your pain. We can't decide on/find a house either. I've known friends to get houses by leafleting the area/house/street they like and asking if the owner is looking to sell. I would also get on the agents lists as for example our current buyer looked at our house before it went live on right move.

@Nutellaontoast19 Oh no so sorry. Hope you get another buyer soon. I felt the same when ours pulled out, sad and angry. But I feel more confident with our new buyers already.

@kennyjenny Welcome. Hopefully once the planning permission is sorted it will be plain sailing from there on in.

@Hawkmoth Congratulations on your new buyer. You sound a lot like us. We are really trying not to get our hopes up this time.

So not much movement from our buyers as yet and I'm not chasing it up as we can't decide on our onward purchase. How long is reasonable for buyers to wait for us to find somewhere?

Over the weekend another house went on that we like. It's on a tree lined street, opposite a park, huge garden and huge living area. It's got a newish kitchen and a big dining/family room off of it. Also a cellar & garage. It's only 4 beds but has potential to extend. We are viewing this afternoon.

Ellieboolou27 · 05/08/2019 14:55

@BeauticianNotMagician81 no news as yet 🤬 I have called agents and told them I need to exchange ASAP as we will rent flat out.

Our sellers have waited since November for us! If they really want your house they will wait. I've kept open communication between sellers and myself and they know it's not our fault.

MrBobLobLaw · 05/08/2019 17:24

Well that's 10 local agents called to register and check if they have any valuations coming up on the same buildings that we liked. One agent said they're valuing one next week apparently and if they're serious about selling he can get us in straight away. A good use of DS' nap time I think! We're so proceedable now so hopefully any vendor would take us seriously.

All the agents said it's quiet time now as it's the holidays and it picks up again in September so I hope that doesn't effect any of us too badly!

Violetroselily · 05/08/2019 18:29

EA says he will have a response from my vendor tomorrow morning re my revised offer.

I move out of my rental in 2 weeks so starting to pack and get ready for my plan B (splitting my time between a family member and a friend). Luckily work are being very understanding and are happy for me to WFH 2-3 days a week to avoid a long commute.

Need to decide what I do about address changing and whether I need to tell my lender? My main concern is I'll update some addresses, still be on the electoral roll at my rental and they'll then do a credit check before completion which will throw up the discrepancy Hmm

This must be a pretty common occurrence though right?

Fingers crossed everyone has a better week this week.

@BeauticianNotMagician81 how did the viewing go?

How long have buyers been having to wait for the sellers TA6 information form?

3 weeks and waiting since offer was accepted

BeauticianNotMagician81 · 05/08/2019 19:02

@Ellieboolou27 goodness I really hope you hear something soon. Your sellers sound lovely.

@MrBobLobLaw there aren't loads of houses coming up where we are but they are still coming up. Don't lose hope. I'm sure you will find something.

@Violetroselily fingers crossed that the revised offer is all ok. I would give the mortgage lender a call and just give them a heads up.
We loved the house. It needs a lot of work but it's stuff that can be done over time. It doesn't need doing straight away. The garden is fantastic and the whole house just feels more is us than the newer build. One less bedroom but potential to extend. I'll attach the floor plan and a pic of the garden.

Sorry man is playing up for me today. Hopefully can see the pics now.

BeauticianNotMagician81 · 05/08/2019 19:08

Can you see the photos? Smile

BeauticianNotMagician81 · 05/08/2019 19:16

Mn is playing up that should be Hmm

Ellieboolou27 · 05/08/2019 19:31

@BeauticianNotMagician81 can't see any photos.

So agents rang (after me calling twice) to say they have spoken to buyers solicitor and we are looking to exchange in around 2 weeks, how I don't know as my solicitor hasn't received enquires yet, apparently they are awaiting the EPC! The agents have a copy! I'm losing the will 🙄

@Violetroselily I'd imagine it's quite a common occurrence regarding addresses, pain though having to faff around.

Sending lots of positivity to all 👍
