Anyone fancy critiquing my house?

Don't know if I'm brave enough to risk a Rightmove link Grin

Anyway, 3 bedroom townhouse, 2 bathrooms, 1 cloakroom and 3 double bedrooms (one is very large). No real garden to speak of as it's a town house but we have a small courtyard garden it all decked with flowers in pots.

We are priced to sell and have had about 5 viewings. All very positive feedback - one offer but he then couldn't secure the funds. Another guy couldn't afford the house, another couple have two young children and wanted a large garden and another were in their 70s and were unsure about two floors of stairs

We've been on the market for about 7 weeks now. Anyone fancy giving me some pointers at all?

I'd restrict the viewings to people who are serious buyers. Why are people who can't afford it or who want a large garden or who can't manage stairs looking at it?

To critique it though you'd have to show us here

We didn't know viewings weren't serious. I think people liked the pics and then chanced it on the off chance we had a garden. Maybe this needs to be made clearer that although we do, it's not lawn and huge.

Any tweaks? I think you're right about outside space being shown.... it's very plain with some nice pots and one of those green and cream units and that's it

There’s no photo of the conservatory or the garden which would make me think it’s tiny.
There is no dining table, dontou have a huge American fridge/freezer and a built in one? Can you move it out and put a table in?

Parking is one of the reasons we'd like to move. We want a driveway and we have two spaces where we have to park one car in front of other. It's fine and it's to the rear of the house but it's no personal drive. No garage. One shed by parking spaces

Absolutely lovely, agree it needs a photo of courtyard & parking, it just needs somebody who wants a townhouse to come along (I just sold one) and you'll be done!

Lovely house! I think you should add a photo of the courtyard, if people are viewing and saying the garden is too small. I can't understand why family homes are built with tiny yards!

Oh that's a good point! We have a reasonable sized conservatory.. backs onto the courtyard garden. Table and chairs in there along with a unit where I keep all our shoes

Err I'd love to say we sit at the table to eat but we slob out in the living room. But our neighbours have their table and chairs in the living room. Wouldn't really be space in the kitchen as we have the American style fridge freezer thing

Looks a fairly new build. How long have you lived there ? Are there still brand new houses available in your area ?
A town house isn't for everyone, and if like for like is available nearby often people who want that type of house will go for new. Others may worry their is a reason you are selling so soon. Also what is the difference in what you paid and the price your asking ? Again as looks new you probably haven't added any value per se and people are looking at the housing market.

I agree that you should have a word with the EA and say you only want "serious" viewers, it might help put off the "just looking for a nosey" types.

I think you're all spot on about a photo showing the conservatory, courtyard and parking spaces. And there's also no photo of our en suite bathroom which is enormous and bigger than the family bathroom on the first floor.

I honestly did think we'd sell ok at the price we are on at. But no luck.

Where do you eat? There is no picture of a table. This would make me assume there was no space for one and would put me off.

@VictoriaBun we paid about 267 I think. Been here five years. House is about 14 years old but they still look quite fresh

And you would not believe the amount of new builds we have going up... 2000 of them down the road from us. So we may be competing with them? Not that they're selling really

Dining table and chairs in conservatory so that's a great point. Will arrange for photos of that to be taken I think as the conservatory is quite nice
