@Violetroselily the agent isn’t saying much. I think they’re quite surprised with how badly this has gone. They seemed to think the decision in principle was a done deal. Nearby houses have since reduced and I think this will affect ours Sad. We are not desperate to sell but I WANT to sell now that we’ve come so close!

@Homeandaway5412 very similar situation to myself, everything is done but I've had no paperwork from buyers solicitor, was told we expect to exchange in a few weeks but I just feel uneasy as no paperwork- sorry no help but i know how frustrating it is.

We've relisted yesterday but agent is being a bit pessimistic about our chances. Been suggested maybe we reduce the price again to encourage a quick sale. We're thinking about it but we've already reduced it so feeling a bit blah about that suggestion. But hey ho, might have to be done if we want to move now Sad

@Homeandaway5412 that's the million dollar question! I've been chasing for weeks, the agent said the final few enquires need to be done and they are awaiting an EPC (which the agents had already). My question is how can we exchange when my solicitor has had no enquires 🙄 this whole process is driving me insane.

@Ellieboolou27 That seems very strange that the buyers solicitors hasn’t raised any enquires , we received the bulk of them straight after the draft contract was issued 8 weeks who. How long ago did you accept the offer? Are you buying another property also ?

@Violetroselily yes we have a limit. I think DH went in bit too low so I'm worried they are insulted . Just go with your gut instinct. Hopefully they will come around. Would they pay half maybe if not all?

@Homeandaway5412 ask the question. Say to solicitor "why isn't exchange happening, why is paperwork dragging, can they get to work on my sale/purchase as we are ready to go". My solicitor is fab but I need to be on the guys case constantly.

@Nutellaontoast19 Maybe get some new photos taken. List with a different agent? We sold for more second time around than first and quicker. I wouldn't be too hasty to reduce. Ignore my previous post. We did however, try the offers in excess of this time and that seemed to work well.

So today we viewed another house. We weren't too sure but it was on a while back and removed then came on right move again. When speaking to them, we didn't let on but it seems they are interested in the house we have offered on. It just makes me want it more now. But a bit gutted we may have to pay over what we wanted to as it really isn't worth it but I don't want to lose it Sad

@Homeandaway5412 we accepted the offer 1st June, buyer took 3 weeks to book survey 🙄 it's an ex LA leasehold so searches took a while to come back, have been back since 19th July, absolutely nothing from solicitors. The flat is empty and chain free, buyer is chain free FTB

Yes, we are buying a house and the vendors have been waiting since November for us as we were let down a few days before exchange this February, my mum died suddenly in June and I feel so ill with it all. We've been paying rent and mortgage for over 6 months and we are at breaking point (sorry so long bet you wish you never asked) Grin

I’m glad we have this thread for solidarity. 5 weeks till mortgage expires, sellers sol back from holidays but now helpful EA is away and his colleagues aren’t doing as much chasing as he did. My OH is also working away and I will not be amused if he’s not back for completion date, I’ve already moved once without him and I don’t fancy doing it again.
I’m almost losing faith that it will happen now... I know mortgage offers can be extended but I just want it to be over. It’s been 5 months 😡

@Ellieboolou27 I’m so sorry you’re going through so much stress on top of losing your mum.I feel stressed enough with just house stuff, hope you get some movement soon.

@Fleabag123 thank you I agree this thread is so helpful. 5 weeks! Aargh the pressure, our mortgage offer ran out too so I know exactly how you feel, I'm still fed up at having to pay another mortgage survey fee for the same property!

I'm sure the EA's think I'm a stalker who cares - chase them, chase!! Smile

Argh, people just tell you a load of rubbish.

A few days ago we were told we're just waiting for bottom of the chain to get their 'management pack' (they're buying a flat...no idea what that is) by EAs who had previously said they're ready to exchange.

Today I get asked to answer enquiries from our buyer...was told two weeks ago we'd already responed to enquiries and were waiting to hear back Hmm. I've replied. Still no clearer on when exchange might happen.

Sorry that so many of you are being delayed by buyers/sellers/solicitors/EAs. That must be really frustrating. I find as the week goes on I get more impatient, after being filled with energy on Monday that this will be the week that everything gets sorted!

I suppose we're currently holding up our buyer as we're looking for a property after being gazumped. We're off to view a garden flat this afternoon which I'm feeling really positive about. Spacious and nicely renovated but mostly it has an amazing garden. Location is okay but v close to a school so that remains to be seen I suppose. They also can be chain free if needs be. Anyway fx as there's not much else out there atm.

@dimmu any update from you?

@MrBobLobLaw eek good luck with the viewing it sounds promising. We will be quite near a school but doesn't bother us at all. I've lived by a school before.

So we upped our offer but still £12,000 under asking price. The EA from the house we viewed last night called for feedback and they said that the house has had an offer. Now I know they wanted the one we have bought. Just hoping we don't get gazumped. I would be gutted to lose this house and I really can't keep going through this process it's too stressful.

@BeauticianNotMagician81 the place was awesome!! It was the perfect compromise between location, space and having a garden. It's on at OEIO £460k so think we're going to offer the AP, we have v little wriggle room and we're the first to see it with no other viewings until the weekend but we feel like they might hold out to see what the other viewings come back with. Ahhh I'm so happy to have found somewhere else but nervous that we might not get it.

So you might be in competition with the vendors of a house you viewed?! That's crazy! Fx for your offer, any news yet?

Our offer was accepted £12,000 under asking. I just pray that we don't get gazumped at a later date. Can that happen? I'm scared. Only two other people had viewed as it's only been on a couple of days. It's been taken of right move as STC and the agent said they have told all viewers it's sold. The house we viewed that also wanted the house we've bought is still on right move at the moment.

@MrBobLobLaw wow so pleased you've found somewhere you love. Make that offer ASAP. You feel the same as me it sounds. Apparently DH went up in offers of £5000 today. So embarrassing. I just really hope we don't lose it. I'm scared already after losing out once before.

Great news @BeauticianNotMagician81. You shouldn’t be able to be gazumped once agreed STC but sadly sometimes it happens. I really hope this is the one for you

Good luck @MrBobLobLaw, emphasise you’re ready to proceed with funds in place and push for them to take off the market rather than holding out till the weekend.

So we should have our land registry thing by “start of next week at the latest” according to vendors EA.
My solicitor is doing my head in by saying we’re still waiting for a load of stuff that I know they’ve sent or agreed to because he’s forwarded the relevant emails to me!!
Think I need to call him tomorrow and put a rocket up his arse

Solicitor thinks there will be no trouble changing date to 19th but can't confirm as vendor's solicitor is on holiday until next week. So just continuing on with packing and trying not to get overwhelmed by the stress of Not Knowing.
Kittypillar so sorry- hope someone else falls in love with your house quickly.

Hi all. There’s something lurking in lots of buyers’ minds at the moment - expected emergency Brexit budget - thinking is it will be October 7th. Indépendant and guardian have had useful articles in the last week or so.

Expected changes to stamp duty to revive ‘sluggish’ property market will see potential savings for buyers. My conveyancing solicitor says many buyers are right now (over last week or so) delaying things/asking for delayed exchange and/or completion. There’s even confusion as to whether the changes will benefit this who have already exchanged prior to budget.

Lots of it based on loose Johnson talk (yet again) but it’s causing problems with sales. The proposed changes are all speculative but having an effect. Not always disclosed by buyers as to why they are suddenly putting the brakes on.

Support to all affected - my sale is. Currently facing 8 week hold - luckily not in chain but it is stressful.

There are more important problems in the world and in the uk but this is crap for those of us caught up in this particular bit of Brexit chaos.

Good luck @ItsPeanutButterJelly! What's the market like where you are? Dont get too attached! Most vendors want a completely proceedable buyer these days - I'm speaking from bitter experience ha.

Going to put our offer forward today.. DP has a whole tactical plan ready and luckily he's off today so I won't have to wait to hear from him at work if they negotiate with us. Please please cross your fingers for us!!!!

@HeronLanyon yeah, I must admit I’ve had some wobbles over the budget stuff but I just don’t know what to do for the best. The whole political situation is so volatile, who even knows if this gov will be around in early Oct? I know BJ has promised a lot of stuff re stamp duty but will that actually transpire? It’s so hard to know.
A lot of people told us when we were looking early this year to hold on and wait for Brexit to see how that affects things and look where we are now 6 months down the line

As we’re reportedly so close to exchange I don’t know how a delay might go down - I suppose it might be beneficial to our seller too as he is buying, but his sellers might then pull out which would tank the whole chain

There’s also the school of thought with the 500k and under band and for first time buyers that the injection of confidence and money into that part of the property market will lead to price rises so sellers could argue that that balances out delay for speculative small gains so keep to original schedules.

I think with second home buyers the 3% surcharge is unlikely to be lifted and for higher stamp duty bands the differences may have less immediate practical effect.

Blimey I am not a conveyancer but have found out more over the last few days than I ever want to know again.
